However, the promoter could not obtain the required 51% consent from allottees, which is typically necessary for such extensions.

Why MahaRERA Granted the Extension

MahaRERA noted that not granting the extension could halt the project entirely, leaving homebuyers in limbo. To avoid this, the Authority allowed the extension but invoked its powers under Section 7(3), which enables it to impose additional terms and conditions while keeping the project registration active.

The aim, MahaRERA stated, is to protect homebuyers’ interests while ensuring the project is completed efficiently.

  The promoter must submit PERT/CPM or Bar Charts detailing project milestones within 15 days of the order.
• Sharing with Homebuyers:
  These timelines must be shared with all homebuyers, ensuring they have a clear view of the builder’s commitments.
• Monthly Progress Reports:
  The promoter must file monthly updates with MahaRERA and the homebuyers’ association, detailing achievements and any delays.
• Occupancy Certificate (OC) Updates:
  Once partial or full OC is received, the developer must update MahaRERA and the project’s online portal.
