DHL Supply Chain India Private Limited has taken a 2,40,000 sq ft ground-floor warehouse at Ekarajapura in Hoskote taluka, Bengaluru Rural, on a five-year lease from M/s Saviraj Logistics, according to the registered lease agreement provided by CRE Matrix, a real estate data analytics firm. The instrument was presented at the Sub-Registrar, Hoskote, and registered as HSK-1-05597-2026-27 (document 5597 of 2026-27). Stamp duty of ₹10,44,230 was paid by the lessee through e-challan dated 9 July 2026; registration and allied charges came to ₹5,24,615.

Saviraj Logistics, represented by managing partner S.A. Puttaraju of Saviraj Mansion, Maheshwaramma Temple Road, Mahadevapura, Bengaluru, is the lessor. DHL Supply Chain India Pvt. Ltd., registered office at 702, 7th Floor, Tower B, 247 Park, Vikhroli West, Mumbai, signed through authorised signatory Pramod M.P.

The premises

The leased building stands on Survey No. 112, Ekarajapura village, Sulibele hobli, Hoskote taluk, PIN 562114. The schedule describes the underlying land as 9 acres 2 guntas, e-Khata No. 150300400201403661 (V.P. Katha 187/112), converted from agriculture to industrial use under Deputy Commissioner, Bengaluru Rural, conversion order No. 143500 dated 3 September 2022. Boundaries: east — Suguna Factory; west — Shidlaghatta Road; north — remaining land in Sy. No. 112; south — private property.

Chargeable area is 2,40,000 sq ft on the ground floor, with amenities space, open space and parking for two-wheelers, cars and goods vehicles. The lessor has represented that occupancy and completion certificates have been obtained, that the building can take all types of storage including temperature-controlled rooms, and that no separate permission is needed to run warehousing. Warehouse specifications listed in Annexure A were to be completed at the lessor’s cost by 31 July 2026; any delay pushes the rent start date by the same number of days.

The registered dates run from 1 August 2026 to 31 July 2031. The lessor cannot terminate for convenience during the term. After the three-year lock-in, DHL may exit with six months’ written notice, without assigning reasons.

Rent schedule

Starting rate is ₹23.50 per sq ft per month on 2,40,000 sq ft — a gross monthly rent of ₹56.40 lakh before adjustment. DHL has paid advance rental of ₹3,38,40,000, to be adjusted at ₹14.10 lakh a month over the first 24 months. Net payable after that adjustment, and after each 4.5% annual step-up, is:

Rent is payable in arrears by the 7th of the following month, against a GST invoice raised by the 2nd. GST is extra. Common area maintenance is built into the rent. An interest-free refundable security deposit of ₹2,25,60,000 has been paid and acknowledged.

Who pays what

DHL will pay metered electricity, potable water and its own telephone bills. Saviraj Logistics bears land revenue, property tax, panchayat/municipal outgoings and all structural, roof, flooring, exterior-wall, plumbing and electrical-system repairs. Groundwater is to be supplied at no extra cost. Truck and vehicle parking on the open land carries no additional fee. Operations are permitted 24×7, 365 days. DHL may install racking (anchor bolts), fire and PA systems, antennas/RF masts on the terrace, air-conditioning and temperature-controlled or dangerous-goods rooms at its own cost, and may sub-lease to affiliates or customers and register the address for GST, Customs and Excise.

If the lessor fails to complete agreed repairs after seven days’ notice, DHL can get the work done and deduct the architect-certified cost from rent. Loss from any third-party or village stoppage of operations is to be debited to the lessor on a per-day basis.

Hoskote–Sulibele has become one of Bengaluru’s busier warehousing corridors, sitting on the Shidlaghatta Road belt with large industrial neighbours. A 2.40 lakh sq ft single-floor box at ₹23.50 per sq ft, three months’ rent-free fit-out, CAM bundled into rent and a three-year lessee lock-in is a sizable committed take-up for DHL Supply Chain on the city’s eastern logistics rim — now on the public registration record, first accessed and circulated by CRE Matrix.
