According to property registration documents accessed by Square Yards via the Inspector General of Registration (IGR) Maharashtra portal, the transaction was officially registered this month.</p>



<p>The apartment is situated in Bianca C.H.S. Ltd. and spans a built-up area of 142.19 square metres (approximately 1,530 square feet). The purchase attracted a stamp duty of ₹33.78 lakh and registration charges of ₹30,000.</p>



<p>Andheri West has long been regarded as a sought-after destination for celebrities and professionals alike, thanks to its strong connectivity via the Western Express Highway, Link Road, SV Road, and the Versova-Andheri-Ghatkopar Metro corridor. <p>Bollywood actor and producer Ajay Devgn has leased out a commercial office unit in Mumbai’s bustling Andheri West locality, potentially earning over ₹3.3 crore over the course of five years, according to official property registration documents reviewed by Square Yards.</p>



<p>The leased space is located in&nbsp;<strong>Signature by Lotus</strong>, a premium commercial complex in Andheri West. The office unit, with a&nbsp;<strong>carpet area of 2,545 sq. ft.</strong>, has been rented to&nbsp;<strong>Bombay Design Centre Private Limited</strong>. The rental agreement, registered in May 2025, outlines a lease term from&nbsp;<strong>May 2025 to April 2030</strong>, inclusive of an initial fit-out period.</p>



<p>The rent is fixed at&nbsp;<strong>₹5.47 lakh per month</strong>&nbsp;for the first three years, rising to&nbsp;<strong>₹6.29 lakh per month</strong>&nbsp;for the remaining two years. A&nbsp;<strong>security deposit of ₹16.42 lakh</strong>&nbsp;was also made, with stamp duty and registration charges totaling ₹86,500. Based on these terms, Ajay Devgn stands to earn approximately&nbsp;<strong>₹3.33 crore</strong>&nbsp;over the five-year lease period.</p>



<p>Ajay Devgn had earlier acquired&nbsp;<strong>three adjacent office units</strong>&nbsp;in the same project in&nbsp;<strong>April 2023</strong>&nbsp;for a total consideration of&nbsp;<strong>₹30.35 crore</strong>, averaging around&nbsp;<strong>₹10.12 crore per unit</strong>. The current rental deal pertains to one of these units, offering a&nbsp;<strong>rental yield of about 6.5% in the initial years</strong>, increasing to approximately&nbsp;<strong>7.5%</strong>&nbsp;in the latter part of the lease — a healthy return in the current commercial real estate market.</p>

<p>Actress and entrepreneur <strong>Karenjit Kaur Weber (Sunny Leone)</strong> has purchased an office space in Oshiwara, Mumbai, for <strong>₹8 crore</strong>, according to property registration documents reviewed by SquareFeatIndia, sourced from Square Yards and the <strong>Inspector General of Registration (IGR), Maharashtra</strong>. The transaction was officially registered in <strong>February 2025</strong>.</p>



<p>The office space is located in <strong>Veer Signature</strong>, a commercial project developed by <strong>Veer Group</strong>. Oshiwara, known for its connectivity to <strong>Lokhandwala Complex</strong> and the <strong>Mumbai Metro</strong>, has become a preferred business and investment hub.</p>

<p>As per IGR records, the office space has a <strong>carpet area of 176.98 sq. m. (~1,904.91 sq. ft.)</strong> and a <strong>built-up area of 194.67 sq. m. (~2,095 sq. ft.)</strong>. <p>The property was acquired from <strong>Aishwarya Property and Estates</strong>, owned by <strong>Anand Kamalnayan Pandit and Roopa Anand Pandit</strong>. <strong>Anand Pandit</strong>, a prominent film producer and real estate developer, has been involved in projects such as <em>Total Dhamaal</em>, <em>Chehre</em>, and <em>The Big Bull</em>.</p>

