<p class="wp-block-paragraph"><strong>Chennai-based real estate developer Grand Housing</strong> has filed its <strong>Draft Red Herring Prospectus (DRHP)</strong> with the <strong>Securities and Exchange Board of India (SEBI)</strong> for its upcoming <strong>Initial Public Offering (IPO)</strong>.</p>



<p class="wp-block-paragraph">The offer, with a <strong>face value of ₹5 per equity share</strong>, comprises <strong>an Offer for Sale (OFS)</strong> of up to <strong>3.55 crore shares</strong> by the company’s <strong>promoter, Mr. Vijay Surana J.</strong> No fresh issue component has been announced.</p>

<p class="wp-block-paragraph">The resolution plan of Hyderabad-based Anirudh Agro Farms Limited (‘Anirudh Agro’) to acquire Viceroy Hotels Limited (‘Viceroy’) for a total consideration amount of over Rs.150 crores has been approved by National Company Law Appellate Tribunal (‘NCLAT’) on October 6, 2023. Anirudh Agro has infused the requisite funds into Viceroy Hotels, as required for the implementation of the Resolution Plan, as approved by the NCLAT order.</p>



<p class="wp-block-paragraph">Through this acquisition, Anirudh Agro has forayed into the fast-growing hospitality space and is aiming to add more hotels over the next few years.</p>



<p class="wp-block-paragraph">Viceroy has two hotels in Hyderabad, operated by Marriott Group under the brands – Courtyard and Marriott on a 4.5-acre freehold land with over 400 rooms.</p>

<p class="wp-block-paragraph">BSE Realty Index Clocks 204% Growth Amid COVID-19, Outperforms Other Sectoral Indices.</p>

<p class="wp-block-paragraph">Two years into the pandemic, India Inc and the population at large have been on a veritable rollercoaster ride. Nation-wide lockdowns, localized intermittent restrictions on the back of new COVID-19 variants have become a become a part of life.</p>



<p class="wp-block-paragraph">After considerable apprehensions over the future when the pandemic first broke out, the fact that life must go on despite the virus has sunk in. India’s economy rebounded quickly on the back of nation-wide vaccine rollout, as is evidenced by the country’s GDP growth.</p>

<p class="wp-block-paragraph">India’s GDP growth improved in the recent quarters and as per National Statistical Office (NSO) estimates, it can clock 9.2% in FY22 after contracting 7.3% in FY21. Of course, a lot depends on the broad-based impact of the currently active Omicron variant.</p>



<p class="wp-block-paragraph">Indian Stock Market<br>The Indian bourses have been remarkably resilient since the pandemic outbreak. After an initial decline in activity, the Indian stock markets saw considerable liquidity infusions, leading to notably high returns on many stock categories. S&P BSE Sensex, the broad indicator of the stock market performance, once again crossed the 61,000 mark on 12th Jan 2022 and is 2.2X of 1st Apr 2020 – registering a 116% growth.</p>

<p class="wp-block-paragraph">Moreover, S&P <a href="http://bseindia.com" target="_blank" rel="noreferrer noopener">BSE</a> Consumer Durables Index, S&P BSE Consumer Discretionary Goods & Services Index, and S&P BSE Auto Index grew 138%, 140%, and 149%, respectively between 1st Apr 2020 to 12th Jan 2022. And there’s more.</p>



<p class="wp-block-paragraph">Anuj Puri, Chairman – ANAROCK Group, says “The S&P BSE Realty Index, an indicator of real estate companies’ performance on the bourses, grew 204% between 1st Apr 2020 to 12th Jan 2022, surpassing all sectoral indices’ returns as well as outperforming the broader market. Several unique developments helped boost real estate demand to such an extent that the Realty Index outperformed the other sectors as well as the broader market.”</p>



<p class="wp-block-paragraph"><strong>Factors that drove residential demand</strong></p>



