<p>In a move that strengthens its footprint in Gujarat, Godrej Properties Ltd. (GPL), one of India’s leading real estate developers, has announced its foray into the Vadodara market with the acquisition of approximately 34 acres of land. The Mumbai-headquartered company plans to develop a premium plotted residential project on the site, with an estimated saleable area of around 9 lakh square feet.</p>



<p>The newly acquired land is situated on Ajwa Road, a rapidly emerging residential corridor in Vadodara known for its villa and plotted housing developments. The location boasts strong connectivity to the city’s key commercial and educational hubs, with easy access to Vadodara Airport and the city center, making it an attractive destination for homebuyers.</p>



<p>This marks GPL’s second land acquisition in Gujarat within a year. In October 2024, the company had entered the Ahmedabad market by acquiring a 3-acre parcel in the upscale Vastrapur area. The latest deal underlines GPL’s strategic focus on expanding its presence in high-growth markets through plotted development projects.</p>

<p>Godrej Properties Ltd. (GPL), a real estate developers, has announced the acquisition of a ~16-acre land parcel in Upper Kharadi, Pune. This marks the company’s second land deal in the Kharadi–Wagholi corridor within the same month, pushing the combined estimated revenue potential from both projects to approximately INR 7,300 crore.</p>



<p>The newly acquired land will be developed as a premium residential project with integrated high-street retail. The project is expected to offer a total developable area of around 2.5 million square feet, translating to an estimated revenue of ~INR 3,100 crore. The development aims to cater to aspirational homebuyers seeking a blend of urban convenience and modern living.</p>



<p>Upper Kharadi, part of the fast-evolving Kharadi-Wagholi belt, has become a high-demand micro-market due to its strategic location and connectivity. The area is well-linked to Pune’s prominent business zones and IT hubs, including Viman Nagar, Magarpatta, and Hadapsar. It also benefits from robust social infrastructure—schools, healthcare facilities, malls, restaurants, and upscale hotels—making it a sought-after location for both end-users and investors.</p>
