January saw a big ticket deal taking place in South Mumbai’s Carmichael Road.

According to documents accessed by Squarefeatindia provided by Indextap.com a real estate advisory firm, the deal was signed on January 20.

The details of the property includes, a Residential Premises on Level A3, on 3rd Floor, Morena House, Carmichael Road.

The total carpet area of the apartment is 5,211 sq ft and the deal was signed for ₹83.37 crore. When calculated it comes to ₹1.6 lakh per sq ft on the carpet area

A stamp duty of ₹5 crore was paid for the registration of the sale document of the apartment.

The seller is Windsor Residency Pvt Ltd while the buyer is Jai Mahtani.

The new owner will also have an access to four car parks in the building.

This will be the most expensive realty deal of this year till now, where someone has paid a whopping ₹1.6 lakh per sq ft for an apartment.

Mumbai’s real estate is known for setting new records. A new realty record has been set at the start of the financial year of 2022-23.

A flat has been sold in Mumbai’s Carmichael Road for a whooping Rs 1.25 lakh per square feet.

The flat that has been sold at this high price is located in a building that in the year 2020, and 2021 has already set several records.

The flat measures 3183.96 square feet and was sold for a total consideration of Rs 40 crore.

The deal was registered on the April 13, 2022, whereas the documentation was carried out on March 29, 2022.

R A Realty Ventures LLP sold the 12th floor apartment in Carmichael Residencies to Rajyavardhan Sonthalia, Neelam Sonthalia and Shauryavardhan Sonthalia.

Along with the apartment the new buyers shall also have access to 4 car parks. A stamp duty of Rs 2 crore was paid for the registration of the deal.

Carmichael Residencies has set records last year, it sold flats as high as Rs 1.58 lakh per square feet.

According to documents accessed by SquareFeatIndia, the recent deal of Rs 1.25 lakh per square feet was registered on April 13.

However, the documentation was carried out on March 29, 2022, when the stamp duty was 5% of the total value.

According to a real estate broker aware about the deal, the building is luxurious and attracts a premium.

Rs 1.66 lakh/sq ft. Yes read it right, this is what recently a homebuyer paid to acquire a luxury apartment in a building located on Mumbai’s most expensive street- Peddar Road.

Real estate is a very different world, there are homes available in different categories.

From affordable houses to luxury and premium luxury everything is available, depending on the spending capacity of the homebuyer.

It is when aspirations and ambitions meet luxury, real estate record is set.

In mid-February India’s most expensive real estate deal of 2021 was signed in Mumbai.

According to documents available with SquareFeatIndia.com two duplexes were bought in the building.

The duplexes are located on the 27th and the 28th habitable floor of the building.

Documents show that the apartmetns were registered on February 16, 2021.

The duplexes are in the building 33 South, Peddar Road, which in December had set a record.

In December 2020, the Motilal Oswal Family Trust had bought apartments in the same building for Rs 101 crore.

This was amongst one of the costliest real estate deal priced at Rs 1.48 lakh per sq ft that took place in 2020.

Coming back to the latest deal, which was sold for Rs 1.66 lakh per square feet, the seller is Sameer Bhojwani.

The buyer is Jiten Doshi and Hetal Doshi, Jiten is a reputed and well known name in the Capital Markets.

The Doshi’s paid a total of Rs 61 crore for both the duplexes.

While one duplex measures 170 square meters, the other one measures 169.69 square meters.

The combined area of both the apartment is 339.76 square meters which translates into 3,657 square feet.

Thus when the area is divided by the total consideration of Rs 61 crore, the per square rate that is derived stands at Rs 1,66,803. Which is Rs 1.66 lakh/sq ft.

Along with the apartments, the Doshi’s will also have access to several car parks available in the building.

For the registration of the duplexes a total of Rs 1.83 crore was paid as stamp duty.

Gopal Maheshwari, a senior realtor based out of South Mumbai says, Peddar Road, Carmichael Road, Altamount Road, Warden Road is a location which demand a premium.

“Peddar Road is amongst one of the World’s costliest streets, and the adjoining streets, including Carmichael and Altamount Road have buildings where deal do take place at such high rates,” said Maheshwari.

Setting a new record a flat in South Mumbai’s Carmichael Road was sold on Tuesday for Rs 1.22 lakh per square feet.

The buyer is Anurang Jain and he has paid Rs 39 crore for a flat measuring 3,185 square feet thus taking the per square feet rate to Rs 1.22 lakh.

The flat he bought is on the 7th floor of Carmichael Residences a luxurious real estate project.

According to a real estate broker from the area the deal was registered on Tuesday, while the documentation was carried out on Monday.

Jain in July had set a record of buying India’ most expensive property. Jain is the nephew of Rahul Bajaj of Bajaj Auto and the Managing Director of Endurance Technologies an auto component maker.

In July Jain had bought two flats measuring 6,371 square feet located on 19th floor of Carmichael Residencies for Rs 100 crore. Then he had paid Rs 1.56 lakh per square feet.

A source connected to the deal, said, “The flats for which Jain had paid high price were on the higher floors, while the current one is on a lower floor.”

“This is a luxurious project and apartments here demand a premium. That is the reason why flats are sold at such high rates here.”

A real estate broker aware about the deal said,

When this reporter called Endurance Technologies to get in touch with Jain, he was asked to email them. The email didn’t generate a response.

According to brokers, the deal was signed by Jain as buyer and Ashok Kothari for R A Realty LLP as seller. Kothari remained unavailable for a comment.

Jain along with the flat has even got four car parking spaces in the building. He paid a stamp duty of Rs 78 lakh for registering the sale.
