Veteran Bollywood director Subhash Ghai and his wife Mukta Ghai have purchased a luxury apartment in Bandra West, Mumbai, for ₹24 crore, according to property registration documents reviewed by SquareFeatIndia and provided by Square Yards from the office of Inspector General of Registration (IGR) (igrmaharashtra.gov.in). The transaction was officially registered on February 3, 2025.

Bandra, a prime residential hub, is highly sought after due to its proximity to Bandra Kurla Complex (BKC), Mumbai’s key commercial district. The area boasts excellent connectivity via the Western Express Highway, Bandra-Worli Sea Link, international airport, and the upcoming metro. It is home to several Bollywood celebrities, including Suniel Shetty, Ranveer Singh, Deepika Padukone, Sonakshi Sinha, and sports personalities like KL Rahul and Athiya Shetty.

Details of Ghai’s New Apartment

The couple’s new home is located in 81 Aureate, a high-end residential project by MJ Shah Group, spread across 4.48 acres. The apartment features a 4 BHK layout with a carpet area of 4,364 sq. ft. (405.42 sq. m.) and a built-up area of 5,239 sq. ft. (486.69 sq. m.). The purchase includes three car parking spaces.

As per IGR property registration records, the transaction incurred a stamp duty of ₹1.44 crore and registration charges of ₹30,000.

High-Value Transactions in 81 Aureate

Square Yards’ Project Data Intelligence indicates that between February 2024 and January 2025, a total of eight transactions amounting to ₹76 crore were recorded in 81 Aureate. The average resale price for a 4 BHK in the project currently stands at ₹51,636 per sq. ft., while the average monthly asking rent is ₹8.5 lakh.

In a separate recent transaction, Bollywood actress Sonakshi Sinha sold an apartment in the same building for ₹22.50 crore. However, IGR records confirm that she still owns another unit in the project.

Subhash Ghai’s Legacy in Bollywood

Subhash Ghai is a celebrated Indian filmmaker known for directing and producing some of Bollywood’s most iconic films. His illustrious career spans decades, with classics such as Kalicharan (1976), Karz (1980), Hero (1983), Karma (1986), Ram Lakhan (1989), Saudagar (1991), Khalnayak (1993), Pardes (1997), and Taal (1999). In 2024, she portrayed dual roles in Sanjay Leela Bhansali’s period drama Heeramandi. Sinha is also an entrepreneur, co-founding the beauty brand SOEZI, which specializes in press-on nails.

The area of the apartment is 205.20 sq mt, RERA carpet, with nice, lobby, AHU, Servant Toilet areas of 32.37 sq m, with terrace area of 153.63 sq m.

The actress will also have access to four car parks in the in the building.

Being a woman she availed a 1% discount on stamp duty. She paid a stamp duty of Rs 55 lakh.

In March 2020, actor Sonakshi Sinha had bought a 4628 sq.ft. home in the same building. Sinha paid Rs 14 crore for a flat on 16th floor in the building. Even Sinha got access to three car parks in the building.

Actor Arjun Kapoor has sold an apartment belonging to him in Bandra for a whooping Rs 16 crore. The apartment sold by Kapoor is in the building 81 Aureate. What is interesting that earlier Malaika Arora had approached MahaRERA against the promoters of the building and later settled her case amicably.

Arjun Kapoor on May 19, 2022, registered the sale document as per documents accessed by SquareFeatIndia provided by Indextap.com. The flat sold by Kapoor is on the 19th floor of the building and measures 4,364 sq.ft. carpet area.

For Arjun his sister Anshula Kapoor signed the sale documents, the buyers are Shankar Bhoir and Satyen Bhoir. The stamp duty paid for the registration of the apartment was Rs 96 lakh.

The new owners will also have access to three car parks in the building.

Malaika Arora who also owns a flat in the building had moved MahaRERA against the developers. The complaint of Arora was that, the developers had failed to hand her the possession of the apartment she had booked for around Rs 14.5 Crore.

However, in November 2021, both the developer and Arora informed MahaRERA that they had settled the matter amicably as the developer had handed her the possession of the flat.

Just a week before Arjun Kapoor sold his apartment, television actor Karan Kundra paid Rs 14 crore for a flat in the same building.

Karna executed a sale deed with the registration department on May 13, where he bought an apartment measuring 5238 sq.ft. and along with the apartment, Kundra also got access to three car parking spaces in the podium. During the registration of the apartment a stamp duty of Rs 81.81 lakh was paid by Kundra .The seller of the property to Karan Kundra was Housing Development Finance Corporation Ltd (HDFC).

In March 2020, actor Sonakshi Sinha had bought a 4628 sq.ft. home in the same building. Sinha paid Rs 14 crore for a flat on 16th floor in the building. Even Sinha got access to three car parks in the building.

Cricketer Prithvi Shaw in March 2022, paid Rs10.5 crore for a flat in the building 81 Aureate. His flat measured 2209 sq.ft. along with a Terrace of 1654 sq.ft.

A detailed message sent to Arjun Kapoor’s representative got us no response.

According to a local broker from the area, the building has attracted several big names including Bollywood, Cricket and Politics. Faraz Nawab Malik, son of minister Nawab Malik, in 2021, had shelled out Rs 9.95 crore to buy an apartment on the 19th floor fo the building 81 Aureate. The flat bought by the son of the former minister and NCP leader measures 3889 sq.ft. including a terrace that measures 1,653 sq.ft.

The broker claims that the building’s location and the sea view is one of the reason why many have made this their investment destination.

Cricketer Prithvi Shaw was in news recently for an IPL related controversy.

However, in this article we aren’t going to discuss his cricket related work.

Cricketer Shaw has bought an apartment in Bandra. He paid ₹10.5 crore for a flat in the building 81 Aureate by MJ Shah.

According to documents provided to SquareFeatIndia by Indextap.com the flat is located on the 8th floor of the building.

The building is located on K C road, Bandra Reclamation, near Rangsharda, Bandra West in Mumbai.

Documents reveal that the RERA Carpet area of the flat as 2209 sq.ft. along with a Terrace of 1654 sq.ft.

The documentation of the deal was carried out on March 31, 2022.

Whereas the registration took place on April 28, 2022.

Along with the apartments the cricketer will have an access to 3 car parks in the building.

During the registration of the apartments the cricketer paid ₹52.5 lakh as stamp duty.

The ready reckoner market value of the apartment is ₹9.49 crore.

The cricketer was in news recently in relation to the IPL matches going on in the country.

Shaw from Delhi Capitals was reprimanded and fined 25% of his match fee for breaching the IPL Code of Conduct against Lucknow Super Giants.

Cricketers take fancy to luxury housing in Mumbai and Shaw’s recent purchase is an addition to the list of several cricketers who own luxury homes in Mumbai.
