If I say Karenjit Kaur Vohra bought an apartment for Rs 16 crore in Andheri, it wouldn’t interest any of the readers.

But when on reads Sunny Leone buying a Rs 16 crore apartment then it does make an interesting read.

Both Sunny Leone and Karenjit Kaur Vohra are same person.

Vohra’s screen name Sunny Leone is popular, and almost every household in the country knows it.

Sunny recently shelled out Rs 16 crore to buy an apartment on the 12 floor of a building located in Andheri.

The building is named Atlantis and is located on New Link Road, in Andheri West.

Documents accessed by SquareFeatIndia show that the documentation for the sale of the apartment was carried out on March 26, 2021 and the agreement was registered on March 28.

The total area of the apartment registered is 405.56 square meters, which translates into 4,365 square feet.

Along with the apartment Sunny shall have access to three mechanised car parking spaces in the building.

A stamp duty of Rs 48 lakh was paid for the registration of the apartment. The market value of the apartment as per the ready reckoner rate is Rs 14.21 crore.

There was a huge rush amongst homebuyers to register their properties before March 31, 2021.

Because till March 31, 2021, stamp duty was 3%, which from April 1 increased to 5%, while for women buyers it shall be 4% in Mumbai.

Last year in October Hrithik Roshan paid a whooping Rs 97.50 crore to buy an apartment in Versova.

Hrithik Roshan’s new house is a huge 38,000 square feet apartment.

We have seen this actor performing negative roles mostly in the Bollywood movies. However, during the pandemic he came across as the saviour and a real hero to many.

This actor ran a campaign ‘ghar bhejo’ and it is said to have helped lakhs of migrant labours across the country reach their homes safely.

A visit to the twitter page of the actor reveals that on a daily basis he is now helping provide medical assistance to those in need across the country.

All of this comes at a price and the actor has been smilingly paying it all. But recently we learnt that the actor mortgaged his properties in Juhu to raise a Rs 10 crore loan and continue with his work of helping the needy.

We are talking about actor Sonu Sood, who became a synonym for the word saviour for many during the pandemic.

Documents accessed by this portal shows that Sonu Sood mortgaged two shops and six flats in a building name Shiv Sagar CHS at Juhu.

The properties mortgaged include two shops on the ground floor and one flat each on the first to sixth floor of the building.

The properties mortgaged are on the names of Sonu Sood and his wife Sonali. Documents reveal that the paper work was carried out in September and they were registered on November 24, 2020.

The property has been mortgaged to a private bank located in Fort area of Mumbai.

We contacted the actor for a comment, he said, “I am not comfortable talking about it, but the most important thing is that the good work is on.”

“Lives are being saved daily, surgeries are taking place, the good work is on, that is more important.”

Actor Sonu Sood on being asked about he mortgaging his property to help those in need.

The bio of Sood’s twitter profile reads, “Our Service Are Free.” There also is a mobile number posted there for people who need help to contact him.

The help that Sonu provides includes helping migrants reach safely to their hometowns during pandemic, surgeries, and even financial assistance for education purposes.

This has to be the highest per square feet price one has paid to buy a flat in western suburbs of Mumbai. Recently actor Tamannaah Bhatia of Bahubali fame bought a flat for Rs 80,778 per Sq ft in Versova. This is more than two times the ongoing rate in the area. She has bought the apartment from builder Sameer Bhojwani. According to brokers hardly 500 meters away from this building rates in an ongoing building is Rs 35,000-40,000 per sq st. 

The deal that was signed last month and registration documents accessed show that Bhatia paid Rs 16.60 crore for a 191 sq mt flat, which translated into 2055 sq ft. The ready reckoner rate for the apartment is Rs 4.56 crore she even paid Rs 99.60 lakh as stamp duty for the registration of the flat. The flat she bought is located on the 14th floor of the building named Bayview located at Juhu- Versova Link road. The building is 22 storey high. 

She also has got two car parks along with the flat that she purchased. The documents show, Sameer Bhojwani as the seller, and Tamannah Bhatia  as the buyer, along with Tamannah, her mother Rajni Bhatia has also been shown as the purchaser. The Bhatias’ current address as per the documents is Lokhandwala Complex. Bhojwani has been in news off late for his ongoing tussle with veteran actor Dilip Kumar and Saira Banu regarding a Bandra property.

According to a real estate broker from Bandra, aware about the deal, this building commands a premium for two reasons, “The building is 22 storey high, and it offers sea view from every side of the apartment. Secondly the actor can have an interiors the way she wants in the house,” he said.

The broker further pointed out that the actor will shell out further Rs 2 crore or more for carrying out interiors in the flats. Which means the expense will further go up.

Actor Aamir Khan shelled out Rs 35 crore for a commercial property measuring 9246 sq ft in Santacruz.

Actor Vivek Oberoi paid Rs 14.25 crore to buy a bungalow in Juhu. The carpet area of the bungalow is 2,100 square feet. Oberoi tendered Rs 85.50 lakh to register his bungalow with the registration department.

Bollywood actor Alia Bhatt recently bought a property at Juhu too. The actress paid Rs 13.11 crore for the 2,300 square feet apartment, the flat is on the first floor of a posh locality in Juhu.

On May 2, another big ticket deal took place, where the iconic RK Studios was sold by the Kapoor Siblings. In this deal Godrej Properties Ltd paid an amount of Rs 250 crore to the five Kapoor Siblings  for an area of 2.2 acre.

Actor Alia Bhatt, recently bought a property in Juhu, she paid Rs 13.11 crore for the 2,300 sq ft apartment. The actress paid almost double the ready reckoner rate of the apartment, which stands at Rs 7.86 crore. The flat is on the first floor of building named GiGi apartments located inside the Silver Beach Estate. 

The property was registered with the sub registrar’s office in Andheri on January 9 this year. While the seller is Rushang Shah, director of Shimnit Finance and Investments Pvt Ltd. The buyer is Eternal Sunshine Production’s Pvt Ltd, of which actor Alia Bhatt is the director. The registration document accessed has Bhatt’s name in it.

Ready Reckoner rate is the rate decided by the state government annually for properties across the state, based on which it collected stamp duty. However, if the property purchased is at a higher rate than that of the ready reckoner it collects stamp duty according to the higher rate. 

Thus Bhatt, ended up paying a stamp duty of Rs 65.55 lakh for her purchase of the property in Juhu. Bhatt already is a Juhu resident, what she plans to do with her new purchase isn’t yet known. Along with the flat Bhatt also has received two open car parks. 

In 2015, Bhatt had bought two properties on the second floor of the building from Anupam Kher and Kirron Kher for Rs 5.16 crore and Rs 3,83 crore respectively. Even then she had paid more than the ready reckoner rate. These two flats were on the second floor of the building. 

According to a property dealer, the area where Bhatt has bought the property is a star studded area and very few apartments are available in this location.

“There’s a premium attached to these properties and going by the rate, actually speaking the price that Bhatt paid for this property isn’t very high. Look at this building in which she bought the flat, it’s like a private property with an exclusive entry too. This is what a celebrity would like to invest in. One of the best locations in Juhu that is what this property is all about and there’s hardly any surprise that she had to pay this amount for the flat,” said the property dealer.
