<p>Bollywood actor Vicky Kaushal has renewed the lease for his luxury apartment in Mumbai’s upscale Juhu locality. According to property documents accessed by Square Yards through Maharashtra’s Inspector General of Registration (IGR) website, Kaushal will pay a total of approximately Rs. 6.2 crore over the next three years.</p>



<p>The renewed lease, registered in April 2025, covers an apartment in the Raj Mahal residential project, offering a carpet area of 258.48 sq. meters (around 2,781.83 sq. feet). The agreement includes exclusive access to three car parking spaces, a security deposit of Rs. 1.75 crore, and required stamp duty and registration charges of Rs. 1.69 lakh and Rs. 1,000 respectively.</p>



<p>As per the agreement terms, the monthly rent is set at Rs. 17.01 lakh for the first two years and will rise to Rs. 17.86 lakh in the third year. The lease renewal follows a previous agreement signed in July 2021, where the actor initially paid a rent of Rs. 8 lakh per month.</p>



<p>Juhu continues to be a preferred address for Bollywood celebrities, known for its beachside charm, premium restaurants, and excellent connectivity to Mumbai’s commercial hubs. <p>As per the IGR property registration documents reviewed by Square Yards, the acquired land spans <strong>560 sq. m. (~670 sq. yd)</strong> and includes a built-up area comprising a <strong>basement, ground floor, and two upper floors</strong>. The acquisition incurred a <strong>stamp duty payment of ₹4.85 crore and a registration fee of ₹30,000</strong>.</p>



<h3 class="wp-block-heading"><strong>Juhu’s Thriving Real Estate Market</strong></h3>



<p>Juhu has consistently recorded high-value real estate transactions, reflecting strong investor confidence in the locality’s long-term growth potential. <p><strong>Anamudi Real Estates LLP</strong>, the entity behind this latest acquisition, is a <strong>Limited Liability Partnership (LLP) registered in Mumbai, Maharashtra</strong>, and is owned by the <strong>Godrej Group</strong>. The Godrej Group, a diversified Indian multinational conglomerate, operates across multiple industries, including <strong>real estate, consumer products, industrial engineering, appliances, furniture, security, and agricultural products</strong>.</p>

<p>The apartment is located in 81 Aureate, a premium residential project by MJ Shah Group spanning 4.48 acres. It features a carpet area of 391.2 sq. m. (~4,211 sq. ft.) and a built-up area of 430.32 sq. m. (~4,632 sq. ft.), along with three car parking spaces. The transaction incurred a stamp duty payment of ₹1.35 crore and registration charges of ₹30,000.</p>



<p>Bandra West, known for its proximity to Bandra Kurla Complex (BKC), remains a sought-after residential location for corporate executives and celebrities due to its strategic connectivity. According to Square Yards, the apartment, which was originally purchased in May 2024 for Rs. 58.6 crore, was acquired jointly by Shahid and his wife Mira Kapoor. The apartment comes with three dedicated parking spaces.</p>



<p>Three Sixty West, developed by Oberoi Realty, is a luxury residential complex spread across 1.58 acres, offering 4 and 5 BHK ready-to-move-in apartments. Shahid&#8217;s new lease agreement, which was registered on November 7, 2024, is for a term of 60 months (five years). The agreement involves an initial security deposit of Rs. 1.23 crore and follows a tiered rental structure, starting at Rs. 20.5 lakh per month. The rent will gradually increase to Rs. 23.98 lakh by the end of the term. Notably, the agreement also includes a rent-free period for the first 10 months.</p>



<p>The property has been leased to Dipan Bhuptani of D&#8217;Decor Home Fabrics, a well-known name in the textile industry. This lease marks another example of Bollywood celebrities renting out their luxury properties, with other stars such as Kartik Aaryan, Ranveer Singh, and producer Sajid Nadiadwala also recently following suit.</p>
