<p>The City and Industrial Development Corporation (CIDCO) has announced the e-auction of&nbsp;<strong>30 premium plots</strong>&nbsp;across strategic nodes of Navi Mumbai — including Kharghar, Dronagiri, Kalamboli, Nerul, Airoli, Ghansoli, Sanpada, Koparkhairane, and New Panvel (W).</p>



<p>This auction comes just weeks after&nbsp;<strong>Prime Minister Narendra Modi inaugurated the Navi Mumbai International Airport</strong>, a major infrastructure milestone expected to catalyse real estate demand across the region.</p>



<p>The plots on offer cover&nbsp;<strong>residential, commercial, residential-cum-commercial, bungalow, service industry, and warehouse uses</strong>. Given their proximity to the airport and planned transport corridors like the Atal Setu, the plots are likely to attract intense developer and investor interest.</p>

<p>As the <strong>Navi Mumbai International Airport (NMIA)</strong> gears up for its much-anticipated first phase inauguration today, the region’s real estate market is witnessing a seismic shift. He adds that the <strong>proposed Aerocity</strong>, which will integrate commercial, residential and recreational spaces, will help create “a new urban ecosystem that blends work and lifestyle.”</p>



<p>The <strong>Atal Setu sea bridge</strong>, which has dramatically cut travel time between Navi Mumbai and South Mumbai, is another game-changer that places Panvel firmly on the real estate radar of buyers, developers, and investors.</p>

<p>The State Bank of India (SBI) has invited <strong>e-tenders for the outright purchase of 200 ready-built 2BHK residential flats</strong> in and around Mumbai, marking one of the largest institutional bulk housing purchase plans in recent times.</p>



<p>The tender, issued by the bank’s <strong>Premises &amp; Estate Department, Local Head Office – Mumbai Metro</strong>, specifies the requirement for flats located across four key suburban railway corridors, with 50 flats needed in each corridor.</p>

<p>With the completion of pressure conduit work under CIDCO’s Hetavane Water Supply Scheme, it will be now possible to supply an additional 30 MLD of water to Navi Mumbai through Hetavane Water Supply Scheme. This has helped in streamlining the water supply to the nodes under CIDCO jurisdiction.</p>



<p>“Various measures are being taken by CIDCO to ensure smooth water supply in nodes under CIDCO jurisdiction. An additional 30 MLD water has been immediately made available from the Hatavane Dam, as CIDCO completed work of the pressure conduit in the record time of 15 days. This has definitely brought relief to the citizens as the water supply in the nodes under CIDCO&#8217;s jurisdiction has been improved. Apart from this, discussions are going on with Navi Mumbai Municipal Corporation, MIDC and Maharashtra Jeevan Pradhikaran to resolve the water issue.” Dr. Sanjay Mukherjee, Vice Chairman and Managing Director, CIDCO.</p>



<p>Water is supplied by CIDCO to Kharghar, Ulwe, Taloja, Dronagiri, JNPT Port, Dighode MIDC area from Hetwane Water Supply Scheme. Due to the development of various projects &amp; mega housing schemes being undertaken by CIDCO in South Navi Mumbai citizens are now giving priority to these nodes for living. The demand for water is also increasing day by day due to the growing population in this node.</p>



<p>Water is being supplied in these nodes under CIDCO administered area through Hetavane Dam, NMMC’s Morbe Dam, MJP’s Palatganga source, Nhava- Shevha Scheme, and MIDC’s Barvi dam. The water demand for CIDCO jurisdiction area was 289 MLD but, CIDCO was getting only 259 MLD at the supply point with a shortfall of 30 MLD. Various short and long-term plans are being implemented by CIDCO to meet the growing water demand.</p>



<p>The Hetavane Water Supply Scheme which is the most important source of water supply, provides 150 MLD of water to CIDCO. CIDCO has obtained an additional quota of 120 MLD from Heatvane Dam which is sanctioned by the GoM Water Resource Department. In order to use the additional 120 MLD water storage, it is necessary to augment the existing Hetavane Scheme to 270 MLD which will require a time duration of 5 years.</p>



<p>However, to address the current water shortage, M/ s. Tata Consulting Engineers Ltd. &nbsp;(TCE) has been appointed by CIDCO as an expert consultant to explore the possibility of utilizing the available water resource and the recently completed underground micro tunneling as well as existing water supply infrastructure. TCE has been entrusted with the task of preparing a water augmentation plan for the maximum drawl of water from the Hetavane scheme.&nbsp;</p>



<p>In order to expedite the extraction of an additional 30 MLD of water, TCE recommended a long-closed pressure conduit instead of the existing open channel outlet. Accordingly, CIDCO has decided to connect the Hetavane Irrigation Canal Power Outlet (ICPO) to CIDCO’s water supply system through a pressure conduit. The design was prepared by CIDCO and received approval from Central Design Organisation (CDO), Nashik, and Water Resource Department (WRD), GoM. CIDCO has completed the work of the pressure conduit in a record time of 15 days and the pressure conduit is now operational since 6th June 2022. So it is now possible to draw additional 30 MLD water from Hetavane Water Supply Scheme.</p>



