The Konkan Housing and Area Development Board of MHADA has initiated a large-scale campaign to promote the sale of flats under the First-Come, First-Serve (FCFS) scheme. As part of this campaign, 29 information stalls have been set up at key locations across the region from December 2 to December 11, 2024. State Housing Minister Atul Save on Wednesday confirmed that former Central Minister Dr. Bhagwat Karad declined the offer of a MHADA home, citing the steep prices. There are 4082 homes that MHADA has put up in the lottery, which means there will be 4082 winners, already more than 37,000 applications have been receivecd for these homes.

For every home there are many people waiting to get the home. But what happens if the one who won the house in the lottery doesn’t want to take the home?

In this case the lotter system activates the wait list. The wait list like winners is drawn via the lottery system on the same day of the results.

MHADA now follows a simple policy for drawing the wait list. Which is minimum 1 and maximum 10 per cent of the total homes available in the scheme.

So for example if there’s 1 home in a scheme, then there will be one winner and 1 wait list, if there are 100 homes then there will a list of 100 winners and 10 wait list.

Rajendra Gaikwad, Dy Chief Officer, Marketing, said, “We follow a process which is minimum 1 and maximum 10 per cent for drawing the wait list during the lottery process.”

So whenever the one who has won the home, withdraws from the lottery, the wait list gets activated and the first person on the wait list becomes eligible for the home.

This allows the housing authority to see to it that all the homes are alloted in the lottery to applicants.

A new Maharashtra government resolution that came out on Thursday has directed MHADA to reduce the sizes of homes that it provides via lottery to High Income Group and Middle Income Group.

Earlier the sizes of homes for MIG and HIG were 160 Sq Mt and 200 Sq Mt respectively, now the sizes have been reduced to up to 90 Sq Mt for MIG sand above 90 Sq Mt for HIG.

Not only this the government has also changed the rules for application, earlier a person from EWS category was eligible to apply for all the schemes in all the categories now this has been reduced to EWS and LIG.

An applicant from LIG could apply in LIG, MIG and HIG schemes, but now can apply only in LIG and MIG schemes in MHADA lottery.

Also an applicant of MIG can now apply only in MIG and HIG schemes, whereas an applicant form HIG can apply in HIG schemes of MHADA lottery.

Family annual income of a person residing in MMR, NMRDA, NIT, and Municipal Corporation with population above 10 lakh will decide their categories.
For EWS it is up to ₹6 lakh, for LIG it is up to ₹9 lakh, for MIG it is up to ₹12 lakh and for HIG there’s no limit.

In rest or Maharashtra it is up to ₹4.5 lakh per Annum family income for EWS, while for LIG it is ₹7.5 lakh per Annum. For MIG & HIG it is same across the state.
