• Submit a PAN card and income documents
• Apply under the correct income category: EWS, LIG, MIG, or HIG

No domicile certificate yet? No problem.
MHADA has clarified that those without a domicile certificate can still apply as long as they submit proof that their application for the certificate is in process.

Application Deadline Closing In Fast

MHADA hasn’t announced an official last date, but given the flood of applications, experts warn that competition will be intense, and the number of applicants may quickly far exceed the number of available homes.

Applicants are advised to gather their documents early, especially the domicile certificate, which is turning out to be more important than money in this process.

Revati Gaikar, Chief Officer of the Konkan Board, confirmed that this move will directly benefit eligible applicants and marks a crucial step towards fostering inclusive urban development. The revised sale price proposal for these flats, located at Mouje Shirgaon and Mouje Khoni, received approval from Sanjeev Jaiswal (I.A.S.), Vice President and Chief Executive Officer of MHADA.

Under the revised pricing structure, 5,236 flats at Mouje Shirgaon will see a reduction of ₹1,43,404 per flat, bringing the new sale price down to ₹19,28,742. Similarly, the price for 1,012 flats at Khoni has been decreased by ₹1,01,800 per dwelling unit, making the new cost per flat ₹19,11,700.

This reduction is anticipated to make home ownership significantly more accessible for citizens from economically weaker sections, addressing a critical need for affordable housing options in the Mumbai Metropolitan Region. The move aligns with the government’s broader commitment to providing housing for all and is expected to generate renewed interest in these Kalyan properties.

The Konkan Housing and Area Development Board of MHADA has initiated a large-scale campaign to promote the sale of flats under the First-Come, First-Serve (FCFS) scheme. These flats are available for Economically Weaker Sections (EWS), Low-Income Groups (LIG), and Middle-Income Groups (MIG) under the Pradhan Mantri Awas Yojana (PMAY-Urban). The flats are located in Virar-Bolinj, Khoni-Kalyan, Shirdhon-Kalyan, Gotheghar-Thane, and Bhandarli-Thane.

As part of this campaign, 29 information stalls have been set up at key locations across the region from December 2 to December 11, 2024. The stalls will provide detailed information about the available flats, application eligibility, and the online registration process. Applicants can apply through the official MHADA website (https://lottery.mhada.gov.in). The registration process began on October 11, 2024.

Campaign Details
Mrs. Revati Gaykar, Chief Officer of the Konkan Board, highlighted that the stalls aim to assist prospective buyers by offering information on the FCFS flats, eligibility criteria, and the application process. In addition to the stalls, flyers and street plays are being organized to raise awareness about the housing schemes.

Message to Applicants
Mr. Anil Wankhade, Deputy Chief Officer of MHADA, encouraged potential applicants to take advantage of the campaign’s support services. This initiative is part of MHADA’s ongoing efforts to sell unsold flats across Maharashtra, as directed by MHADA Vice-President and CEO, Mr. Sanjeev Jaiswal.

Stall Locations
The stalls are strategically placed at various government offices and public locations. These include the head offices of municipal corporations in Vasai-Virar, Mira-Bhayandar, Ulhasnagar, Navi Mumbai, Kalyan-Dombivli, Thane, and Palghar. Additionally, stalls are available at district collector offices in Palghar and Thane, the Thane RTO, subdivision offices in Vasai, Ulhasnagar, Palghar, and Kalyan, and the tehsildar’s office in Ambernath. Other prominent locations include the Mahape MIDC administrative office, the Jivdani Devi Temple in Virar, churches in Virar and Vasai, and major railway stations in Virar, Vasai, Thane, Badlapur, Ambernath, Ulhasnagar, Vashi, Panvel, Dombivli, Karjat, and Kalyan.

Each stall is staffed by Konkan Board representatives who provide comprehensive guidance on the housing schemes, eligibility, and the online application process. They assist with document requirements and help resolve any application-related issues immediately. For further support, a dedicated team at the MHADA office is available for coordination.

Project Features
Mr. Mahesh Jeswani, Chief Engineer at MHADA, stated that all the projects under the FCFS scheme are equipped with essential facilities, including 24-hour water supply, firefighting systems, lifts, and common areas. In addition, each housing complex will have sewage treatment plants and organic waste converters.

Do you stay in the jurisdiction of Kalyan Dombivali Municipal Corporation (KDMC)? Then this news is of utmost importance to you.

The reason being, Maharashtra Real Estate Regulatory Authority (MahaRERA) recently came out with a list of 52 projects where they have Suspended , kept in Abeyance or Deregistered the projects.

According to several reports, MahaRERA took this decision after KDMC filed a complained against several developer for allegedly forging documents.

A report states that KDMC had claimed that some of the developers had allegedly forged documents to show that they had permissions, whereas no such permission was issued.

It is mandatory that every project that is registered with MahaRERA should have all the permissions required to carry out constructions from the planning authority. In this case the planning authority is KDMC for all the 52 projects which are now deregistered.

As per the RERA Act, 2016, all real estate projects are to be registered with the RERA in respective states. In Maharashtra, on registration of a project with MahaRERA, the projects are provided with a certificate and a number.

