<p>Pune’s housing market remained resilient in August 2025, recording <strong>13,253 property registrations</strong> and generating <strong>₹485 crore in stamp duty revenue</strong>, according to Knight Frank India. While registrations saw a modest <strong>3% year-on-year (YoY) dip</strong>, stamp duty collections fell more sharply by <strong>19% YoY</strong> due to changing buyer patterns and ticket sizes.</p>

<p>Despite the softer August, Pune’s market showed strength in the first eight months of 2025, posting the <strong>highest volumes and revenues in four years</strong>.</p>

<h2 class="wp-block-heading">Affordable Homes Drive Demand</h2>



<p>The <strong>sub-₹25 lakh housing category</strong> was the standout performer in August 2025, recording <strong>3,975 registrations</strong>, a <strong>17% YoY increase</strong>.</p>



<p>At the same time, the <strong>premium segment (₹1 crore and above)</strong> also expanded its share from 15% to 16%, underscoring stronger appetite for larger and high-value homes.</p>

<h2 class="wp-block-heading">Larger Homes and Smaller Units Gain Traction</h2>



<p>Buyer preferences reflected a <strong>dual trend</strong>:</p>



<ul class="wp-block-list">
<li><strong>Larger homes</strong> above 800 sq. ft. maintained steady demand (33% share vs 32% last year).</li>



<li><strong>Compact homes</strong> below 500 sq. ft. saw a surge, rising from 22% to 27% YoY.</li>

<h2 class="wp-block-heading">Central Pune Dominates, But West Expands</h2>



<ul class="wp-block-list">
<li><strong>Central Pune</strong> (Haveli Taluka, PMC, PCMC) remained the largest contributor with <strong>68% of transactions</strong> in August 2025, though slightly lower than last year (72%).</li>



<li><strong>West Pune</strong> (Mawal, Mulshi, Velhe) strengthened to <strong>17% share</strong>, while <strong>South and East Pune</strong> also showed small gains.</li>

<p><strong>71,642 Applications Received for Flats Across Pune, Pimpri-Chinchwad, PMRDA, and Solapur</strong></p>



<p>The Pune Housing and Area Development Board (MHADA), a regional unit of the Maharashtra Housing and Area Development Authority, will conduct a computerized lottery draw on Wednesday, January 29, 2025, for the sale of 3,662 flats under various housing schemes. These flats are located in Pune, Pimpri-Chinchwad, PMRDA (Pune Metropolitan Region Development Authority), and Solapur district.</p>



<p>The event will take place at 1:00 PM in the Pune Zilla Parishad Hall and will be inaugurated by Eknath Shinde, Deputy Chief Minister and Housing Minister, Government of Maharashtra. Notable attendees include Ajit Pawar, Deputy Chief Minister and Guardian Minister of Pune, Dr. Pankaj Bhoyar, Minister of State for Housing, and other senior officials and dignitaries.</p>



<p>According to Rahul Sakore, Chief Officer of MHADA’s Pune Board, a total of 71,642 applications, along with earnest money deposits, have been received for the flats. The online registration process for the lottery began on October 10, 2024.</p>



<h3 class="wp-block-heading">Details of the Housing Schemes</h3>



<p>Of the 3,662 flats available through the lottery, 93 are under MHADA Housing Schemes, while the remaining 3,569 are part of the 20 Percent Comprehensive Housing Scheme located within the jurisdictions of the Pune Municipal Corporation, Pimpri-Chinchwad Municipal Corporation, and PMRDA.</p>



<h3 class="wp-block-heading">Live Viewing and Transparency Measures</h3>



<p>To accommodate the overwhelming response, arrangements have been made for live viewing of the lottery results through LED screens at the venue. Applicants can also watch the event via webcasting on MHADA’s official YouTube channel and Facebook page. Links to the webcast will be available on MHADA’s official website, <a href="https://housing.mhada.gov.in/">https://housing.mhada.gov.in</a>, and its social media platforms.</p>



<p>The winners’ list will be published on MHADA’s website at 6:00 PM on January 29, 2025. Additionally, successful applicants will receive SMS notifications regarding their selection.</p>



<p>The lottery is conducted entirely online using the Integrated Housing Lottery Management System (IHLMS) 2.0, ensuring transparency and eliminating human intervention. Only verified applicants are included in the draw.</p>



<h3 class="wp-block-heading">Post-Lottery Process and Fraud Advisory</h3>



<p>Winners will receive intimation letters and, upon fulfilling the required conditions, will be issued provisional allotment letters. MHADA has warned citizens about fraudulent activities, emphasizing that flats are allocated only through the official online lottery process.</p>



<p>Instances of fraud, such as false promises of flat allocation and collection of money by unauthorized individuals, have been reported to the Bhosari Police Station in Pimpri-Chinchwad. MHADA has clarified that no agents or intermediaries are authorized to act on its behalf. Citizens are urged to verify information only through MHADA’s official websites, mhada.gov.in and housing.mhada.gov.in, or by contacting the Pune Board office directly.</p>



<p>Marketing agencies have been appointed for specific locations, including Dive, Saswad, Pimpri Waghere, Mahalunge Ingale, and Tathawade, to handle the First-Come, First-Served distribution of flats. However, applicants are advised to confirm details with the Estate Manager, Pune Board, before proceeding with any transactions.</p>



<p>Rahul Sakore has urged citizens to remain vigilant and report any fraudulent activities to their nearest police station immediately.</p>



<p>The computerized lottery initiative by MHADA aims to provide affordable housing with complete transparency, a step welcomed enthusiastically by citizens.</p>
