Bollywood actor and filmmaker Sohail Khan has leased out a premium commercial property in Mumbai’s upscale Bandra neighbourhood, with the deal valued at Rs. 10.3 crore over 60 months, according to property registration documents reviewed by Square Yards on the IGR Maharashtra website.

The property, a shop in Gasper Enclave, spans a built-up area of approximately 1,290 sq. ft. (119.88 sq. m.) and has been leased to The Irish House Food and Beverages Private Limited, a popular pub and restaurant chain.

High-Value Lease in a Celebrity Hotspot

The lease agreement, officially registered in March 2025, outlines a structured rent escalation over the 5-year term:

  • Rs. 16.89 lakh per month for the first 36 months
  • Rs. 17.73 lakh per month for the remaining 24 months

The total estimated rental income across the lease period stands at a massive Rs. 10.3 crore. The agreement also includes a security deposit of Rs. 60 lakh, with a stamp duty of Rs. 2.67 lakh and registration charges of Rs. 1,000 paid during the transaction.

The location — Bandra, one of Mumbai’s most elite locales — has long been a favourite among Bollywood stars. Its blend of heritage architecture, luxury homes, and seamless connectivity via the Western Express Highway, Bandra-Worli Sea Link, and local railways makes it a prime investment and lifestyle destination.

From Rs. 3.11 Crore Purchase to 8-Figure Rental Deal

Sohail Khan originally purchased the commercial space in April 2009 for Rs. 3.11 crore, as per earlier registry records. The latest rental deal marks a significant yield on his real estate investment, reflecting rising demand for retail and F&B spaces in Bandra.
