<p>In a significant boost for affordable housing, the Maharashtra Housing and Area Development Authority’s (MHADA) Konkan Board has announced a substantial reduction in the sale prices of 6,248 flats in Kalyan taluka, Thane district. These homes, part of the &#8220;First Come, First Served&#8221; scheme launched in 2024 under the Pradhan Mantri Awas Yojana (Urban), are specifically designated for the Economically Weaker Section (EWS) category.</p>



<p>Revati Gaikar, Chief Officer of the Konkan Board, confirmed that this move will directly benefit eligible applicants and marks a crucial step towards fostering inclusive urban development. The revised sale price proposal for these flats, located at Mouje Shirgaon and Mouje Khoni, received approval from Sanjeev Jaiswal (I.A.S.), Vice President and Chief Executive Officer of MHADA.</p>



<p>Under the revised pricing structure, 5,236 flats at Mouje Shirgaon will see a reduction of ₹1,43,404 per flat, bringing the new sale price down to ₹19,28,742. Similarly, the price for 1,012 flats at Khoni has been decreased by ₹1,01,800 per dwelling unit, making the new cost per flat ₹19,11,700.</p>



<p>This reduction is anticipated to make home ownership significantly more accessible for citizens from economically weaker sections, addressing a critical need for affordable housing options in the Mumbai Metropolitan Region. The move aligns with the government&#8217;s broader commitment to providing housing for all and is expected to generate renewed interest in these Kalyan properties.</p>

<p>CIDCO’s &#8220;My Preferred CIDCO Home&#8221; Mass Housing Scheme has achieved a significant milestone, with over 1,00,000 applications received for its 26,000 tenements. The scheme, launched on October 12, 2024, has garnered an overwhelming response from citizens, highlighting the scheme&#8217;s popularity and public interest.</p>



<p>In response to requests from applicants, CIDCO has extended the deadline for online registration until December 26, 2024, to allow more time for citizens to complete the registration process and gather necessary documents. <p><em>29 Stalls Set Up from December 2-11 to Offer Information and Assistance with Registration</em></p>



<p>The Konkan Housing and Area Development Board of MHADA has initiated a large-scale campaign to promote the sale of flats under the First-Come, First-Serve (FCFS) scheme. These flats are available for Economically Weaker Sections (EWS), Low-Income Groups (LIG), and Middle-Income Groups (MIG) under the Pradhan Mantri Awas Yojana (PMAY-Urban). The flats are located in Virar-Bolinj, Khoni-Kalyan, Shirdhon-Kalyan, Gotheghar-Thane, and Bhandarli-Thane.</p>



<p>As part of this campaign, 29 information stalls have been set up at key locations across the region from December 2 to December 11, 2024. The stalls will provide detailed information about the available flats, application eligibility, and the online registration process. Applicants can apply through the official MHADA website (<a href="https://lottery.mhada.gov.in/">https://lottery.mhada.gov.in</a>). The registration process began on October 11, 2024.</p>



<p><strong>Campaign Details</strong><br>Mrs. Revati Gaykar, Chief Officer of the Konkan Board, highlighted that the stalls aim to assist prospective buyers by offering information on the FCFS flats, eligibility criteria, and the application process. In addition to the stalls, flyers and street plays are being organized to raise awareness about the housing schemes.</p>



<p><strong>Message to Applicants</strong><br>Mr. Anil Wankhade, Deputy Chief Officer of MHADA, encouraged potential applicants to take advantage of the campaign&#8217;s support services. This initiative is part of MHADA&#8217;s ongoing efforts to sell unsold flats across Maharashtra, as directed by MHADA Vice-President and CEO, Mr. Sanjeev Jaiswal.</p>



<p><strong>Stall Locations</strong><br>The stalls are strategically placed at various government offices and public locations. These include the head offices of municipal corporations in Vasai-Virar, Mira-Bhayandar, Ulhasnagar, Navi Mumbai, Kalyan-Dombivli, Thane, and Palghar. Additionally, stalls are available at district collector offices in Palghar and Thane, the Thane RTO, subdivision offices in Vasai, Ulhasnagar, Palghar, and Kalyan, and the tehsildar’s office in Ambernath. Other prominent locations include the Mahape MIDC administrative office, the Jivdani Devi Temple in Virar, churches in Virar and Vasai, and major railway stations in Virar, Vasai, Thane, Badlapur, Ambernath, Ulhasnagar, Vashi, Panvel, Dombivli, Karjat, and Kalyan.</p>



