<p>A social media message claiming that senior citizens are eligible for a <strong>30% concession in property tax</strong> under the <em>Maharashtra Government Housing Policy 2025</em> is <strong>false</strong>, the Brihanmumbai Municipal Corporation (BMC) clarified on Tuesday.</p>



<p>The misleading message has reportedly triggered confusion among senior citizens, many of whom have been visiting ward offices in large numbers to inquire about the alleged concession.</p>

<h2 class="wp-block-heading"><strong>“No Such Provision Exists,” Says BMC</strong></h2>



<p>The BMC has clearly stated that <strong>there is no provision in the Brihanmumbai Municipal Corporation Act, 1888</strong> that grants a <strong>30% property tax concession to senior citizens</strong> on their residential properties.</p>



<p>The administration has urged citizens—especially the elderly—to <strong>avoid visiting ward offices unnecessarily</strong> based on the viral misinformation.</p>

<h2 class="wp-block-heading"><strong>Existing Tax Exemptions Remain Unchanged</strong></h2>



<p>BMC reiterated the types of exemptions that <em>do</em> exist under its current policy:</p>



<h3 class="wp-block-heading"><strong>1. 100% Tax Exemption for Homes Under 500 sq ft</strong></h3>



<p>Since <strong>January 1, 2022</strong>, residential properties with a carpet area of <strong>less than 500 sq ft</strong> are fully exempt from property tax (excluding government taxes).</p>



<h3 class="wp-block-heading"><strong>2. Exemption for Ex-Servicemen and Families of Martyred Soldiers</strong></h3>



<p>Property tax exemption is also available to:</p>



<ul class="wp-block-list">
<li>Ex-servicemen</li>



<li>Widows of ex-servicemen</li>



<li>Families of unmarried martyred soldiers</li>
</ul>



<p>(Excluding government tax components)</p>



<p>The Municipal Administration clarified that these remain the only valid exemptions and advised citizens not to fall for false forwards circulating online.</p>

<h2 class="wp-block-heading"><strong>BMC Appeals for Caution Against Fake Social Media Messages</strong></h2>



<p>The civic body urged Mumbai residents to rely only on <strong>official communication channels</strong> and avoid sharing unverified messages.<br>This advisory aims to prevent unnecessary crowding at civic offices and reduce inconvenience caused to senior citizens.</p>
