<p>Embassy Developments Limited has sold <strong>over 500 residential units in just four days</strong>, generating a topline of around <strong>₹495 crore</strong> from the launch of <strong>Embassy Verde Phase II</strong>, a residential project within its large township development <strong>Embassy Springs</strong>.</p>



<p>The project is located in <strong>Bengaluru’s North Bengaluru micro-market</strong>, one of the fastest-growing residential corridors in the city due to its proximity to the <strong>Kempegowda International Airport</strong> and major employment hubs.</p>



<h3 class="wp-block-heading">Strong Demand for Township Living</h3>



<p>According to the developer, the strong response reflects rising homebuyer interest in <strong>integrated township developments</strong>, where housing is combined with social infrastructure, open spaces, and lifestyle amenities within a single master-planned community.</p>

<p>The project offers a mix of <strong>1, 2, 2.5 and 3 BHK apartments</strong>, with sizes ranging from <strong>601 sq. ft. to 1,344 sq. ft.</strong>, targeting a wide range of buyers—from young professionals to growing families.</p>

<p>Embassy Developments Ltd. has announced its entry into the Mumbai Metropolitan Region’s residential market, unveiling plans for <strong>three premium housing projects across Worli, Juhu and Alibaug</strong> with a <strong>combined gross development value exceeding ₹12,000 crore</strong>.</p>



<p>The expansion marks the first residential developments under the Embassy brand in Mumbai. The company plans to invest around <strong>₹4,500 crore</strong> to build a long-term presence in the region, with project launches scheduled to begin from <strong>Q4 FY2026</strong>. Together, the three developments will span approximately <strong>1.58 million sq. ft. of RERA carpet area</strong>.</p>



<p>The move comes at a time when Mumbai’s housing market continues to see strong traction at the <strong>luxury and ultra-luxury end</strong>, driven by high-net-worth buyers, limited land availability and rising preference for larger, amenity-rich homes.</p>



<p>Over the past year, Embassy Developments has focused on execution and delivery, completing and handing over six long-pending residential projects and delivering homes to more than <strong>3,300 families</strong>. <p>In a significant development for India’s real estate sector, <strong>Embassy Developments Limited (EDL)</strong> has announced the completion of a <strong>₹1,160 crore promoter fund infusion</strong>, marking the full subscription of warrants issued earlier. This move is aimed at strengthening the company’s balance sheet, accelerating project completions, and supporting its expansion across key markets including <strong>Bengaluru, NCR, and the Mumbai Metropolitan Region (MMR)</strong>.</p>



<p>The infusion was completed through the final tranche of ₹67.7 crore, with promoters converting warrants into equity shares at ₹111.51 per share. In total, approximately <strong>10.4 crore fully paid-up equity shares</strong> of face value ₹2 each have been allotted to the promoter group and its associated entities. Following this, <strong>the promoter shareholding in EDL has risen to around 41.4%</strong>, underlining strong long-term commitment.</p>

With the merger implemented on January 24, 2025, and the renaming to Embassy Developments Limited effective February 13, the <strong>Embassy Group (Jitendra Virwani, Aditya Virwani and group entities)</strong> became the new promoters with a controlling 41.4% stake.</p>



<p>This infusion now gives the company additional capital backing to leverage its expanded portfolio post-merger, particularly in commercial and residential segments across India’s top markets.</p>

The transaction is valued at Rs 1,125 crore and is subject to regulatory approvals.</p>

<p>Aditya Virwani, Managing Director of Embassy Developments Ltd., stated that the partnership with a major semiconductor company highlights Bengaluru’s appeal to multinational corporations. He added that the proceeds from the transaction will be reinvested into development projects.</p>