<p><strong>Support at the Stalls</strong><br>Each stall is staffed by Konkan Board representatives who provide comprehensive guidance on the housing schemes, eligibility, and the online application process. They assist with document requirements and help resolve any application-related issues immediately. For further support, a dedicated team at the MHADA office is available for coordination.</p>



<p><strong>Project Features</strong><br>Mr. Mahesh Jeswani, Chief Engineer at MHADA, stated that all the projects under the FCFS scheme are equipped with essential facilities, including 24-hour water supply, firefighting systems, lifts, and common areas. In addition, each housing complex will have sewage treatment plants and organic waste converters.</p>

<p>CIDCO’s “Select My CIDCO Home” Mass Housing Scheme has attracted an impressive 92,000 applications for 26,000 available homes within just one month of its launch. To accommodate the high demand, the deadline for online registrations has been extended until December 11, 2024.</p>



<p>Launched on October 11, 2024, the scheme offers 26,000 affordable housing units under the Pradhan Mantri Awas Yojana (PMAY) for Economically Weaker Section (EWS) and Lower Income Group (LIG) categories. These units are located at various nodes in Navi Mumbai, including Vashi, Bamandongri, Kharkopar, Kharghar, Taloja Mansarovar, Khandeshwar, Panvel, and Kalamboli. Applicants have the unique opportunity to select the tenement of their choice.</p>



<p>The scheme offers affordable prices along with the chance to live in Navi Mumbai, known for its excellent infrastructure, connectivity, and quality construction.</p>



<p>To assist applicants, the online registration deadline has been extended, giving them more time to collect necessary documents such as Income and Domicile Certificates. Additionally, the requirement for a barcoded Domicile Certificate has been relaxed, allowing applicants to submit a non-barcoded certificate during registration. However, a barcoded certificate will be required before the allotment letter is issued. The need for an affidavit on Rs.100 or Rs.500 stamp paper has also been relaxed, with applicants now allowed to submit a self-attested affidavit on plain paper.</p>



<p>CIDCO urges eligible applicants to apply for the scheme before the extended deadline to secure their chance of owning a home in Navi Mumbai.</p>

<p>Mumbai, September 2, 2024: The Mumbai Board of the Maharashtra Housing and Area Development Authority (MHADA) has announced a reduction in prices for several homes in its recent lottery. The board has adjusted the prices for 370 out of 2,030 homes, following the guidelines under DCPR 33 (5), (7), and 58.</p>

<p>In a surprising development, both a former central minister and a BJP MLA had rejected the same MHADA home due to its high cost.</p>



<p>State Housing Minister Atul Save on Wednesday confirmed that former Central Minister Dr. Bhagwat Karad declined the offer of a MHADA home, citing the steep prices. This follows a similar decision by BJP MLA Narayan Kuche, who had won the most expensive home in the 2023 MHADA lottery. The property, located at Crescent Towers, Tardeo, was priced at ₹7.57 crore and was allocated to Kuche through the MP/MLA quota. Kuche&#8217;s victory had initially displaced Karad, who was then serving as a central minister in the Modi cabinet.</p>



<p>Despite securing the home in the lottery, Kuche decided not to proceed, stating that the property&#8217;s cost was beyond his means. Under MHADA rules, if a winner declines their allotted home, the next person on the waiting list is given the opportunity. In this case, that person was Bhagwat Karad. However, Karad also chose to forgo the home, citing the same concern over the high price.</p>



<p>In response to significant public backlash over the high prices of homes in the MHADA lottery, the Maharashtra Housing and Area Development Authority (MHADA) has announced a 10% reduction in prices for High Income Group (HIG) homes. The price adjustment follows criticism from citizens about the affordability of homes in the recent lottery, which initially offered 2030 properties.</p>



<p>The new pricing will apply to 370 homes advertised under the DCPR 33 &amp; 5 guidelines, including the property initially won by Kuche and subsequently refused by both leaders. This adjustment aims to make homeownership more accessible for a broader range of buyers.</p>



