<p>Hyderabad’s real estate market continued its upward momentum through the festive season, with <strong>home registrations up 5% year-on-year (YoY)</strong> and the <strong>total value of registered properties rising 25% YoY</strong> in <strong>October 2025</strong>, according to data from <strong>Knight Frank India</strong>.</p>



<p>The city’s appetite for <strong>premium housing</strong> remained strong, as registrations of <strong>homes priced above ₹1 crore surged 73% YoY</strong>, contributing <strong>54% of the total transaction value</strong> in October.</p>

<li><strong>23%</strong> of homes registered were priced <strong>above ₹1 crore</strong>, up from <strong>14%</strong> a year ago.</li>



<li><strong>68%</strong> of homes registered measured <strong>1,000–2,000 sq ft</strong>, while <strong>16%</strong> exceeded <strong>2,000 sq ft</strong>.</li>



<li><strong>Rangareddy district</strong> led registrations with <strong>47%</strong>, followed by <strong>Medchal-Malkajgiri (39%)</strong> and <strong>Hyderabad (14%)</strong>.</li>



<li><strong>Weighted average price:</strong> ₹4,729 per sq ft across the market, with <strong>Rangareddy</strong> seeing the sharpest rise of <strong>22% YoY</strong>.</li>



<li><strong>Top transactions:</strong> Five luxury properties valued above ₹10 crore — three in <strong>Banjara Hills</strong>, two in <strong>Puppalguda</strong>.</li>

<p>This reflects a clear <strong>shift toward larger, more luxurious homes</strong>, backed by higher disposable incomes and strong buyer sentiment.</p>

<p>Hyderabad’s residential real estate market continued its strong growth trajectory, recording a <strong>35% year-on-year (YoY)</strong> jump in property registrations during <strong>September 2025</strong>, according to the latest data from <strong>Knight Frank India</strong>.</p>



<p>A total of <strong>6,612 residential units</strong>, worth <strong>₹4,804 crore</strong>, were registered during the month — a <strong>70% increase in value terms YoY</strong> and a <strong>3% rise month-on-month (MoM)</strong>. This surge came despite the traditionally slow <strong>Shradh/Pitra Paksha period (7–21 September)</strong>, which was immediately followed by the festive season, boosting sentiment and registrations.</p>



<p>The <strong>weighted average price</strong> of registered properties in Hyderabad rose <strong>20% YoY</strong> to <strong>₹4,759 per sq ft</strong>, underlining the city’s premiumisation trend. <strong>Rangareddy district</strong> led the growth with a <strong>28% YoY</strong> price jump, cementing its position as a prime residential and commercial hub.</p>

<h3 class="wp-block-heading"><strong>Premium Segment Powers Growth</strong></h3>



<p>High-value homes continued to dominate Hyderabad’s housing market.</p>



<ul class="wp-block-list">
<li>Registrations of homes priced <strong>above ₹1 crore</strong> surged <strong>151% YoY</strong>, contributing <strong>22%</strong> of total registrations.</li>



<li>In value terms, this segment accounted for <strong>53% of total transaction value</strong>, underscoring a clear shift towards <strong>larger, premium homes with superior amenities</strong>.</li>



<li>Properties sized <strong>above 2,000 sq ft</strong> made up <strong>15%</strong> of registrations, up from 13% a year ago.</li>

<h3 class="wp-block-heading"><strong>District-Wise Trends</strong></h3>

<li><strong>Rangareddy</strong> accounted for <strong>45%</strong> of the total registrations, followed by <strong>Medchal–Malkajgiri (40%)</strong>, while <strong>Hyderabad district</strong> contributed <strong>14%</strong>.</li>



<li>Rangareddy also recorded three of the <strong>top five transactions</strong> of the month, including a property in <strong>Kondapur</strong> valued at over <strong>₹20 crore</strong>.</li>

<p>While September typically sees a slowdown in registrations due to the inauspicious Shradh period, <strong>the contrast between 2024 and 2025 is stark</strong>. Last year, half the month coincided with Shradh (17 Sept–2 Oct 2024), leading to a decline in registrations. This year, however, registrations bounced back quickly as the festive season began immediately after.</p>

<p>The housing market in July 2025 showed two very different stories in Hyderabad and Pune. While buyers in Hyderabad leaned heavily toward <strong>luxury and premium homes</strong>, Pune’s demand stayed <strong>broad-based and affordable</strong>, keeping its market buzzing with activity.</p>

<h3 class="wp-block-heading">Hyderabad: Fewer Sales but Bigger Homes</h3>



<p>Hyderabad recorded <strong>6,128 property registrations worth ₹4,175 crore</strong> in July 2025. That’s about <strong>30% fewer homes compared to July 2024</strong>, but the real story lies in what buyers are choosing.</p>



<ul class="wp-block-list">
<li><strong>Premium homes (₹1 crore and above) grabbed 19% of sales</strong> and almost half the total value.</li>