<p>Veer Signature, which spans <strong>0.53 acres</strong>, offers office spaces ranging from <strong>59.21 sq. m. to 193.04 sq. m.</strong>, as per <strong>RERA</strong> records. According to <strong>Square Yards Project Data Intelligence</strong>, a total of <strong>12 transactions worth ₹202 crore</strong> were registered at Veer Signature between <strong>January 2024 and December 2024</strong>.</p>



<p>Several Bollywood celebrities, including <strong>Amitabh Bachchan, Ajay Devgn, Kartik Aaryan, and Sara Ali Khan</strong>, also own properties in the same building, as per IGR property registration records analyzed by Square Yards.</p>

<p>Bollywood actor and television host Manish Paul has leased out his commercial property located in the vibrant Andheri West locality of Mumbai for a monthly rent of Rs. 2 lakh, according to registration documents accessed by Square Yards.</p>



<p>The property, which spans 1,200 square feet (~111.48 square meters), is part of Morya Grand, a ready-to-move commercial development by Nakta Investment Pvt Ltd. The building, spread across 0.69 acres, is situated in a prime location known for its proximity to key landmarks such as Versova Beach, upscale restaurants, and lifestyle hubs. Andheri West is also well-connected to major parts of the city via the Western Express Highway and Mumbai Metro Line 1, offering easy access to areas like Bandra, Juhu, and both the domestic and international airports.</p>



<p>The lease agreement, registered in December 2024, includes an initial security deposit of Rs. 8 lakhs. The agreement features a tiered rental structure, with the rent set at Rs. 2 lakh per month for the first 12 months, increasing to Rs. 2.14 lakh for the next 12 months. Manish Paul had purchased the office space for Rs. 2.25 crore in September 2023.</p>

<p>Bollywood actor Deepika Padukone, along with her husband Ranveer Singh, has recently leased an apartment in Mumbai’s upscale Beau Monde Towers Co-operative Housing Society Ltd for a monthly rent of Rs 7 lakh. The apartment is located in Prabhadevi, a sought-after locality offering seamless connectivity to both the Western and Central suburbs, as well as major roadways like the Western Express Highway and the Worli-Bandra Sea Link. The area is well-known for housing the iconic Siddhivinayak Temple and is close to popular landmarks such as Dadar Beach and High Street Phoenix.</p>

<p>Deepika Padukone already owns a property in Beau Monde Towers, a luxury residential project by the Ashwin Sheth Group, which offers 2, 3, 4, and 5 BHK apartments. This new rental property adds to her growing real estate portfolio, which also includes a premium apartment in Bandra and a spacious bungalow in Alibaug.</p>

<p>Actress Kangana Ranaut has sold her Bandra bungalow, originally purchased in 2017 for ₹20 crore, for ₹32 crore, resulting in a profit of ₹12 crore. The transaction was officially registered on September 5, 2024, according to documents accessed by SquareFeatIndia.</p>



<p>The bungalow, located in Bandra’s Pali Hill, was the subject of controversy during the MVA rule four years ago when the BMC demolished parts of the property due to alleged structural violations. Despite the setbacks, the actress has significantly benefited from the sale.</p>



<p>The property details include a built-up area of 3,075 sq ft with an additional 565 sq ft allocated for parking. The stamp duty for the registration amounted to ₹1.92 crore.</p>

The property, located in the Beach House Co-operative Housing Society, is situated in one of Mumbai’s most vibrant and affluent neighborhoods.</p>



<p>Juhu, known for its scenic beachfront and upscale lifestyle, is a highly sought-after address. The area is characterized by luxury high-rises offering spectacular views of the Arabian Sea, and its proximity to high-end amenities makes it a popular choice for celebrities, professionals, and businesspeople.</p>



<p>The apartment, with a built-up area of 2,176 square feet (~202 square meters), includes a dedicated car parking space of 220 square feet (~20 square meters). The transaction, registered in June this year, incurred a stamp duty of Rs. 36.6 lakh and a registration fee of Rs. 30,000.</p>

The Minerva project, developed by Lokhandwala Kataria Constructions, covers 2 acres and consists of 362 units, including 3 BHK and 4 BHK apartments.
