According to Sanjay Daga, CEO and MD of Anex Advisory, Akshaya Tritiya brings a strong buying sentiment that developers are eager to leverage. “To tap into this sentiment, developers incentivise purchases with discounts and festive schemes — from gold coins and price cuts to GST and stamp duty waivers,” he said. However, he cautioned buyers to be vigilant. “Some offers, like subvention schemes (10:90), may include hidden costs and should be reviewed carefully.”

In the affordable housing segment, the festival’s emotional and financial significance is even more pronounced. Jash Panchamia, promoter of Suraksha Smart City, shared that in markets like Vasai — where infrastructure growth is driving demand — the response has been particularly encouraging. “We are witnessing increased enquiries, site visits, and conversions. Affordable housing remains the key volume driver and helps many families realise their homeownership dreams.”

Chintan Sheth, Chairman and MD of Sheth Realty, urged homebuyers to exercise caution despite the festive euphoria. “Location, construction quality, developer reputation, and real pricing must remain top priorities,” he advised. “Buyers should do a comparative market analysis and ensure that festive offers genuinely translate into value. Look out for hidden costs like floor rise charges, club membership fees, or inflated maintenance deposits.”

As Akshaya Tritiya 2025 unfolds, developers continue to dazzle with gold coins, GST waivers, and freebies. But while the glitter of festive marketing is hard to ignore, industry experts agree — the real value lies in sound fundamentals, not just seasonal perks.
