While demand for affordable homes in the city’s peripheries is weakening, a growing share of buyers prefer 2BHK units in the ₹90 lakh–₹1.5 Cr price bracket. The survey highlights that 81% of MMR homebuyers are concerned about rising prices, which have jumped across key micro-markets, from ₹24,950 per sq. ft. in Central Suburbs to ₹44,000 per sq. ft. in South Central Mumbai. New launches have moderated by 24% year-on-year, but trust in branded developers and the promise of timely delivery is driving demand. For Mumbai homebuyers, the choice is now clear: better location, better quality, and better value — even if it costs more.