<ul class="wp-block-list"><li>Real estate buyers increasingly patronize large, reputed developers, and are willing to bear the implied premium or extra cost</li><li>Homeownership went from choice to necessity in a pandemic that required people to spend unprecedented lengths of time at home. Restrictions imposed by housing societies on tenants’ movement also boosted the demand for ownership homes</li><li>Volatility in the prices of physical assets was negligible when compared to other investment avenues, increasing the popularity of real estate as an investment asset class</li><li>Interest rates were at a decadal low, bringing mortgage costs down significantly</li><li>Structural changes have improved the perception of the Indian real estate sector as more organized and dependable than it was half a decade ago</li><li>NRIs are once again very active on the Indian residential real estate market</li></ul>



<p class="wp-block-paragraph">As per ANAROCK Research, the market share of listed developers is rising, with their sales share of overall residential area sold across the top cities tripling from 6% in FY17 to 18% by H1 FY22.</p>

<p class="wp-block-paragraph">The resilience of the Indian real estate sector has been repeatedly vindicated over the past few years. A quick look at the performance of all the above indices since 1st April 2021 (coinciding with the 2nd wave of the pandemic) also depicts that the S&P BSE Realty Index has once again hit a home run.</p>

<p class="wp-block-paragraph"><strong>Top 9 Listed Developers See 57% Y-o-Y Growth in Sales Booking Revenue in H1 FY22</strong><br></p>

<p class="wp-block-paragraph">Continuing to reap dividends from the post-pandemic surge in demand for branded homes, the top 9 stock exchange-listed developers raked in <strong>INR 14,883 Cr of revenue bookings in H1 FY22</strong> – a sharp uptick from INR 9,483 Cr in the same period of the previous fiscal.</p>



<p class="wp-block-paragraph">Even as the second COVID-19 wave wreaked economic havoc during Q1FY 22, these players effectively clocked a <strong>57% annual growth</strong> in their overall residential booking revenues in H1 FY22.</p>



<ul class="wp-block-list"><li><em>With cumulative revenue bookings of approx. INR 14,883 Cr in H1 FY22 against INR 9,483 Cr in H1 FY21, listed players performed well despite 2nd COVID-19 wave<u></u><u></u></em></li><li><em>18.46 Mn sq. ft. of residential area sold by these players in H1 FY22 against 13.28 mn sq. ft. in the year-ago period – yearly growth of 39%<u></u><u></u></em></li><li><em>Total residential area sold in H1 FY22 surpassed corresponding pre-COVID-19 period when approx. 17.2 mn sq. ft. area was sold<u></u><u></u></em></li></ul>



<p class="wp-block-paragraph"><strong>Anuj Puri, Chairman – <a href="http://Anarock.com">ANAROCK</a> Group</strong>, says, “In terms of area, these 9 listed developers sold approx. 18.46 mn sq. ft. of housing space in H1 FY22, again in remarkable contrast to approx. 13.28 mn sq. ft. in the corresponding period a year ago. Amounting to an annual growth of 39%, the total residential area sold in H1 FY22 has also surpassed that of the corresponding pre-COVID-19 H1 period (FY20 period), when approx. 17.2 Mn sq. ft. area was sold.”</p>



<p class="wp-block-paragraph">The top listed developers analysed are Sobha Ltd., Puravankara Ltd., Prestige Estates, Brigade Enterprises Ltd., Mahindra LifeSpaces Developers Ltd., Godrej Properties Ltd., Oberoi Realty Ltd., Kolte-Patil Developers, and Macrotech Developers (previously Lodha Group). ANAROCK has collated data as per investor presentations of each of the companies.</p>



<p class="wp-block-paragraph">Driven by homebuyers’ increasing preference for branded homes, the listed developers have once again out-performed the market. Notably, these players have also reconfigured their supply pipeline to deliver projects in the affordable, mid-segment and premium segments. The ongoing low interest rate regime and homebuyers’ desire to avoid construction-related risks also played a role.</p>

<p class="wp-block-paragraph"><strong>Quarterly Trends<u></u><u></u></strong></p>