<p>The additional 30 MLD water reserves will help in streamlining the water supply in Kharghar, Taloja, Dronagiri, JNPT Port, and Dighode MIDC.</p>

<p>D Mart’s Avenue Supermarts Limited has won two plots in Kharghar’s Sector 36 for a bid of ₹40.39 crore.</p>

<p>D Mart, a name hardly anyone wouldn’t be aware about, from middle class to the rich everyone shops here.</p>



<p>However, the company that owns D Mart, that is Avenue Supermarts Limited is on a shopping spree.</p>



<p>D Mart’s Avenue Supermarts Limited won two huge plots in an e-auction held by CIDCO.</p>



<p>The two plots that D Mart’s main firm won are located in Kharghar’s sector 36.</p>



<p>The plots that Avenue Supermarts Limited won are numbered 28 and 29.</p>



<p>Plot number 28 measures 1962.13 square meters, for this plot the per square meter rate that was bid by D Mart’s Avenue Supermarts Limited was ₹67,500.</p>



<p>Thus taking the entire bid for plot 28 at ₹13.24 crore. The bidder who came second for this plot had bid ₹63,000 per square meter.</p>

<p>The second plot won by Avenue Supermarts Limited is plot 29, this plot measures, 2963.64 square meters.</p>



<p>For this D Mart’s Avenue Supermarts Limited had bid ₹91,602 per square meter thus taking the entire plot cost to ₹27.15 crore. There was only one bidder for this plot.</p>



<p>Both the plots are meant for residential plus commercial use and have an FSI of 1.5.</p>



<p>In tota 20 plots were put on auction by CIDCO of which 13 were in Kharghar, one in Panvel and the remaining in Pushpak Nagar.</p>



<p>A detailed email sent to Radhakishan Damani seeking his comment on the same didn’t yield us any response.</p>



<p>We specifically asked him about the residential part as the plots are meant for residential plus commercial use.</p>



<p>Earlier this year on March 31, Radhakishan Damani of D Mart along with Gopikishan Damani, bought a property located in Malabar Hill’s Narayan Dabholkar Marg.</p>



<p>The property measures a whooping 5752.22 square meteres, which translates into 61,916 square feet.</p>



<p>Both the new owners paid Rs 1001 crore for the property named Madhukunj.</p>



<p>The market price as per the ready reckoner rate of the property is Rs 723.98 crore.</p>



<p>This is the highest price ever paid for a property in Mumbai and probably in the country.</p>



<p>D Mart is a super market chain with its presence in several parts of the country.</p>

<p>A total of 12 plots will be put up on auction for lease by CIDCO. These plots are for residential cum commercial use. </p>

<p>The <a href="https://cidco.maharashtra.gov.in/#gsc.tab=0" target="_blank" rel="noreferrer noopener">City and Industrial Development Corporation </a>(CIDCO) has come up with plans for auctioning 12 prime plots in Navi Mumbai. </p>



<p>These plots that shall be available on lease are located in three different nodes of Navi Mumbai. </p>



<p>CIDCO will put out all the details regarding the auction on its website on Tuesday (June 15, 2021). This includes a scheme booklet with bidding schedule and others.</p>



<p>The plots that CIDCO has put on auction are located in Kharghar, Kalamboli and New Panvel. </p>



<p>These plots that are available on lease are for residential cum commercial use. </p>

<p>Of the 12 plots four are in Kharghar, five in Kalamboli two are in New Panvel (E) and one in New Panvel (W).</p>



<p>The base FSI of the plots is 1.5. </p>



<p>The bidder registration will start from June 15, 2021, at 11 am to 5 pm on July 7, 2021. </p>



<p>The e-auction will start from July 8, 2021, at 11 am and will continue till 5 pm the same day. </p>



<p>The auctions for the lease of these plots are of importance for the Navi Mumbai real estate industry. </p>



<p>The more the plots, the more real estate construction shall take place thus meeting the growing demand and stabalizing the home prices. </p>



<p>The plots mostly fetches CIDCO way above the reserve prices, as shortage of lands leads to builders trying to outdo each other while bidding. </p>

<p>Navi Mumbai Metro had its first  trial run on Friday. Navi Mumbai Metro to partially open for the public in December 2021.</p>

<p>Just over a decade after the foundation stone was laid for Navi Mumbai Metro, Navi Mumbai Metro rail made its run for the first time on Friday. The metro rail plied for a short distance as part of a trial run of just less than a kilometre.</p>



