<p>A flat in Napean Sea road was sold recently, the stamp duty paid for the registration of the flat is above Rs 3 crore, imagine what would be its cost.</p>

<p>A big ticket real estate deal took place recently in Mumbai’s Napean Sea Road. It is the same area which has seen several expensive real estate deals taking place in the past.</p>



<p>The flat measures 5,165 square feet and to register the deal, a stamp duty of Rs 3.05 crore was paid.</p>



<p>While the doucmentation in regards to the registration was carried out on August 31, the real estate deal was registered on September 7.</p>



<p>Napean Sea Road houses the who’s who of India’s buisness sector, most of the big businessmen of the nation own a house in the area or the vicinity.</p>



<p>A real estate deal in Napean Sea Road always catches the eye of the industry as it does end of up setting some sort of record.</p>



<p>Recently one more deal took place in the area, of which the consideration is a huge amount.</p>



<p>The flat sold is located on the 20th floor (10th habitable floor) of the building named The Residence.</p>



<p>According to documents made available to SquareFeatIndia by <a href="http://indextap.com" target="_blank" rel="noreferrer noopener">Indextap.com</a>, the flat measuring 5,165 square foot (RERA carpet) was sold for a total consideration of Rs 61.11 crore. The buyer as per the document is Ashish Goel</p>



<p>When calculated based on the per square feet rate, the cost of the apartment goes to Rs 1.18 lakh.</p>



<p>Along with he new apartment, the owners will also have access to 4 car parks in the building.</p>

<p><strong>Some Big ticket deals</strong></p>



<ul class="wp-block-list"><li>Jiten Doshi and Hetal Doshi, Jiten a reputed and well known name in the Capital Markets had bought a flat for Rs 61 crore in 33 South, Peddar Road, the per square feet rate was Rs 1.66 lakh. This deal took place in February.</li><li>Business tycoon Anurang Jain bought an apartment in Carmichael Residencies in 2020 for Rs 1.56 lakh per square feet.</li><li>The Daftary’s bought an apartment in 2020 in Carmichael Residencies for Rs 1.58 lakh per square feet.</li><li>The Motilal Oswal Family Trust paid Rs 1.48 lakh per square feet in 33 South, Peddar Road in 2020.</li><li>Sadbhav Land Pvt Ltd’s Arjun Betkekar paid Rs 1.13 lakh per square feet for a flat in Carmichael Residencies in January 2021</li></ul>

<p>Flat in South Mumbai was recently sold for Rs 1.13 lakh per square feet. The flat is located in a building that created several history in the year 2020.</p>

<p>Mumbai’s real estate is known for setting new records. A new realty record has been set at the start of the year of 2021. </p>



<h2 class="wp-block-heading">A flat was sold recently in South Mumbai for Rs 1.13 lakh per square feet. </h2>



<p>The flat that has been sold at this high price is located in a building that in the year 2020 has already set several records. </p>



<p>The flat measures 3183.96 square feet and was sold for a total consideration of Rs 36 crore. </p>



<p>R A Realty Ventures LLP sold the 7th floor apartment to Sadbhav Land Pvt Ltd’s Arjun Betkekar. </p>



<p>The flat is located on the 7th floor of the building Carmichael Residencies a prime property in South Mumbai. </p>



<p>Along with the apartment the buyer shall also have access to 4 car parks. </p>



<p>Carmichael Residencies has set records last year, it sold flats as high as Rs 1.58 lakh per square feet. </p>

<p>According to documents accessed by SquareFeatIndia, the recent deal of Rs 1.13 lakh per square feet was registered on January 8.</p>



<p>However, the documentation was carried out on December 24, 2020, when the stamp duty was 2% of he total value. </p>



<p>The <a href="http://igr.maharashtra.gov.in">stamp duty</a> paid for the registration of the apartment stood at Rs 72 lakh.  </p>



<p>According to a real estate broker aware about the deal, the building is luxurious and attracts a premium.</p>



<h2 class="wp-block-heading">Previous Top Deals</h2>



<p>In December 2020, The Daftary’s paid Rs 101 crore for a flat measuring 3183 square feet in Carmichael Residencies. The per square feet rate here was Rs 1.58 lakh.</p>



<p>In July 2020 Anurang Jain paid Rs 1.56 lakh per square feet for a flat in Carmichael Residencies. </p>



<p>In December 2020, Motilal Oswal Family trust paid Rs 1.48 lakh per square feet to buy a home in 33 South.</p>

<p>Two flats in Mumbai’s Tardeo area were sold for Rs 1,18,456 per sq ft. The two flats were sold on December 18 for a combined consideration of Rs 36.50 crore.</p>

<p>Two apartments in Mumbai’s Tardeo area were sold, last week for Rs 36.50 crore in the building <a href="https://theimperialedge.in/" target="_blank" rel="noreferrer noopener">The Imperial Edge.</a></p>



<p>The two flats are 3101 and 3102 located on the 31st floor of the building. </p>



<p>The total area of the two flats is 3081 sq ft and going by Rs 36.50 crore, the per sq ft rate comes to Rs 1.18 lakh. </p>



<p>The Tardeo deal according to documents accessed by <a href="http://squarefeatindia.com" target="_blank" rel="noreferrer noopener">SquareFeatIndia</a> was registered on December 18. </p>



<p>Flat number 3101 measurers 1540.65 sq ft and was purchased for Rs 18.60 crore (Rs 18,60,97,127). The second flat 3102 also measures the same and for this flat, the buyer paid Rs 17.89 crore (Rs 17,89,02,873).</p>



<p>The total stamp duty paid by the buyer is Rs 73.01 lakh to the developer. </p>



<p>The seller in this case is S D Corporation Pvt Ltd. The buyers are a well known business couple from Mumbai. </p>



<p>The buyers who didn’t wish to be identified includes a senior management member from India’s one of top mutual fund investment company.</p>



<p>Along with the flats the buyers will also have access to six car parks located in the Tardeo building. </p>



<p><strong>Expensive deals of Year 2020.<br></strong>Anurang Jain paid Rs 1.56 lakh per sq. ft. for an apartment in Carmichael Residences in July 2020.</p>



<p>In the same Carmichael Residencies Anurang Jain bought another flat in October for Rs 1.22 lakh per sq. ft. </p>



<p>Shushilkumar Jain paid Rs 1.30 lakh per square feet for an apartment in Bandra’s Navroze building.in July 2020.</p>



<p>Businessman Pratik Agarwal registered a flat in Samudra Mahal, for Rs 1.12 lakh per sq ft. in June 2020.</p>



<p>Veteran banker Romesh Sobti along with his wife bought an apartment for Rs 76 crore in Worli’s Three Sixty West in June 2020</p>
