<p>In a significant development for Mumbai’s redevelopment landscape, <strong>Oberoi Realty</strong> has entered into a development agreement for land located at <strong>Aram Nagar in Versova</strong>, owned by the <strong>Maharashtra Housing and Area Development Authority</strong>.</p>



<p>The project will be undertaken in accordance with the provisions of the <strong>Development Control and Promotion Regulations (DCPR) 2034</strong>, which govern redevelopment and construction norms across Mumbai.</p>



<p>As per initial estimates, Oberoi Realty expects to generate approximately <strong>17.18 lakh sq ft of free sale component (RERA carpet area)</strong> from the project. This excludes the portion earmarked for the <strong>rehabilitation of existing tenants</strong>, which remains a mandatory component of MHADA redevelopment projects.</p>



<p>The free sale component is a key revenue driver for developers, representing the area that can be sold in the open market.</p>



<p>Located in <strong>Andheri West</strong>, one of Mumbai’s prime real estate micro-markets, <strong>Versova</strong> continues to witness strong demand due to its connectivity, social infrastructure, and proximity to key business districts.</p>



<p>However, the actual development potential and execution timeline will depend on <strong>statutory approvals, regulatory clearances, and compliance with applicable norms</strong>.</p>



<p>The agreement highlights the ongoing momentum in Mumbai’s redevelopment sector, where collaborations between public authorities like MHADA and private developers such as Oberoi Realty are unlocking land value while facilitating large-scale tenant rehabilitation.</p>

<p>Kalpataru Limited has signed a <strong>redevelopment agreement for Shree Mahalakshmi CHS in Andheri West</strong>, adding another project to its redevelopment portfolio in the Mumbai Metropolitan Region.</p>



<p>The project, located <strong>off Veera Desai Road in Andheri West</strong>, spans <strong>around 3 acres of land</strong> and has a <strong>development potential of about 0.4 million square feet of carpet area</strong>. The estimated <strong>Gross Development Value (GDV) of the project is around ₹1,400 crore</strong>, according to the company.</p>



<h3 class="wp-block-heading">Prime Location in a Mature Micro-Market</h3>



<p>Andheri West is considered one of Mumbai’s <strong>well-established residential and commercial micro-markets</strong>, offering strong connectivity to key parts of the city.</p>



<p>The redevelopment site benefits from proximity to major infrastructure and social amenities including <strong>schools, colleges, healthcare facilities, retail centres, and entertainment hubs</strong>, as well as business districts across the western suburbs.</p>



<p>Its location near <strong>Veera Desai Road</strong> also places it within reach of major transport corridors and commercial hubs in Mumbai’s western belt.</p>

<p>Bollywood actor Jaideep Ahlawat and his wife Jyoti Hooda have purchased a premium apartment in Andheri West, Mumbai, for Rs. 10 crore, according to property registration records accessed by Square Yards via the Maharashtra government’s IGR portal.</p>



<p>The high-value transaction was registered in May 2025 and pertains to an apartment in <em>Poorna Apartments</em>, a residential project located in one of the city’s most sought-after neighborhoods. The flat spans a carpet area of 1,950 sq. ft. and a built-up area of approximately 2,341 sq. ft. The couple also secured four car parking slots as part of the deal. The transaction attracted a stamp duty of Rs. 60 lakh and registration charges of Rs. 30,000.</p>



<p>Andheri West is known for its strategic location, connecting key business hubs and entertainment districts through major arterial roads like the Western Express Highway, SV Road, Link Road, and the Versova-Andheri-Ghatkopar Metro line. Over the years, it has transformed into a vibrant mix of commercial spaces, high-end retail, entertainment venues, and luxury residences—making it a hotspot for celebrities and professionals alike.</p>



<p>Jaideep Ahlawat, known for his powerful performances in films like <em>Raees</em> (2017) and <em>Raazi</em> (2018), shot to fame with his lead role in the acclaimed series <em>Paatal Lok</em> (2020), for which he won the Filmfare OTT Award for Best Actor.
