The deed was made in Mumbai on 26 October 2026 and registered the next day as ALG-8524-2026 at the Joint Sub-Registrar, Alibag, in the registration district of Raigad. The land

The property is Gat No. 904 of Village Dhokawade, Taluka Alibag, District Raigad, measuring 80.50 ares (8,050 sq m), assessed at ₹805. It is non-agricultural land permitted for residential use under an NA order dated 29 May 2012. Two existing residential structures, Group Grampanchayat Dhokawade Property Nos. 971 and 972, stand on the same land. The land falls within the limits of Group Grampanchayat Dhokawade, Panchayat Samiti Alibag and Zilla Parishad Raigad. At the agreed price, that is about ₹2,780 a sq m, or roughly ₹258 a sq ft.

The deed traces the title from Survey Nos. 129/1 and 203/2C, through a 1954 purchase by Pandu Dharma Mhatre, inheritance by Vilas Pandurang Mhatre and Gulab Madhukar Wakade, consolidation in 1988 into Gat No. 904, and a sale deed dated 4 February 2003 by which Sanjay Vijay Manjrekar bought the land from the Mhatre family and Wakade. That earlier deed was registered at Alibag as Sr. No. 243/2003. The government valuation shown on the present deed is ₹4.72 crore.

The parties

The seller is Sanjay Vijay Manjrekar, 61, businessman, of Village Dhokawade, Taluka Alibag, and also of 2901-B, Raheja Imperia, Shankar Rao Naram Path, Prakash Cotton Mill, Lower Parel, Mumbai. The entire consideration of ₹22.40 crore has been paid and received. The seller confirms clear and marketable title, free of encumbrances, and that no advance or part payment has been taken from any third party. He undertakes to give consent for mutation in the revenue records and in the Grampanchayat assessment list, and to hand over title papers, including the 2003 sale deed and the 2012 NA order. The purchaser is to hold and enjoy the land and the two structures as absolute owner.

A sale of 8,050 sq m of NA land with two houses at Dhokawade, Alibag, at ₹22.40 crore, well above the ₹4.72 crore government valuation, is now on the public registration record circulated by CRE Matrix.