<p><strong>Price Reductions Across All Income Categories</strong></p>



<p>MHADA&#8217;s recent decision impacts homes under the 33(5) and 33(7) schemes. The authority has introduced price cuts in all four income categories, reflecting a commitment to address affordability concerns:</p>

Save praised the contributions of Chief Minister Eknath Shinde, Deputy Chief Ministers Devendra Fadnavis and Ajit Pawar for their support in the housing sector.</p>



<h4 class="wp-block-heading"><strong>Enhanced Services and Future Plans</strong></h4>



<p>Sanjeev Jaiswal (IAS), MHADA Vice President and CEO, emphasized that &#8216;Shri and Shrimati Nivasi&#8217; symbolize MHADA’s commitment to providing clear guidance and facilitating homeownership dreams. The mascot is expected to enhance the public’s understanding of MHADA’s schemes and services.</p>



<p>Jaiswal also highlighted the implementation of the IHLMS 2.0 system, a transparent online lottery system that simplifies the process from registration to possession of apartments. MHADA plans to integrate chatbox technology into its mascot system and expand its presence on social media platforms to better connect with the public.</p>

<p>On August 9, 2024, MHADA launched its lottery for 2,030 homes in Mumbai, with the priciest unit located in Tardeo&#8217;s Crescent Tower, priced at Rs 7.57 crore. This building was also featured in the previous lottery.</p>



<p>The lottery includes homes across four categories: EWS (Economically Weaker Section), LIG (Low Income Group), MIG (Middle Income Group), and HIG (High Income Group).</p>



<p>Income limits for eligibility are as follows: EWS applicants must earn up to Rs 6 lakh per year, LIG applicants up to Rs 9 lakh, MIG applicants up to Rs 12 lakh, and there is no income cap for HIG applicants.</p>



<p>EWS candidates can apply for both EWS and LIG homes, LIG candidates can apply for, LIG, and MIG homes, while MIG candidates can apply for MIG homes and HIG homes. HIG applicants are restricted to applying solely for HIG homes.</p>



<p>Here are some of the locations where the MHADA lottery homes are available: Wadala, Mulund, Vikhroli, Pahadi Goregaon, Tardeo, Goregaon, Kandivali, Lower Parel, Borivali, Sion, JVPD-Juhu, Byculla, Dadar, Mahim, Mazgaon, Antop Hill, Santacruz, Chembur, Kurla, Andheri, Powai, and Malad.</p>



<p>The key eligibility criteria for the MHADA lottery are as follows:</p>



<ol class="wp-block-list">
<li>Domicile Requirement: Applicants must be domiciled in Maharashtra and at least 18 years old at the time of application.</li>



<li>Property Ownership Restrictions: Applicants must not own a home within the Mumbai Municipal Corporation limits. If married, the applicant&#8217;s spouse and minor children must also not own a home within BMC limits.</li>



<li>Previous Benefits: Applicants should not have previously received a government-subsidized home in Maharashtra through any government scheme.</li>

<p>There were mutliple questions from homebuyers applying for MHADA lottery and one amongst them was when does MHADA return the EMD to non winners.</p>



<p>There are 4082 homes that MHADA has put up in the lottery, which means there will be 4082 winners, already more than 37,000 applications have been receivecd for these homes.</p>



<p>With every application that one makes to MHADA there is an earnest money deposit (EMD) that one has to pay for entering the lottery.</p>



<p>For every home there are many people waiting to get the home. But what happens to those, who apply, pay the EMD but then don&#8217;t win the homes?</p>



<p>Ofcourse MHADA ins&#8217;t going to keep the money with it, it has to be given back to the applicant. So a refund process is initated by MHADA for the refund.</p>



<p>Rajendra Gaikwad, Dy Chief Officer, Marketing, said, &#8220;The refund will be processed for non winners, within 48 hours of the lottery.&#8221;</p>



<p>So which means, the money which one paid to MHADA as an EMD will be refunded to them, within 48 hours without any interest.</p>



<p>Which in itself is a big deal, because, knowing how government offices work, refunding someone the money within 48 hours is no mean feat.</p>



<p>Hope this answes the question to everyone who wants to apply for MHADA lottery and is scared that if they don&#8217;t win their money will be stuck with MHADA for long.</p>



<p>The applicant need not worry as MHADA won&#8217;t keep the money with it for long and will be refund the within 48 hours. So while keying in your details put the correct bank account in the lottery system.</p>
