Bollywood actress Karisma Kapoor has leased out her premium residential apartment in Bandra West, Mumbai, at a monthly rent of ₹5.51 lakh, according to property registration documents accessed by Squareyards on the Maharashtra Inspector General of Registration (IGR) website. The rental agreement was officially registered in November 2025, and the lease is valid for one year.

Property Details

The leased residence is located in the Grand Bay Condominium on Hill Road, one of Bandra’s most prominent residential pockets. The apartment has a carpet area of 204.38 sq. m. (approximately 2,200 sq. ft.) and includes three car-parking spaces.
The transaction attracted a stamp duty of ₹17,100 and registration charges of ₹1,000, along with a security deposit of ₹20 lakh.

Deal Value

Under the agreement, the tenant will pay ₹5.51 lakh per month, bringing the total rental payout to ₹66.12 lakh for the one-year term.

This unit had earlier been leased in November 2023 under a two-year agreement, at ₹5 lakh per month in the first year and ₹5.25 lakh per month in the second year, resulting in a cumulative lease value of ₹1.23 crore.

Why Bandra West Remains a Prime Market

Bandra West continues to be one of Mumbai’s most desirable luxury rental markets due to:

  • Excellent connectivity to Bandra Kurla Complex (BKC), Mahim and Santacruz
  • Access to major transportation networks including upcoming metro routes
  • Premium lifestyle ecosystem with high-street retail, restaurants, cafés and seaside promenades such as Carter Road and Bandstand

These attributes contribute to high rental demand and sustained premium pricing across the micro-market, especially for large units with spacious layouts and multiple parking slots.
