<p class="wp-block-paragraph">Hyderabad has emerged as the clear leader in South India’s ultra-luxury housing segment, clocking a record <strong>₹8,562 crore in sales for homes priced above ₹10 crore during FY’26</strong>, according to a joint report by India Sotheby’s International Realty and CRE Matrix.</p>



<p class="wp-block-paragraph">The city has outperformed traditional tech hubs by a wide margin, selling over <strong>4 times the value of luxury homes compared to Bengaluru</strong>, which recorded ₹1,957 crore in transactions during the same period.</p>



<p class="wp-block-paragraph">Despite trailing in overall value, Bengaluru stood out as the <strong>fastest-growing luxury market</strong>, with a <strong>52% year-on-year surge in unit sales</strong>, signaling rapid expansion into new high-end residential corridors.</p>

<h3 class="wp-block-heading">Hyderabad’s Dominance Driven by Scale</h3>



<p class="wp-block-paragraph">Hyderabad’s luxury housing market has undergone a significant transformation, growing <strong>3.5 times in just four years</strong>—from ₹2,447 crore to ₹8,562 crore. A key driver of this growth is the <strong>large size of properties</strong>, with nearly <strong>57% of units exceeding 8,000 sq. ft.</strong></p>



<p class="wp-block-paragraph">High-end villas and row houses contributed <strong>40% of the total transaction value</strong>, indicating strong demand for spacious, premium living. Areas like Kokapet have emerged as major luxury hubs, alone accounting for <strong>₹1,298 crore in sales</strong>.</p>

<p class="wp-block-paragraph">While smaller in size, Bengaluru’s luxury market is expanding rapidly. The number of ultra-luxury units sold increased from <strong>84 in FY’25 to 128 in FY’26</strong>, reflecting strong buyer momentum.</p>



<p class="wp-block-paragraph">Emerging micro-markets like Rajanukunte have become hotspots, contributing <strong>₹572 crore in sales</strong>. Notably, the city’s North-West corridor witnessed explosive growth—from <strong>₹11 crore to ₹654 crore within a year</strong>, highlighting new geographic expansion.</p>

<p class="wp-block-paragraph">Chennai continues to operate as a <strong>prestige-driven but niche luxury market</strong>, with total sales of <strong>₹727 crore</strong> in FY’26. Prime locations such as Abhiramapuram and Alwarpet dominate this segment.</p>



<p class="wp-block-paragraph">However, growth remains relatively constrained due to a <strong>smaller pool of high-income buyers</strong>, linked to comparatively lower Grade A office leasing activity in the city.</p>

<p class="wp-block-paragraph">Embassy Developments Limited has sold <strong>over 500 residential units in just four days</strong>, generating a topline of around <strong>₹495 crore</strong> from the launch of <strong>Embassy Verde Phase II</strong>, a residential project within its large township development <strong>Embassy Springs</strong>.</p>



<p class="wp-block-paragraph">The project is located in <strong>Bengaluru’s North Bengaluru micro-market</strong>, one of the fastest-growing residential corridors in the city due to its proximity to the <strong>Kempegowda International Airport</strong> and major employment hubs.</p>



<h3 class="wp-block-heading">Strong Demand for Township Living</h3>



<p class="wp-block-paragraph">According to the developer, the strong response reflects rising homebuyer interest in <strong>integrated township developments</strong>, where housing is combined with social infrastructure, open spaces, and lifestyle amenities within a single master-planned community.</p>

<p class="wp-block-paragraph">The project offers a mix of <strong>1, 2, 2.5 and 3 BHK apartments</strong>, with sizes ranging from <strong>601 sq. ft. to 1,344 sq. ft.</strong>, targeting a wide range of buyers—from young professionals to growing families.</p>



<p class="wp-block-paragraph">The apartments are designed to maximise <strong>natural light, efficient layouts and functional living spaces</strong>, aligning with current homebuyer demand for compact but well-planned homes.</p>

According to data from ANAROCK Group, average residential prices in the corridor have surged <strong>71% between 2022 and 2025</strong>, significantly higher than the <strong>63% price growth recorded across Bengaluru during the same period</strong>.</p>



<p class="wp-block-paragraph">The rapid growth is being driven by a combination of infrastructure expansion, proximity to major employment hubs, and relatively affordable entry prices compared with established residential locations.</p>



<h2 class="wp-block-heading">Strong Price Momentum and Future Growth</h2>



<p class="wp-block-paragraph">Average residential prices in the Sarjapur–Attibele belt have risen from <strong>around ₹4,568 per sq. ft. in 2022 to approximately ₹7,800 per sq. ft. by the end of 2025</strong>. Market estimates suggest the upward trend will continue, with prices projected to reach <strong>about ₹9,730 per sq. ft. by 2028</strong>, representing a further <strong>25% appreciation over the next three years</strong>.</p>



<p class="wp-block-paragraph">The corridor’s growth reflects broader housing market momentum in Bengaluru. Between <strong>2022 and 2025, the city saw nearly 2.49 lakh homes launched and about 2.41 lakh units sold</strong>, highlighting strong demand in India’s leading technology hub.</p>