<p class="wp-block-paragraph">As expected during H1 FY22, the residential market’s second-quarter performance was significantly better than the first. For the Indian economy at large, the second pandemic wave in April and May of this fiscal year was far more devastating than the first wave in 2020 that had a major dampening impact on residential activity. Nevertheless, in terms of activity, the second wave quarter fared slightly better than the first.</p>



<p class="wp-block-paragraph"><strong>Quarterly Performance – Key Highlights:<u></u><u></u></strong></p>



<ul class="wp-block-list"><li>The top 9 listed players collectively sold homes worth INR 10,669 CR in Q2 of FY22 (July to September). Their booking revenue in this given quarter rose by a staggering 89% against the same period in the last fiscal (Q2 FY21), when it was INR 5,645 Cr.</li><li>The total area sold by these developers in Q2 FY22 also saw an 83% growth – from approx. 7.38 mn sq. ft. in Q2 FY21 to nearly 13.47 mn sq. ft. in Q2 FY22.</li><li>As for the first quarter of FY22 (when the second pandemic wave was at its worst), the top 9 listed players sold approx. 4.99 mn sq. ft., while a year ago in Q1 FY21, the area sold was more at 5.9 mn sq. ft. </li><li>While in the first quarter of FY22, the total area sold by these top 9 developers saw a yearly drop of 15% compared to Q1 FY21, their booking revenue was 10% more than the preceding period – approx. INR 4,214 Cr in Q1 FY22 against INR 3,838 Cr in Q1 FY21. This may indicate higher sales in the mid to premium categories.</li></ul>

<p class="wp-block-paragraph">Well everyone wants to talk about slump in the realty market. But to be honest there isn’t any. Let me tell you that while record testy sales took place in October, in just four days this builder achieved gross sales worth ₹787 crore.</p>

<p class="wp-block-paragraph">If someone tells you real estate industry isn’t doing well then you better tell them to read this.</p>



<p class="wp-block-paragraph">In the month of October itself record realty sales were registered in the city of Mumbai.</p>



<p class="wp-block-paragraph">Now, a builder in Mumbai in mere four days of launching its project achieved a gross sales of ₹787 crore.</p>



<p class="wp-block-paragraph">This speaks a story that not many wish to discuss, because it is positive. The realty industry is showing clear indications that it is back on track.</p>



<p class="wp-block-paragraph">Just last week while having a discussion with Dr Niranjan Hiranandani about the real estate scenario he without mincing any words had said India’s GDP will see a rise.</p>



<p class="wp-block-paragraph">Now with such examples in front of us, we know why Hiranandani had shown such faith.</p>



<p class="wp-block-paragraph">Okay coming back to the story so a developer has managed to sell property worth ₹787 crore in just four days is a huge feat that he as achieved.</p>



<p class="wp-block-paragraph">So who is the developer and which project are we talking about?</p>



<p class="wp-block-paragraph">Not keeping much for you all to guess, and also not wanting to create any sensationalism here’s the entire story.</p>



<p class="wp-block-paragraph"><a href="https://www.bseindia.com/xml-data/corpfiling/AttachLive/3daae2dd-cf0b-4f0b-919d-0ef512affde8.pdf" target="_blank" rel="noreferrer noopener">Oberoi Realty Ltd</a>, one of India’s largest real estate developer launched a new tower in the Elysian project at Oberoi Garden City, Goregaon on October 28, 2021.</p>

<p class="wp-block-paragraph">And since then till Monday morning it and has recorded gross booking value of Rs.787 crores for 3.90 Lakh sq. ft.</p>



<p class="wp-block-paragraph">With this, the cumulative gross booking value from January 1, 2021 till date in Oberoi Garden City stood at Rs 2,705 crores.</p>



