CIDCO’s “My Preferred CIDCO Home” Mass Housing Scheme has achieved a significant milestone, with over 1,00,000 applications received for its 26,000 tenements. The scheme, launched on October 12, 2024, has garnered an overwhelming response from citizens, highlighting the scheme’s popularity and public interest.

In response to requests from applicants, CIDCO has extended the deadline for online registration until December 26, 2024, to allow more time for citizens to complete the registration process and gather necessary documents. The extension aims to accommodate the large number of interested applicants and ensure a smooth registration experience.

The scheme offers 26,000 affordable tenements under the Economically Weaker Section (EWS) and Low-Income Group (LIG) categories as part of the Pradhan Mantri Awas Yojana (PMAY). These homes are located in prime nodes across Navi Mumbai, including Vashi, Bamandongri, Kharkopar, Kharghar (W), Kharghar (E), Taloja, Mansarovar, Khandeshwar, Panvel, and Kalamboli. The homes promise an enriched lifestyle with excellent infrastructure, connectivity, and quality construction, making them an attractive option for those seeking affordable housing in the region.

CIDCO has also relaxed several conditions to ease the registration process, including the requirement for barcoded Domicile Certificates and notarized affidavits. These changes have allowed a larger number of citizens to apply more conveniently.

To facilitate registration, CIDCO has set up a dedicated website for the scheme: http://cidcohomes.com/. For more details or assistance with the registration process, applicants can contact the helpline at 9930870000. CIDCO is also regularly updating information about the scheme on its official social media channels.

The achievement of 1,00,000 applications reflects public recognition of CIDCO’s credibility and contributions to the housing sector, and the authority is confident that the momentum will continue until the final registration deadline.

CIDCO’s “Select My CIDCO Home” Mass Housing Scheme has attracted an impressive 92,000 applications for 26,000 available homes within just one month of its launch. To accommodate the high demand, the deadline for online registrations has been extended until December 11, 2024.

Launched on October 11, 2024, the scheme offers 26,000 affordable housing units under the Pradhan Mantri Awas Yojana (PMAY) for Economically Weaker Section (EWS) and Lower Income Group (LIG) categories. These units are located at various nodes in Navi Mumbai, including Vashi, Bamandongri, Kharkopar, Kharghar, Taloja Mansarovar, Khandeshwar, Panvel, and Kalamboli. Applicants have the unique opportunity to select the tenement of their choice.

The scheme offers affordable prices along with the chance to live in Navi Mumbai, known for its excellent infrastructure, connectivity, and quality construction.

To assist applicants, the online registration deadline has been extended, giving them more time to collect necessary documents such as Income and Domicile Certificates. Additionally, the requirement for a barcoded Domicile Certificate has been relaxed, allowing applicants to submit a non-barcoded certificate during registration. However, a barcoded certificate will be required before the allotment letter is issued. The need for an affidavit on Rs.100 or Rs.500 stamp paper has also been relaxed, with applicants now allowed to submit a self-attested affidavit on plain paper.

CIDCO urges eligible applicants to apply for the scheme before the extended deadline to secure their chance of owning a home in Navi Mumbai.

In a surprising development, both a former central minister and a BJP MLA had rejected the same MHADA home due to its high cost.

State Housing Minister Atul Save on Wednesday confirmed that former Central Minister Dr. Bhagwat Karad declined the offer of a MHADA home, citing the steep prices. This follows a similar decision by BJP MLA Narayan Kuche, who had won the most expensive home in the 2023 MHADA lottery. The property, located at Crescent Towers, Tardeo, was priced at ₹7.57 crore and was allocated to Kuche through the MP/MLA quota. Kuche’s victory had initially displaced Karad, who was then serving as a central minister in the Modi cabinet.

Despite securing the home in the lottery, Kuche decided not to proceed, stating that the property’s cost was beyond his means. Under MHADA rules, if a winner declines their allotted home, the next person on the waiting list is given the opportunity. In this case, that person was Bhagwat Karad. However, Karad also chose to forgo the home, citing the same concern over the high price.

In response to significant public backlash over the high prices of homes in the MHADA lottery, the Maharashtra Housing and Area Development Authority (MHADA) has announced a 10% reduction in prices for High Income Group (HIG) homes. The price adjustment follows criticism from citizens about the affordability of homes in the recent lottery, which initially offered 2030 properties.

