Listed Mumbai-based developer Arkade Developers Limited has announced that it has entered into a binding agreement to acquire Filmistan Pvt Ltd in a transaction valued at ₹183 crore. The acquisition paves the way for transforming the iconic Filmistan Studios—a 4-acre land parcel situated on SV Road, Goregaon West—into a landmark luxury residential development.

The company plans to launch the project in calendar year 2026, featuring two striking 50-storey towers offering spacious 3, 4, and 5 BHK residences as well as exclusive penthouses. According to Arkade, the project has a projected Gross Development Value (GDV) of ₹3,000 crore, positioning it among Western Mumbai’s most premium housing addresses.

“Filmistan Studios holds immense emotional and legacy significance for Mumbai, and we are privileged to be entrusted with shaping its next chapter,” said Amit Jain, Chairman and Managing Director of Arkade Developers Limited. “This development will go beyond being a premium address and will offer a thoughtfully curated lifestyle experience for a discerning few. With this transformation, we are reaffirming our promise to deliver spaces that are both timeless and transformative.”

The acquisition reflects Arkade’s strategy of expanding its footprint across Mumbai’s western suburbs, with additional project launches planned in early 2026.

Goregaon: From Industrial Legacy to Premium Residential Hub

Goregaon has evolved rapidly into one of Mumbai’s most strategically positioned residential corridors. Its excellent connectivity—including proximity to the Western Express Highway, major metro lines, and arterial roads—offers seamless access to commercial hubs such as Mindspace Malad, Bandra-Kurla Complex (BKC), Andheri, and Goregaon’s own business districts.

Beyond connectivity, Goregaon boasts robust social infrastructure: reputed schools, hospitals, shopping malls, entertainment centres, and abundant green spaces such as Aarey Forest. Local real estate brokers estimate current per-square-foot prices in Goregaon West range between ₹30,000 and ₹40,000, depending on factors like project amenities, floor height, and developer track record.

A Rich Legacy and Strong Track Record

Amit Jain added that the Filmistan redevelopment marks Arkade’s foray deeper into the uber-luxury residential segment, underscoring its commitment to crafting family-friendly homes that combine trust, transparency, and innovation.
