Filmmaker Rakesh Roshan has given offices 401 and 402 on the 4th floor of Commerce Centre, Andheri West, on a 36-month leave and licence to Beingu Studios Private Limited, according to the registered agreement provided by CRE Matrix, a real estate data analytics firm. The instrument was executed in Mumbai on 9 September 2026 and registered as document 90004 of 2026 at the Joint Sub-Registrar, Mumbai-8. Stamp duty of ₹70,000 and registration fee of ₹1,000 (total ₹71,000; GRN MH009986205202627P) were paid the same day. Document handling charges of ₹1,100 were paid by the licensor.

The licensor is Rakesh Roshan, with office at the 1st floor, Plot No. B-27, Commerce Centre, Off New Link Road, Andheri West. He signed through power-of-attorney holder Chandan Chhajed. The licensee is Beingu Studios Pvt. Ltd. (CIN U74999MH2017PTC294357; PAN AAHCB2127P), of Plot Nos. D-404 and D-405, TTC Industrial Area, MIDC Turbhe, Navi Mumbai, authorised by a board resolution dated 10 August 2026.

The premises

Units 401 and 402 on the 4th floor of Commerce Centre, B-27, Off New Link Road, Oshiwara, Andheri West, Mumbai 400053, each measure about 2,787 sq ft built-up. Two car parking spaces in the compound go with the licence, along with furniture and fixtures listed in Annexure A. Use is restricted to the licensee’s business. The licence is personal and does not create tenancy or attract the Maharashtra Rent Control Act.

Period and fee

The licence runs 36 months from 1 August 2026 to 31 July 2029. Occupation and fee both start on 1 August 2026 — a month before the deed was signed. There is no rent-free period.

The step-up is 5% after every 12 months from commencement. Fee is payable in advance on or before the 7th of each month. The licensee may deduct TDS under Section 194-I. Electricity is paid by the licensee on actuals.

Deposit and lock-in

An interest-free security deposit of ₹10.95 lakh is payable: ₹6 lakh already paid, four monthly instalments of ₹1 lakh from August to November 2026, and ₹95,000 in December 2026, along with the monthly fee. On exit, the licensor may hold back 15 days’ fee pending clearance of dues; delayed refund after handover attracts 12% interest.

Neither side may terminate during the first 12 months, except the licensor for non-payment or force majeure. If the licensee walks during lock-in, the balance lock-in fee is payable. After 12 months, either party may terminate on three months’ written notice. Disputes go to a sole arbitrator in Mumbai.

Commerce Centre on the New Link Road / Oshiwara belt is a familiar mid-rise office address. A 36-month take of two 4th-floor units from Rakesh Roshan, 5% annual escalation and a one-year mutual lock-in is now on the public registration record circulated by CRE Matrix.
