Mumbai’s luxury residential market maintained strong momentum in the first quarter of FY27 (April–June 2026), recording 1,499 transactions of homes priced above ₹5 crore and generating a total value of ₹14,903 crore. This equates to roughly 16 luxury homes and ₹164 crore in transaction value every day during the three-month period, according to the latest Quarterly Luxury Real Estate Report by Lighthouse Luxury (a Lighthouse PropTech platform) powered by property registration data from Zapkey.

The report is based on verified Maharashtra stamp duty and registration records and indicates that the city’s high-end housing market is now operating at a consistent daily pace rather than in sporadic spikes.

Monthly Performance

April was the strongest month of the quarter, with 563 registrations worth ₹5,726 crore. May saw volumes decline 22.7% to 435 registrations valued at ₹4,492 crore, though the average ticket size remained firm at ₹10.3 crore. June recovered in volume with 501 registrations (up 15% month-on-month), but total value moderated to ₹4,686 crore as the average ticket size fell to ₹9.4 crore, reflecting higher activity in the entry-level luxury segment of ₹5–10 crore.

The overall average ticket size across Mumbai’s luxury segment stood at ₹9.9 crore for the quarter.

Top Micro-Markets

Worli remained Mumbai’s highest-value luxury destination, generating ₹2,272 crore from 97 deals at an average ticket size of ₹23.4 crore. Lower Parel followed with ₹769 crore across 81 transactions (average ₹9.5 crore), while Bandra West recorded ₹575 crore from 54 deals (average ₹10.6 crore).

Suburban redevelopment corridors also featured prominently. Goregaon East logged 46 deals worth ₹552 crore, Andheri West 60 deals worth ₹425 crore, Vile Parle West 45 deals worth ₹413 crore, and Santacruz West 44 transactions worth ₹364 crore. These locations have joined traditional strongholds in the top-grossing micro-markets.

Developer Rankings

Godrej Properties led the developer table, driven by strong absorption at Godrej Trilogy in Worli, which alone recorded 37 deals worth ₹799 crore. Oberoi Realty followed with ₹889 crore across 92 units, supported by projects such as Oberoi Sky City in Borivali East and Oberoi Elysian in Goregaon East. Other notable performers included Lodha (Macrotech Developers) with ₹633 crore from 81 transactions, Hubtown with ₹531 crore from 20 deals, and K Raheja Corp with ₹509 crore from 49 transactions.

Market Commentary

Sumesh Mishra, Founder of Lighthouse PropTech, noted that the daily pace of 16 luxury home sales indicates HNI and UHNI buyers increasingly view premium real estate as a core wealth-preservation strategy rather than a purely cyclical asset. He also highlighted the growing role of suburban redevelopment hubs such as Goregaon East and Borivali East in expanding the geographic footprint of luxury housing in Mumbai.

Murtuza Vapiwala, Co-Founder of Lighthouse PropTech, observed that while ultra-high-ticket sales (₹50 crore and above) were quieter in June, the ₹5–10 crore segment remained resilient and continued to drive volumes. Sandeep Reddy, Co-Founder of Zapkey, emphasised that the ₹14,903 crore figure is based on actual registered transactions rather than listing data, underscoring genuine end-user and investor demand.

Notable Transactions

Among high-profile deals, a luxury apartment in Shandilya Villa, Worli, was leased for ₹29.42 lakh per month by Alkem Laboratories promoter Mrityunjay Kumar Singh. Cricketer Shreyas Iyer leased a residence in K Raheja Artesia, Worli, for ₹19.83 lakh per month, while actor Sidharth Malhotra leased a home in Nair House, Khar West, for ₹11 lakh per month.
