Madhu and Siddharth Chopra rent Koregaon Park residence for ₹2.25 lakh per month; Rental yield reaches nearly 6% in fifth year

Pune: In a high-profile real estate development from one of India’s most recognized celebrity families, Madhu Chopra—mother of global icon Priyanka Chopra—and her son Siddharth Chopra have leased out their upscale Pune property located in Koregaon Park for a substantial rental consideration. The deal, registered in February 2025, outlines a five-year lease tenure that will fetch the Chopras a total of ₹1.49 crore in rental income.

According to property registration records accessed on the official Inspector General of Registration (IGR) Maharashtra website and reviewed by Square Yards, the rented property spans 4,800 sq. ft (~445.9 sq. m) and is situated in Koregaon Park, one of Pune’s most elite residential and commercial neighbourhoods.

The lease agreement, signed for an initial monthly rent of ₹2.25 lakh, includes an annual escalation of 5%. By the fifth year, the monthly rent will rise to ₹2.73 lakh. Additionally, a security deposit of ₹13.5 lakh has been submitted by the tenants, with a stipulated lock-in period of 36 months. The transaction attracted a stamp duty of ₹39,000 and registration charges of ₹1,000.

This prime property was purchased by the Chopras in August 2017 for ₹5.6 crore. Based on the current lease terms, the rental yield for the first year is approximately 4.8%, increasing to 5.86% by the fifth year—indicative of a sound investment in one of Pune’s most coveted localities.

Koregaon Park continues to command a premium in Pune’s real estate landscape. According to Square Yards’ Data Intelligence, between December 2023 and December 2024, the IGR registered 136 residential sales in the area, amounting to ₹125 crore in gross transaction value. The average property price in Koregaon Park stood at ₹17,250 per sq. ft as of December 2024.

Madhu Chopra is a practicing physician and co-founder of Purple Pebble Pictures, while Siddharth Chopra is a businessman. The family’s real estate decisions have drawn attention due to the immense popularity of Priyanka Chopra, who continues to be a trailblazer on both Indian and global platforms.

Priyanka Chopra, a former Miss World (2000), has made significant contributions to the entertainment industry, winning accolades including a National Film Award and five Filmfare Awards. She made her international debut with the American TV show Quantico, becoming the first South Asian to headline a U.S. network drama. She later appeared in films such as Baywatch and The White Tiger, and was conferred the Padma Shri in 2016 for her contributions to Indian cinema.

The lease of the Chopra family’s Pune property adds to the trend of high-value celebrity real estate moves in India’s top metro cities, further cementing Koregaon Park’s place as a preferred address among the elite.
