<p>India’s real estate market is seeing a clear shift towards consolidation, with large listed developers rapidly increasing their control over land acquisition across the country.</p>



<p>According to a new report by ANAROCK Group, nearly <strong>1 in every 2 land deals in FY 2026</strong> was closed by listed real estate companies—highlighting a growing dominance of organized players over smaller developers.</p>

<li><strong>Total land deals in FY26:</strong> 111</li>



<li><strong>Total land area transacted:</strong> 2,994+ acres</li>



<li><strong>Deals by listed developers:</strong> 54 deals (49% share)</li>



<li><strong>Land acquired by listed players:</strong> 1,433+ acres (48% share)</li>
</ul>



<p>This marks a significant rise from FY25, when listed players accounted for <strong>40% of land deals</strong>—now jumping to <strong>49% in FY26</strong>.</p>

<p>Among top listed developers:</p>

<li>Brigade Group followed with <strong>8 deals across ~81 acres</strong></li>
</ul>



<p>These players are aggressively expanding their land banks, positioning themselves for future project launches.</p>

<p>According to Anuj Puri, Chairman of ANAROCK:</p>

<p>Land acquisition today is capital-intensive and regulation-heavy, giving listed developers a strong advantage.</p>

<p>Even though total deals dropped from <strong>143 in FY25 to 111 in FY26</strong>, large developers maintained strong activity—closing <strong>54 deals</strong>, almost equal to last year’s 57.</p>
