<p>The housing market in July 2025 showed two very different stories in Hyderabad and Pune. While buyers in Hyderabad leaned heavily toward <strong>luxury and premium homes</strong>, Pune’s demand stayed <strong>broad-based and affordable</strong>, keeping its market buzzing with activity.</p>

<h3 class="wp-block-heading">Hyderabad: Fewer Sales but Bigger Homes</h3>



<p>Hyderabad recorded <strong>6,128 property registrations worth ₹4,175 crore</strong> in July 2025. That’s about <strong>30% fewer homes compared to July 2024</strong>, but the real story lies in what buyers are choosing.</p>



<ul class="wp-block-list">
<li><strong>Premium homes (₹1 crore and above) grabbed 19% of sales</strong> and almost half the total value.</li>



<li>The <strong>average property price went up by 14% YoY</strong>, showing a shift toward upscale living.</li>



<li>A majority of buyers picked <strong>1,000–2,000 sq. ft homes</strong>, but the share of large apartments above 2,000 sq. ft also grew to 16%.</li>



<li>Rangareddy emerged as the hottest district, with prices shooting up <strong>19% YoY</strong>.</li>
</ul>



<p>Big-ticket deals also made headlines, with properties in Raidurg and Madhapur crossing the <strong>₹10 crore mark</strong>.</p>



<p>Knight Frank’s CMD, <strong>Shishir Baijal</strong>, explained: <em>“Hyderabad’s market is clearly shifting toward premium housing. Even though overall registrations dropped, people are willing to pay more for quality and location.”</em></p>

<h3 class="wp-block-heading">Pune: More Sales, Steady Demand Across Segments</h3>



<p>In contrast, Pune saw a healthy <strong>6% rise in property registrations</strong>, with <strong>14,622 homes sold in July 2025</strong>. Stamp duty revenue also jumped to <strong>₹648 crore</strong>, up 24% from last year.</p>



<ul class="wp-block-list">
<li>Since January 2025, <strong>over 1.3 lakh properties have been registered</strong>, the highest in four years.</li>



<li>While <strong>83% of sales were for homes priced under ₹1 crore</strong>, premium housing is slowly expanding, with the ₹1 crore+ bracket rising from 14% last year to 16% this year.</li>



<li><strong>Bigger homes are gaining preference</strong>, with 33% of buyers choosing units above 800 sq. ft.</li>



<li><strong>Central Pune remained the top choice (76% of sales)</strong>, followed by West Pune at 15%.</li>
</ul>



<p>Baijal added: <em>“Pune’s housing market continues to benefit from steady demand in mid to high-value categories, with buyers also preferring larger homes.”</em></p>