<h2 class="wp-block-heading">Strategic Location Between Tech and Industrial Hubs</h2>



<p class="wp-block-paragraph">One of the key reasons behind the corridor’s rapid rise is its strategic location along <strong>State Highway 35</strong>, offering connectivity to major employment clusters such as Electronic City, Whitefield, and the Outer Ring Road.</p>



<p class="wp-block-paragraph">The stretch between <strong>Sarjapur Police Station and Attibele junction</strong> is increasingly being viewed as a self-sustaining residential micro-market.</p>



<p class="wp-block-paragraph">Dr. Prashant Thakur, Executive Director and Head – Research & Advisory at ANAROCK Group, says the corridor benefits from its location between Bengaluru’s technology ecosystem and the manufacturing belt near Hosur.</p>

Between <strong>2022 and 2025, the micro-market saw nearly 17,100 new residential units launched</strong>, with the <strong>highest annual supply of over 7,530 units recorded in 2022</strong>.</p>



<p class="wp-block-paragraph">The area’s housing mix has evolved significantly over time. Initially dominated by plotted developments and villas, the market is now seeing <strong>an increasing number of apartment projects</strong> as demand grows from professionals working in nearby tech hubs.</p>



<h2 class="wp-block-heading">Infrastructure Projects to Strengthen Connectivity</h2>



<p class="wp-block-paragraph">Major infrastructure developments are expected to further accelerate growth along the corridor.</p>

<p class="wp-block-paragraph">Despite rising property prices and global geopolitical tensions, the Mumbai Metropolitan Region (MMR) remains India’s top residential market in Q2 2025. According to <strong>ANAROCK Research</strong>, while housing sales across the top 7 cities dropped by <strong>20% YoY</strong>, MMR alone contributed over <strong>31,275 units</strong>, the highest among all cities.</p>

<p class="wp-block-paragraph">India saw <strong>96,285 units sold in Q2 2025</strong>, down from 1.2 lakh units in Q2 2024. MMR accounted for <strong>one-third of all sales</strong>, maintaining its lead despite a 25% annual decline.</p>

Yet, price hikes across cities continued, with NCR seeing a 27% YoY rise and Bengaluru 12%. MMR held steady with modest quarterly movement.</p>

<p class="wp-block-paragraph"><strong>Bengaluru, Karnataka, September 6, 2024</strong> – Bengaluru’s residential real estate market is witnessing robust growth, with significant increases in both sales value and transaction volume, according to a recent report by Square Yards. The data highlights a 30% sequential increase in the value of registered home sales, which reached ₹19,631 crores in the June quarter. This surge follows a 19% rise in the number of transactions, totaling 28,356 units during the same period.</p>



<p class="wp-block-paragraph">The quarterly report reveals a notable shift towards premium properties, contributing to the increased average registered sales value, which stands at ₹0.69 crore—up 9% from the previous quarter. This trend underscores the market’s resilience and expanding appeal of high-value residential properties.</p>



<p class="wp-block-paragraph"><strong>Market Leaders and Trends</strong></p>



<p class="wp-block-paragraph">Prestige Group emerged as the leading developer with the highest number of transactions, recording 255 units sold. Following closely, Godrej Properties secured 126 transactions. The Embassy Group topped the list for home sales value, amassing ₹391 crores, largely driven by their Embassy Springs project in Devanahalli. This indicates a strong demand for plotted developments in amenity-rich gated communities.</p>

<p class="wp-block-paragraph">In terms of transaction volume, the top developers for the April-June 2024 period are:</p>

<p class="wp-block-paragraph">North Bengaluru continues to lead the market, contributing 35% of the total transactions. Areas like Sadahalli and Devanahalli are notable hotspots, with Sadahalli recording the highest sales value and Devanahalli leading in transaction volume. South Bengaluru follows with a 30% share, where localities such as Electronic City and Jayanagar have shown strong performance.</p>



<p class="wp-block-paragraph"><strong>Budget and Area-wise Trends</strong></p>



<p class="wp-block-paragraph">A significant 62% of transactions were for properties priced below ₹50 lakhs, while 23% were in the ₹50 lakhs to ₹1 crore range. Homes sized between 1,000 and 1,500 sq. ft. are in high demand, reflecting a preference for larger living spaces post-pandemic.</p>



<p class="wp-block-paragraph"><strong>Outlook</strong></p>



<p class="wp-block-paragraph">Sopan Gupta, Principal Partner at Square Yards, highlighted the continued upward trajectory of Bengaluru’s residential market despite challenges like flooding and water shortages. He noted the resilience of homebuyer demand, supported by a strong IT sector and evolving work models. Gupta expressed optimism about the market’s future, driven by anticipated infrastructure upgrades and new IT parks that are expected to bolster both commercial and residential demand.</p>



<p class="wp-block-paragraph">With ongoing developments and infrastructure improvements, Bengaluru’s residential real estate market is poised for sustained growth, with branded developers and quality projects set to lead the way.</p>