Every developer who wishes to sell a project in Maharashtra has to have this number, even to advertise, they need this number, any project that hasn’t been completed and not received an OC, they need to register with MahaRERA.

The watchdog’s job is to save the homebuyers from frauds and get them their home or investments back in case the project is delayed.

Before investing in any new project in Maharashtra, one should log in to the website of MahaRERA and check the details, before investing.

MHADA’s Konkan Board has put a total of 8,984 affordable homes up for sale. For this till Thursday night, the authority received a total of 26,560 applications.

These homes are located in Thane, Kalyan, Mira Road, Virar, Navi Mumbai and Sindhudurg area of Maharashtra.

The online registration began from 12 noon on August 24, 2021. From 3 pm the same day the applicants were able to apply for their affordable home of choice.

According to data available with SquareFeatIndia, MHADA received, 37,565 is the total number of registrations. of which 32,980 have been approved till Thursday night.

Of the total registration received by MHADA the applications received stands at 26,560 and till Thursday night 14,238 are participating in the lottery.

The application shall be accepted by MHADA till 11.59 pm of September 23, 2021.

The Earnest Money Deposit (EMD) will be accepted by MHADA till 11.59 pm of September 24, 2021.

Under the lottery there will be 6,180 homes under the Narendra Modi’s ambitious Pradhan Mantri Awas Yojna.

Under PMAY there will be 624 homes under the EWS category in Shirdone (Kalyan), in Khoni athere are 586 homes, in another scheme in Khoni there are 2016 homes, in Bhandarli there are a total of 1761 homes, in Goteghar a total of 1185 homes are included in the lottery.

In Mira Road under the EWS category there are 15 homes. Under LIG in Virar-Bolinj 1,742 homes, in Bhandarli there are 88 homes that are included in the affordable homes lottery.

In MIG category in Virar there are 36 homes in the lottery. There are two homes in Vengurla, another 196 homes in Mira Road are being made available in the lottery.

The homes are also located in Titwala, Ghansoli Kasarwadawli and other prominent areas of the Thane district.

Applicants can apply under the four categories of EWS, LIG, MIG and HIG depending on the salary they draw.

An applicant under EWS will have to pay Rs 5,000, LIG applicant will pay Rs 10,000, MIG applicant shall pay Rs 15,000 and HIG applicant will pay Rs 20,000 as EMD along with the application for the affordable homes.

The lottery shall be conducted in Thane’s Dr Kashinath Ghanekar auditorium on the day of Dusshera that is October 14, 2021.

Ramrajya is said to be a system where no one is wronged and justice is done to all.

Recently MahaRERA heard a case of a project named Ramrajya Neptune Udaan D, located at Amivali near Kalyan.

Homebuyer Ashish Kasbekar approached MahaRERA against Neptune Developers Ltd.

The homebuyer was seeking directions from MahaRERA that the builder refund him the money that he had paid him.

Kasbekar had booked a flat in the project Ramrajya Neptune Udaan D. He even was seeking compensation along with interest for the amount he had paid to the developer.

During the hearing both the parties appeared and made their submissions.

In the hearing, the builder’s representative showed willingness to refund the entire amount to the complainant.

The builders representative informed that they will refund Rs 81,442 before October 30, 2020.

During the course of hearing, the homebuyer accepted the statement made by the developer before MahaRERA through affidavit.

Dr Vijay Satbir Sing, Member I, MahaRERA noted in his order, “In view of the aforesaid settlement arrived at between both the parties, the MahaRERA feels that nothing survives in this complaint.”

“The liberty is granted to the complainant to approach MahaRERA is case of any default on the the part of respondent (builder).”

Godrej Properties Ltd. premium real estate developers, today announced that it has entered into an agreement to acquire a well-located land parcel in Kalyan.

Spread across 20 acres, this project will offer approximately 139,000 square meters (1.5 million square feet) of saleable area comprising primarily of residential apartments of varied configurations with a small amount of retail / commercial space. 

Kalyan is an established micro-market within MMR and this site is strategically located with multiple schools, hospitals, retail and residential spaces in close proximity.

Pirojsha Godrej, Executive Chairman, Godrej Properties said, “We are happy to add this new project in Kalyan to our portfolio. This fits well with our strategy of deepening our presence in key markets across India’s leading cities.”

Godrej Properties Ltd. in its consolidated financials for Q1 FY21 results had said its total booking value for Q1 FY21 increased by 71% to Rs 1,531 crore.

The company had said that by using digital sales tools they achieved strong sales thereby delivering highest ever market share in a quarter.

In Q1 FY20 the total booking value stood at Rs 897 crore. The booking volume for Q1 FY21 is 2.51 million sq. ft. It was 1.35 million sq. ft. in Q1 FY20.

Godrej Fund Management (“GFM”), the real estate private equity arm of the Godrej Group, had leased ~ 2 lakh sq. ft. office space at Godrej Two, a commercial office located in Vikhroli, Mumbai to A.P. Moller – Maersk’s business units in Mumbai.

This deal took place in July. According to the registration documents the deal was registered on July 9. The documents accessed by SquareFeatIndia reveals the lease amount as Rs 13.09 crore.