<p class="wp-block-paragraph">The new tower offers a mix of spacious 3 and 4 BHK apartments. The 4 BHK apartments extend to spacious outdoor decks with uninterrupted views of the Aarey Greens. <p class="wp-block-paragraph">BSE<em> </em>Realty Index breached the 4,000 mark to record an 11-year high but is significantly lower than its peak of 13,647 in Jan 2008.</p>

<p class="wp-block-paragraph">The BSE Realty Index recently breached the 4,000 mark to record an 11-year high. However, it is significantly lower than its peak of 13,647 in Jan 2008. Then, the SENSEX had also breached the 20,000 mark to create a new record. It was at the period when the Indian economy was consistently growing at 9% and the depth and breadth of the market were rising.</p>



<p class="wp-block-paragraph">However, the real estate sector was completely unregulated and fragmented. While both the indices started to decline due to the Global Financial Crisis (GFC) which also affected the Indian economy, currently, the BSE Realty Index is 3X of its inception.</p>

<p class="wp-block-paragraph">As the nation recovered from the aftermath of the GFC, the realty sector started gaining momentum as evident from the rise from 1,347 in March 2009 to 3,813 in October 2010, before the downhill slope.</p>



<p class="wp-block-paragraph">The next round of growth started post-2016 and seems to be a sustainable one. During the past few years, growth was driven by the ushering of reforms such asDeMo, RERA, GST, and IBC in close succession. </p>



<p class="wp-block-paragraph">The minor correction observed towards the end of 2018 was the market’s reaction to the IL&FS crisis which impaired the liquidity in the system.</p>



<p class="wp-block-paragraph">Thereafter, the BSE Realty Index has been constantly charting a growth path. </p>



<p class="wp-block-paragraph"><strong>Growth Drivers</strong></p>



<p class="wp-block-paragraph">Various factors contributed to the stable and continued growth of the BSE Realty index. The market consolidation that started post the reforms has induced more transparency and accountability among real estate players.</p>



<p class="wp-block-paragraph">The entry of the large Indian corporate houses such as Tata, Godrej, L&T, Raymond, Kirloskar, and several others into the realty sector has been instrumental in raising the confidence of the buyers and institutional investors.</p>



<p class="wp-block-paragraph">The rising per capita income to USD 1,901, recording a growth of 18% in the past 5 years, has also enabled the rise in demand for real estate. Over USD 26 billion of FDI in the construction development between April 2000 and June 2021, massive infrastructure spending of USD 1.35 trillion, and a buzzing IPO market that had raised over INR 42,000 crores in the past 3 years have been strong enablers of growth.</p>



<p class="wp-block-paragraph">These will continue to bolster the robustness of the markets in the future.</p>



<p class="wp-block-paragraph">Large and listed real estate players have significantly increased their market share. Their share of sales increased from 17% in FY17 to 31% as of Q1 FY22. Amidst high liquidity and low interest rates, large developers were able to refinance existing loans and the listed realty companies have shed 37% of debt in 18 months and improved their balance sheets.</p>



<p class="wp-block-paragraph">The market, especially the residential segment, has been transformed. It is now end-users driven, resulting in reduced defaults and better cash flow management among developers. 77% of the buyers today consider developers’ credibility to be an important factor for their real estate purchase. As a result, the projects being developed by the larger listed players are in high demand.</p>



<p class="wp-block-paragraph"><strong>Commercial Real Estate – Post-pandemic Resurgence </strong></p>



<p class="wp-block-paragraph">The commercial office segment has also been on the rise. While its growth hit the pause button in 2020 due to the COVID-19 pandemic, the lost momentum has been regained. This is evident from the rising quantum of leases post the pandemic – in H1 2021, net absorption has been on the rise, increasing by 14% over the same period in the previous year.</p>



<p class="wp-block-paragraph">Large leases and renewals across the cities are also visible. The rising popularity of REITs in India also corroborates the intrinsic potency of the realty index.</p>



<p class="wp-block-paragraph">The stocks of listed real estate players are rallying strongly – this time driven by the strong fundamentals of sustained demand and revival of market sentiments. These factors spell certain success in the future, as well.</p>
