<p>Veteran Bollywood filmmaker <strong>Subhash Ghai</strong>, along with <strong>Crest Ventures Limited</strong> and <strong>Mukta Arts</strong>, has leased a commercial property in <strong>Andheri West</strong>, Mumbai, securing a rental income of approximately <strong>₹2.24 crore</strong> over five years. The lease was officially registered in <strong>July 2025</strong>, according to documents reviewed by <strong>Square Yards</strong> from the Maharashtra <strong>Inspector General of Registration (IGR)</strong> portal.</p>



<p>The property, situated in the <strong>Crest Mukta</strong> building, has a built-up area of <strong>7,500 sq. ft.</strong>, and sits in one of Mumbai’s most active and high-value commercial zones. The lease begins with a monthly rent of ₹3.38 lakh in the first year, escalating to ₹4.11 lakh by the fifth year—amounting to an average annual increase of about <strong>5%</strong>.</p>



<p>The lease agreement was registered with <strong>stamp duty of ₹57,500</strong> and <strong>registration fees of ₹1,000</strong>. A <strong>security deposit of ₹24.66 lakh</strong> was also made by the tenant as part of the deal.</p>



<p><strong>Andheri West</strong> remains one of the most prominent commercial and residential hubs in Mumbai, offering excellent connectivity to the <strong>Western Express Highway</strong>, <strong>metro lines</strong>, <strong>Andheri Railway Station</strong>, and <strong>Mumbai International Airport</strong>. <p>Firms owned by veteran Bollywood actor Jeetendra Kapoor and his family have divested a significant land parcel in Andheri, Mumbai, for a sum of Rs 855 crore. The transaction, involving Pantheon Buildcon Private Limited and Tusshar Infra Developers Private Limited, was registered in May 2025, according to property registration documents reviewed by Square Yards on the Inspector General of Registration (IGR) website.</p>



<p>The sale encompasses two contiguous land parcels totaling 9,664.68 square meters (approximately 2.39 acres) and includes three constructed buildings with a cumulative built-up area of 45,572.14 square meters (approximately 4,90,534 sq. ft.). The site is currently home to Balaji IT Park. The deal incurred a stamp duty of Rs 8.69 crore and registration charges of Rs 30,000.</p>



<p>The acquirer is NTT Global Data Centers & Cloud Infrastructure India Private Limited, previously known as Netmagic IT Services Private Limited. The company is a key player in the data center and cloud services industry, offering a comprehensive suite of services including public and private cloud solutions, hosting, data management, application development, and cybersecurity.</p>



<p>The strategically located Andheri property boasts excellent connectivity, situated between Mumbai’s prominent business and entertainment hubs. Its accessibility is further enhanced by the Western Express Highway, Link Road, SV Road, and the Versova-Andheri-Ghatkopar Metro line. Over the years, Andheri has transformed into a vibrant commercial and residential destination, featuring a blend of modern office complexes, co-working spaces, upscale retail, entertainment centers, and premium residential developments.</p>



<p>The selling entities, Pantheon Buildcon Private Limited and Tusshar Infra Developers Private Limited, are owned by Jeetendra Kapoor and his family. Jeetendra Kapoor, a legendary figure in Hindi cinema, has starred in over 200 films spanning more than six decades. His daughter, Ekta Kapoor, is a prominent producer and director, currently serving as Joint Managing Director and Creative Head of Balaji Telefilms Limited. <p>Recent property transactions by Bollywood superstar Shah Rukh Khan have sparked speculation about his future residence. The actor has leased two luxurious duplex apartments in Mumbai’s Pali Hills, Khar West, leading to questions about whether he is planning to move out of his iconic bungalow, Mannat. While there is no official confirmation, the timing of these rentals has raised curiosity, especially since they come after Gauri Khan received approvals from the Maharashtra Coastal Zone Management Authority (MCZMA) to expand Mannat.</p>



<p>According to property registration documents accessed by SquareFeatIndia, Shah Rukh Khan has signed a three-year lease agreement for these apartments at an annual rent of Rs 2.9 crore, totaling Rs 8.67 crore over the lease term. The combined monthly rent for both duplexes amounts to Rs 24.15 lakh. The lease agreements were officially registered on February 14, with a stamp duty of Rs 2.22 lakh and a registration fee of Rs 2,000.</p>



<p>The apartments, located in the Puja Casa building, span the first, second, seventh, and eighth floors and belong to Bollywood’s Bhagnani family. One unit, owned by actor-producer Jackky Bhagnani and his sister Deepshikha Deshmukh, has been leased by Shah Rukh Khan for Rs 11.54 lakh per month, with a security deposit of Rs 32.97 lakh. The other, owned by veteran producer Vashu Bhagnani, has been rented for Rs 12.61 lakh per month, with a security deposit of Rs 36 lakh. Both leases are set for a duration of 36 months.</p>



<p>Despite these significant rental agreements, it remains unclear whether Shah Rukh Khan is planning to move out of Mannat. The recent approvals for expanding the bungalow suggest continued investment in the property, yet the new rentals indicate a possible shift. Whether these apartments are meant for personal use, professional purposes, or a transitional phase remains uncertain, leaving room for speculation about the superstar’s next move.</p>

<p>Mumbai, February 2025: Veteran Bollywood actress Amrita Singh has purchased a luxury apartment in Juhu, Mumbai, for ₹18 crore, according to property registration documents reviewed by Square Yards on the website of the Inspector General of Registration (IGR). The deal was officially registered in February 2025.</p>



<p>Juhu, one of Mumbai’s most sought-after residential areas, is home to several Bollywood celebrities and is known for its scenic coastline, high-end restaurants, and strategic connectivity. The locality provides easy access to the Western Express Highway, Mumbai Metro, and the international airport. <p>Bollywood playback singer Jubin Nautiyal has made headlines with his latest real estate investment. The singer has purchased a lavish 4BHK apartment in Raheja Universal’s prestigious Raheja Exotica project located at Pascal Wadi, Madh, Malad West, Mumbai, for ₹4.94 crore.</p>



<p>The property, situated on the 34th floor of the Cypress Building (Building 6A), boasts a carpet area of 158.12 square meters as per RERA norms, along with an additional deck area of 21.46 square meters. The deal also includes three dedicated car parking spaces, ensuring ample convenience for the new homeowner. The details are as per the document accessed by SquareFeatIndia, from the registration department.</p>



<p>The agreement was finalized on December 27, 2024, with a stamp duty payment of ₹29.66 lakh. Raheja Universal Private Limited’s Senior Vice President of Corporate Strategy, Sudhir K. Thakkar, represented the seller in the transaction.</p>
