Embassy Developments Ltd. has announced its entry into the Mumbai Metropolitan Region’s residential market, unveiling plans for three premium housing projects across Worli, Juhu and Alibaug with a combined gross development value exceeding ₹12,000 crore.

The expansion marks the first residential developments under the Embassy brand in Mumbai. The company plans to invest around ₹4,500 crore to build a long-term presence in the region, with project launches scheduled to begin from Q4 FY2026. Together, the three developments will span approximately 1.58 million sq. ft. of RERA carpet area.

The move comes at a time when Mumbai’s housing market continues to see strong traction at the luxury and ultra-luxury end, driven by high-net-worth buyers, limited land availability and rising preference for larger, amenity-rich homes.

Over the past year, Embassy Developments has focused on execution and delivery, completing and handing over six long-pending residential projects and delivering homes to more than 3,300 families. This includes projects in Worli, Lower Parel and Thane, helping strengthen buyer confidence ahead of the company’s Mumbai expansion.

Embassy Citadel, Worli: Ultra-Luxury Tower Planned

The flagship Mumbai project, Embassy Citadel in Worli, is positioned as an ultra-luxury residential development with a GDV of over ₹8,800 crore. Spread across nearly 1 million sq. ft. of RERA carpet area, the single-tower project will feature 3, 4 and 5 BHK residences, along with two exclusive triplex mansion homes. The project is located near the Four Seasons hotel and has already received RERA approval.

A key highlight is its seven-level lifestyle and amenity zone, with close to 100,000 sq. ft. dedicated to amenities, including a multi-level clubhouse, padel court, bowling alley, spa and guest suites.

Low-Density Luxury Housing Planned in Juhu

In Juhu, Embassy plans a low-density luxury residential project spread across more than 2 acres, offering around 50 homes. The development will span approximately 0.33 million sq. ft. of RERA carpet area with an estimated GDV of ₹3,000 crore. Designed for multi-generational urban families, the project will focus on efficient layouts, wellness-oriented amenities and community-centric spaces. The project is currently awaiting approvals.

Alibaug Project Targets Lifestyle and Second-Home Buyers

The third project marks Embassy’s entry into the lifestyle and second-home segment with a low-rise development planned in Alibaug. Spread across around 0.2 million sq. ft. of RERA carpet area, the project carries an estimated GDV of ₹400 crore. The development is envisioned as a nature-integrated, resort-style community catering to Mumbai-based buyers seeking managed second homes within driving distance of the city. Approvals are awaited.
