Shakti Kapoor and Shraddha Kapoor have given a third-floor flat at Piramal Mahalaxmi South Tower on a 36-month leave and licence at ₹2.50 lakh a month, according to the registered agreement provided by CRE Matrix, a real estate data analytics firm. The deed was executed in Mumbai on 24 June 2026 and registered on 26 June 2026 as MBI18-9800-2026 at the Joint Sub-Registrar, Mumbai-18. Stamp duty of ₹24,207, registration fee of ₹1,000 and document handling charges of ₹300 were paid on 25 June 2026 under GRN MH005182768202627E. Stamp and registration costs are to be shared equally.

The licensors are Shakti Kapoor, 73, and Shraddha Kapoor, 39, both of the 7th floor, Palm Beach, 702-703, Gandhi Gram Road, Juhu. The licensee is Akshat Khetan, 37, of A-702, Lakshachandi Apartments, Krishna Vatika Marg, Gokuldham, Goregaon East. The licence is for residential use only, under Section 24 of the Maharashtra Rent Control Act, 1999, and does not create tenancy.

The flat

Flat 301 is on the third floor of Piramal Mahalaxmi South Tower, on G. B. Sakpal Marg and Senapati Bapat / San Guruji Marg, Mahalaxmi East, Satrasta, Mumbai 400011, in the Sewri-Parel division, CTS 1 (part). The area on the schedule is 1,050 sq ft. At the opening fee, that is about ₹238 a sq ft a month. Furniture and appliances left in the flat are one sofa, two chairs, three cupboards, four air-conditioners and a water purifier.

Rent and lock-in

The fee starts on 1 July 2026 and rises 5% every 12 months:

Over 36 months the licence fee adds up to ₹94,57,500. It is payable within the first five days of each month. Lock-in is 12 months. If the licensee leaves during lock-in, the fee for the remaining lock-in months is still payable.

An interest-free deposit of ₹7.50 lakh has been paid by internet banking from ICICI Bank: ₹50,000 on 21 June 2026 and ₹7 lakh on 22 June 2026. Up to 80% of the deposit is to be refunded within seven days of vacation if the inspection is clear. Failure to vacate on expiry or termination can lead to forfeiture.

Maintenance, rates, taxes, levies, assessments and non-occupancy charges stay with the Kapoors. Electricity is paid by the licensee against original receipts. No alteration is allowed without written consent.

A 36-month residential licence of a 1,050 sq ft Mahalaxmi flat, opening at ₹2.50 lakh a month with a 5% annual step-up, is now on the public registration record circulated by CRE Matrix.
