NBCC (India) Limited has initiated the process for bulk e-auction of remaining inventory across four Amrapali Group projects — Aspire Silicon City, Aspire Leisure Valley, Aspire Leisure Park, and Aspire Centurian Park — under direct supervision of the Supreme Court-appointed court receiver. The move is part of the ongoing effort to raise funds for completing the long-stalled housing developments and repay lenders.

The e-auction, divided into seven packages, carries reserve prices ranging from ₹485 crore to ₹1,045 crore. Interested bidders are required to submit Earnest Money Deposits (EMD) between ₹9.70 crore and ₹20.90 crore by November 25, 2025, with the final bidding scheduled for November 28, 2025.

Under Supreme Court directions, NBCC is conducting a bulk e-auction of remaining flats in four Amrapali Aspire projects in Noida and Greater Noida West, with reserve prices ranging from ₹485 crore to ₹1,045 crore and bidding set for November 28, 2025.

Court-Ordered Bulk Sale to Accelerate Project Completion

Following the Supreme Court’s 2019 directive to cancel Amrapali’s registrations and hand over unfinished projects to NBCC, the public-sector undertaking has been completing the developments using funds generated through phased sales of unsold flats. The current auction covers approximately 3BHK and 4BHK apartments that remain unsold after earlier individual and bulk sales.

All four projects are located in high-demand pockets of Noida Sector-76 and Greater Noida West (Techzone-IV), with proximity to metro stations, malls, and major highways.

Project-Wise Inventory on Offer

  • Aspire Silicon City (Sector-76, Noida): Premium mid-rise towers with direct access to Noida Sector-50 metro station and Spectrum Mall.
  • Aspire Leisure Valley (Techzone-IV, Greater Noida West): Part of a larger integrated township with completed phases already handed over.
  • Aspire Leisure Park (Techzone-IV, Greater Noida West): Focus on lifestyle amenities and green spaces.
  • Aspire Centurian Park (Techzone-IV, Greater Noida West): Offers larger unit configurations and proximity to proposed metro corridors.

  • Last date for EMD submission (Sub-packages 6 & 8): November 24, 2025
  • Last date for EMD submission (Sub-packages 2, 3, 4, 5 & 7): November 25, 2025
  • E-auction date: November 28, 2025

The entire process is being conducted online through a transparent platform, with detailed terms available on the official websites of NBCC and the court receiver.

Proceeds from the sale will be utilised exclusively for construction, statutory dues, and repayment of bank loans, as directed by the Supreme Court.