<p>The trial run was conducted by <a href="https://cidco.maharashtra.gov.in/" target="_blank" rel="noreferrer noopener">City and Industrial Development Corporation of Maharashtra Ltd </a>(CIDCO) between the car depot at Taloja and the test track. “For safety reasons, metro’s speed during the trial was kept low at 65 kmph,” said Dr. Sanjay Mukherjee, Vice Chairman &amp; Managing Director, CIDCO.</p>



<p>Going forward, several trial runs will be conducted on the completed stretch of the metro corridor, before it is certified “fit” by the Commissioner of Metro Rail Safety to ferry the public.&nbsp;</p>



<p>Despite having taken 11-years to construct, it will take another couple of years for the entire route to be ready and made open for public operations.</p>



<p>The entire 11.1-km stretch between Belapur Railway Station and Pedhar will be opened in two phases. The first being, Central Park to Pendhar in December 2021 of around 4-km and eventually the entire route by December 2022.</p>



<p>These renewed deadlines are only if the trials and pending works on the alignment go as planned. In an eventuality of any delay or yet stringent lockdown, people may once again witness at another deadline. In the last 11 years, the metro project’s construction had stalled on a few occasions.</p>



<p>Earlier this year, from February, CIDCO had appointed Maharashtra Metro Rail Corporation Limited or Maha Metro for faster implementation of Navi Mumbai Metro Rail’s maiden line between Belapur to Pendhar.</p>

<p>19 plots in Navi Mumbai are up for Grabs. These plots are being leased out by CIDCO, read here to Know the price and the locations.</p>

<p>Navi Mumbai, a well planned city provides a systematic living for its residents. </p>



<p>There are many who left the tony suburbs of western Mumbai to live in the planned city of Navi Mumbai. </p>



<p>There are stil many who wouldn&#8217;t mind shifting to Navi Mumbai if given a chance from the nearby cities </p>



<p>For such people, who have an interest in Navi Mumbai they should surely read more. </p>



<h2 class="wp-block-heading">CIDCO the planning authority has put 19  plots in two different areas of Navi Mumbai on <a href="https://eauction.cidcoindia.com/eAuction/?0" target="_blank" rel="noreferrer noopener">auction</a>.</h2>



<p>Of the 19 plots, 10 plots are located in Navi Mumbai&#8217;s Kharghar area while the remaining nine are in New Panvel (E).</p>



<p>The offset price for the 10 Kharghar plots is Rs 1 lakh per square meter. While the same for the none New Panvel plots is Rs 70,000 per square meter. </p>



<p>The size of the plots are between 60.45 square meters to 279.52 square meters.</p>

<p>To apply for the e-auction process one has to register and the online registrations are open.</p>



<p>Those interested can submit the application, make payment of EMD<br>and processing fee etc. on eTender cum eAuction <a href="https://eauction.cidcoindia.com/eAuction/?0" target="_blank" rel="noreferrer noopener">Website</a> till April 6.</p>



<p>The last date for bid sumission is April 7 and the eAuction shall be held on April 8. The results shall be published on April 9.</p>



<p><strong>Who are eligible to make an offer:<br></strong>a. Any person competent to contract under the Indian Contract Act,1872<br>b. Company incorporated under the Indian Companies Act, 1956.<br>c. Partnership Firm registered under Indian Partnership Act 1932.<br>d. Limited liability partnership (LLP)<br>e. Public Trust registered under Public Trust Act, 1950 and registered under the<br>Society Registration Act, 1860.<br>f. Co-Operative Society registered under the Maharashtra Co-operative Societies<br>Act, 1960.<br>g. Bids received from Proposed Company / Public Trust / Co-op. Society/<br>Partnership firm/LLP not registered will be treated as an individual applicant.</p>



<p><strong>Conduct of eAuction/ Online auction:<br></strong>As per time schedule, bidder shall participate in e-Auction by logging in the<br>website. Please note that no time extension will be given after closing time.<br>During e-Auction every bidder can bid in multiple of Rs. 1000-/ per sq. mt.<br>only.</p>



<p><strong>eAuction Final Result</strong>:<br>After completion of e-Tender cum e-Auction process, for the particular plots, the highest e-auction bid amount will be compared with highest<br>closed bid (e-Tender) amount submitted and the highest of the two, will be<br>declared as the successful bidder.</p>



<p><strong>Refund of EMD:<br></strong>After completion of e-Auction and approval of Competent Authority, the<br>EMD amount received from Bidders other than the highest Bidder will be<br>returned without interest, online into the Bank Account provided by the<br>bidder at the time of Registration. In case the number of bidders during the<br>process are less than 3 then, the decision of the Corporation may take<br>some time. Hence, the EMD refund may take extra time in such situation.</p>



<p><strong>Navi Mumbai: The City of the future</strong>: </p>



<p>Navi Mumbai (formerly New Bombay) is situated on the mainland across Mumbai harbour.