<li>The <strong>average property price went up by 14% YoY</strong>, showing a shift toward upscale living.</li>



<li>A majority of buyers picked <strong>1,000–2,000 sq. ft homes</strong>, but the share of large apartments above 2,000 sq. ft also grew to 16%.</li>



<li>Rangareddy emerged as the hottest district, with prices shooting up <strong>19% YoY</strong>.</li>
</ul>



<p>Big-ticket deals also made headlines, with properties in Raidurg and Madhapur crossing the <strong>₹10 crore mark</strong>.</p>



<p>Knight Frank’s CMD, <strong>Shishir Baijal</strong>, explained: <em>“Hyderabad’s market is clearly shifting toward premium housing. Even though overall registrations dropped, people are willing to pay more for quality and location.”</em></p>

<h3 class="wp-block-heading">Pune: More Sales, Steady Demand Across Segments</h3>



<p>In contrast, Pune saw a healthy <strong>6% rise in property registrations</strong>, with <strong>14,622 homes sold in July 2025</strong>. Stamp duty revenue also jumped to <strong>₹648 crore</strong>, up 24% from last year.</p>



<ul class="wp-block-list">
<li>Since January 2025, <strong>over 1.3 lakh properties have been registered</strong>, the highest in four years.</li>



<li>While <strong>83% of sales were for homes priced under ₹1 crore</strong>, premium housing is slowly expanding, with the ₹1 crore+ bracket rising from 14% last year to 16% this year.</li>



<li><strong>Bigger homes are gaining preference</strong>, with 33% of buyers choosing units above 800 sq. ft.</li>



<li><strong>Central Pune remained the top choice (76% of sales)</strong>, followed by West Pune at 15%.</li>
</ul>



<p>Baijal added: <em>“Pune’s housing market continues to benefit from steady demand in mid to high-value categories, with buyers also preferring larger homes.”</em></p>

<p>Indian homebuyers are increasingly seeking larger living spaces, even as property prices continue to rise. According to the latest ANAROCK data, the average flat sizes in the top seven cities grew by 7% in 2024, increasing from 1,420 sq. ft. in 2023 to 1,540 sq. ft. This growth underscores a broader post-COVID shift toward spacious homes, with buyers prioritizing comfort and size.</p>



<p>Between 2019 and 2024, average flat sizes in these cities recorded an impressive 34% jump, rising from 1,145 sq. ft. to 1,540 sq. ft. NCR (National Capital Region) stood out, registering a staggering 95% increase over the six-year period, growing from 1,250 sq. ft. in 2019 to 2,435 sq. ft. in 2024. In the past year alone, NCR saw a 29% increase, primarily driven by a surge in luxury housing supply.</p>



<p>Of the total 53,000 units launched in NCR in 2024, 70% were in the luxury segment, compared to just 40% of the 36,735 units launched in 2023. This growth in supply catered to the rising demand for premium homes priced above ₹1.5 crore. In contrast, the share of affordable housing supply in NCR dropped from 24% in 2023 to 11% in 2024, highlighting the region’s growing focus on luxury homes.</p>



<p>“Size is a defining characteristic of luxury homes, and NCR developers are closely responding to buyer demand,” said Anuj Puri, Chairman of ANAROCK Group.</p>



<p>Hyderabad, which had the second-highest average flat size at 2,103 sq. ft. in 2024, was the only city to record a dip in average size. The city saw a 9% decrease from 2,299 sq. ft. in 2023. Despite this, Hyderabad recorded a 24% rise over six years, up from 1,700 sq. ft. in 2019.</p>



<p>Mumbai Metropolitan Region (MMR) continued to have the smallest average flat sizes among the top seven cities. The average size rose marginally by 8% over six years, from 784 sq. ft. in 2019 to 849 sq. ft. in 2024. However, it still reflected the region’s chronic space constraints and high property prices.</p>



<p>Other southern cities, including Bengaluru and Chennai, saw significant increases in flat sizes. Bengaluru’s average flat size rose 30% in six years, from 1,280 sq. ft. in 2019 to 1,660 sq. ft. in 2024. In the last year alone, the city saw a 12% rise. Similarly, Chennai recorded a 31% increase over the six-year period, with average sizes rising from 1,100 sq. ft. in 2019 to 1,445 sq. ft. in 2024, including a 15% jump in the past year.</p>



<p>Kolkata and Pune also recorded steady growth in average flat sizes. Kolkata saw a 15% increase over six years, with sizes rising from 1,000 sq. ft. in 2019 to 1,149 sq. ft. in 2024. In Pune, flat sizes increased by 25%, growing from 910 sq. ft. in 2019 to 1,135 sq. ft. in 2024.</p>



<p>Despite rising property prices, the increasing preference for larger homes reflects the shift in consumer priorities post-COVID, particularly in urban areas. The demand for spacious homes, particularly in the luxury segment, continues to shape the dynamics of India’s residential real estate market.</p>
