<p>Spread across <strong>4.5 acres</strong>, the project marks the group’s first venture into the <strong>senior living real estate segment</strong>, reflecting its focus on <strong>wellness-driven, community-based living</strong> for India’s growing elderly population.</p>

<p>India’s commercial real estate sector continues to thrive with Global Capability Centres (GCCs) emerging as dominant drivers of office leasing demand, especially in the southern cities of Bengaluru, Chennai, and Hyderabad. According to the latest data from real estate consultancy ANAROCK, these three cities accounted for a massive <strong>64% share</strong> of all gross office space leased by GCCs in <strong>Q1 2025</strong>.</p>

<p>The new acquisition follows the success of TVS Emerald’s previous projects in the area, including TVS Emerald Elements and TVS Emerald Lighthouse, both of which have seen strong sales. TVS Emerald’s consistent expansion strategy aims to further solidify its presence in Chennai’s booming real estate market.</p>



<p>TVS Emerald, a subsidiary of TVS Holdings, has already delivered approximately 3.6 million square feet of residential projects in Chennai and is currently developing around 8.6 million square feet across various locations.</p>

<p>Godrej Properties Ltd. today announced that it has purchased 60 acres on an outright basis in the fast-developing micro market of Oragadam Junction, Chennai.</p>



<p>Spread across ~ 60 acres, the proposed project is estimated to have a developable potential of approximately 1.6 million square of saleable area, comprising primarily of residential plotted development.</p>



<p>The site is strategically located in between Grand South Trunk road (GST road) and NH-4, just off Oragadam Junction (on the 6-lane SH-48) offering access to other parts of the city via Chennai Bypass Road, Chennai Tiruvallur High Road and Red Hills Road.</p>

The area is well-connected via road and rail and offers good civil and social infrastructure consisting of schools, colleges, hospitals and retail outlets.</p>

The office has been thoughtfully designed with elements that add vibrancy to the workspace, integrating curated art and culture elements along with the latest technology, helping foster an inclusive, engaging, and highly productive work environment. BNY Mellon places paramount focus on the well-being of their employees and has prioritized elements such as ergonomic furniture, height-adjustable workstations, quiet rooms, along with arrangements for special needs. Apart from engaging the local artist community to design tasteful murals and illustrations across the premises, the office will also host the company’s global art collection in India for the first time, providing a glimpse into BNY Mellon’s 230 plus years -old legacy.</p>



<p>Embassy Chennai is strategically located in Chennai’s fast-growing IT corridor, comprising a cluster of IT parks and associated infrastructure to support the city’s technology economy, including global capability centers. The new office also represents an important historical milestone for BNY Mellon’s operations in Chennai, marking their presence in the city for more than 20 years, and will accommodate different teams assisting global operations including Pershing X, a recently launched business unit within Pershing that will design innovative solutions for the advisory industry in India. India is currently home to BNY Mellon’s largest workforce outside of North America and the youngest by demographics.</p>