The new pricing will apply to 370 homes advertised under the DCPR 33 & 5 guidelines, including the property initially won by Kuche and subsequently refused by both leaders. The price reductions are as follows: 25% for Economically Weaker Sections (EWS), 20% for Low Income Group (LIG), 15% for Middle Income Group (MIG), and 10% for HIG homes.

MHADA’s decision to reduce prices aims to address the affordability concerns and provide a more equitable opportunity for potential buyers. The adjusted homes will be available in an upcoming lottery, offering renewed hope to those seeking housing in Mumbai.

Significant Price Cuts Across All Income Categories; Application Deadline Extended

In response to public feedback and criticism over the high prices of its homes, the Maharashtra Housing and Area Development Authority (MHADA) has announced a substantial reduction in the rates for 370 homes included in its latest lottery for Mumbai. This adjustment aims to make homeownership more accessible for a broader range of buyers.

Price Reductions Across All Income Categories

MHADA’s recent decision impacts homes under the 33(5) and 33(7) schemes. The authority has introduced price cuts in all four income categories, reflecting a commitment to address affordability concerns:

Economically Weaker Sections (EWS): Prices have been reduced by 25%.

Low Income Group (LIG): Prices are down by 20%.

Middle Income Group (MIG): A 15% reduction has been applied.

High Income Group (HIG): Prices have been cut by 10%.

These reductions come after MHADA faced significant backlash regarding the previously high prices of its homes. The move is expected to ease the financial burden on potential buyers across different economic strata.

Extended Application Deadline

To accommodate the increased interest and ensure more people can benefit from the reduced prices, MHADA has extended the application deadline. Originally set for September 4, the new deadline is now September 19. This extension provides additional time for prospective buyers to submit their applications for the lottery.

Introduction of MHADA’s New Mascot

The event also marked the unveiling of MHADA’s mascot, ‘Shri and Shrimati Nivasi.’ Housing Minister Atul Save highlighted that the mascot would serve as a goodwill ambassador, helping citizens navigate MHADA’s procedures and making information about housing schemes more accessible. Save praised the contributions of Chief Minister Eknath Shinde, Deputy Chief Ministers Devendra Fadnavis and Ajit Pawar for their support in the housing sector.

Enhanced Services and Future Plans

Sanjeev Jaiswal (IAS), MHADA Vice President and CEO, emphasized that ‘Shri and Shrimati Nivasi’ symbolize MHADA’s commitment to providing clear guidance and facilitating homeownership dreams. The mascot is expected to enhance the public’s understanding of MHADA’s schemes and services.

Jaiswal also highlighted the implementation of the IHLMS 2.0 system, a transparent online lottery system that simplifies the process from registration to possession of apartments. MHADA plans to integrate chatbox technology into its mascot system and expand its presence on social media platforms to better connect with the public.

Conclusion

With these adjustments, MHADA aims to address affordability concerns and make homeownership more attainable for Mumbai’s diverse population. The reduced rates and extended application deadline are steps towards enhancing accessibility and addressing the housing needs of various income groups in the city.

There were mutliple questions from homebuyers applying for MHADA lottery and one amongst them was how does MHADA decide on wait list.

There are 4082 homes that MHADA has put up in the lottery, which means there will be 4082 winners, already more than 37,000 applications have been receivecd for these homes.

For every home there are many people waiting to get the home. But what happens if the one who won the house in the lottery doesn’t want to take the home?

In this case the lotter system activates the wait list. The wait list like winners is drawn via the lottery system on the same day of the results.

MHADA now follows a simple policy for drawing the wait list. Which is minimum 1 and maximum 10 per cent of the total homes available in the scheme.

So for example if there’s 1 home in a scheme, then there will be one winner and 1 wait list, if there are 100 homes then there will a list of 100 winners and 10 wait list.

Rajendra Gaikwad, Dy Chief Officer, Marketing, said, “We follow a process which is minimum 1 and maximum 10 per cent for drawing the wait list during the lottery process.”

So whenever the one who has won the home, withdraws from the lottery, the wait list gets activated and the first person on the wait list becomes eligible for the home.

This allows the housing authority to see to it that all the homes are alloted in the lottery to applicants.
