In a significant push to affordable housing, the Maharashtra government has approved the release of funds under the Pradhan Mantri Awas Yojana Urban for the Affordable Housing in Partnership (AHP) component.

As per the Government Resolution dated May 20, 2026, a total of ₹220.38 crore has been sanctioned for the general category beneficiaries (other than SC/ST component) under the scheme.

Fund Breakup

Central Share: ₹132.23 crore

State Share: ₹88.15 crore

Total Allocation: ₹220.38 crore

This fund will be disbursed through the SNA-SPARSH system, ensuring transparency and efficient tracking of fund utilization.

Where Will This Money Go?

The funds are aimed at accelerating Affordable Housing in Partnership (AHP) projects across Maharashtra. These projects are typically executed with developers, government agencies, and local bodies working together.

The implementing authority for this scheme in the state is Maharashtra Housing and Area Development Authority, which will oversee fund utilization and project execution.

Why This Matters for Maharashtra

1. Boost to Affordable Housing Supply

This funding will directly support the construction of EWS and LIG housing units, helping reduce the housing shortage in urban areas.

2. Faster Project Completion

With fresh funds being released, stalled or slow-moving housing projects can now pick up pace.

3. Stronger Public-Private Partnership

The AHP model encourages collaboration between government bodies and private developers, improving efficiency and delivery timelines.

What Does a Common Citizen Gain?

Access to Affordable Homes

Urban families struggling with high real estate prices will get access to subsidized, affordable housing units.

Reduced Financial Burden

Government support lowers the cost of housing, making homeownership more achievable for middle- and lower-income groups.

Better Living Conditions

Beneficiaries can expect:

Proper infrastructure

Legal and planned housing

Improved quality of life compared to informal or old housing setups

The Bigger Impact on Real Estate

This move is expected to:

Increase affordable housing inventory in urban Maharashtra

Strengthen confidence among developers in government-backed housing schemes

Support the broader vision of “Housing for All”

It also signals that the government is actively addressing urban housing challenges through structured funding and policy support.

The Maharashtra Housing and Area Development Authority (MHADA) has received an encouraging response to its 2026 Mumbai Board lottery, even as concerns grow over the rising prices of its so-called “affordable housing.”

As of Saturday late evening, MHADA recorded 7,157 applications, out of which 3,394 applicants have already paid the Earnest Money Deposit (EMD). With 2,640 homes on offer, this translates to nearly 3x application demand and over 2x serious (EMD-backed) demand, indicating robust interest from homebuyers despite pricing concerns.

Demand Tells a Different Story

The strong response comes at a time when MHADA has been facing criticism, especially over pricing in the Lower Income Group (LIG) category. Several LIG flats in this lottery are reportedly priced above ₹1 crore, with some units going as high as ₹2.09 crore, triggering a debate on whether MHADA is drifting away from its core affordable housing mandate.

Citizens and housing activists have questioned whether MHADA is increasingly catering to higher-income buyers rather than economically weaker sections. However, the sheer number of applications suggests that demand for MHADA homes—driven by trust, location, and government backing—remains intact.

At the same time, it is still unclear which income categories or specific locations are seeing the highest demand, making it difficult to conclusively determine whether affordability concerns are impacting buyer behavior at a granular level.

MHADA Lottery 2026: Key Highlights

Total flats: 2,640 units

Locations: Dadar, Wadala, Borivali, Goregaon, Powai, Vikhroli, Bandra, Chembur and more

Categories: EWS, LIG, MIG, HIG based on income slabs

Under-construction units: ~1,700 homes

Important Dates You Must Know

Application start date: March 30, 2026 (3:00 PM)

Last date to apply: April 29, 2026

Last date for EMD payment: April 30, 2026

Provisional list: May 5, 2026

Objection window: Till May 8, 2026

Final list: May 12, 2026

Lottery draw date: May 15, 2026

Application Process (Step-by-Step)

The MHADA lottery follows a fully online and transparent process:

Registration on official portal: housing.mhada.gov.in

Profile creation with personal and income details

Select income group & scheme

Upload documents (Aadhaar, PAN, ITR, domicile proof)

Submit application

Pay EMD via RTGS/NEFT

Even previously registered users must submit a fresh application for 2026.

Eligibility Criteria

Minimum age: 18 years

Must have Maharashtra domicile (15 years)

Must not own a house in the same jurisdiction

Income-based categories:

EWS: up to ₹6 lakh

LIG: ₹6–9 lakh

MIG: ₹9–12 lakh

HIG: above ₹12 lakh

Affordable or Not? The Big Question

While MHADA continues to position the scheme as an affordable housing initiative, the pricing of several units—especially in LIG and MIG categories—has raised serious concerns.

However, the market response suggests a gap between perception and reality:

Buyers may still see value in MHADA due to location advantage

Government-backed housing ensures legal clarity and lower risk

Limited supply in Mumbai keeps demand structurally high

In essence, while the debate around affordability is real, the numbers indicate that end-user demand remains strong, at least in the current cycle.

Conclusion

MHADA’s Mumbai Lottery 2026 presents a classic contradiction:
rising prices vs rising demand.

While criticism around affordability continues to grow louder, the application data shows that thousands of Mumbaikars are still willing to bet on MHADA homes.

Whether this demand sustains—or shifts away due to pricing pressures—will become clearer once category-wise data and final allotments are released.
