<p>In a major opportunity for homebuyers, <strong>MHADA’s Mumbai Housing and Area Development Board</strong> has announced the sale of <strong>120 flats on a “First Come, First Served” (FCFS) basis</strong>, without any lottery process. Online registration for this scheme will begin on <strong>5 February 2026 at 11:00 a.m.</strong> on MHADA’s official portal.</p>



<p>These flats were earlier offered under MHADA lotteries but remained unsold due to various reasons. The Board has now made them available again through a transparent FCFS mechanism, allowing applicants to directly select flats online.</p>



<h3 class="wp-block-heading"><strong>Important Dates and Application Process</strong></h3>



<p>While online <strong>registration</strong> starts on <strong>5 February</strong>, the actual process of <strong>online application submission, payment of security deposit, application fee, and flat selection</strong> will commence from <strong>12 February 2026 at 11:00 a.m.</strong></p>



<p>Applicants must first complete their registration on MHADA’s official website:<br><strong><a href="https://bookmyhome.mhada.gov.in">https://bookmyhome.mhada.gov.in</a></strong></p>



<p>Once registered, applicants can log in to submit the application, pay the required security deposit and application fee, and proceed to select a flat if available.</p>

<h3 class="wp-block-heading"><strong>Eligibility and Documents</strong></h3>



<ul class="wp-block-list">
<li>Applicant must be <strong>at least 18 years old</strong> on the date of application</li>



<li>Applicant must be an <strong>Indian citizen</strong></li>
</ul>



<p><strong>Required documents:</strong></p>



<ul class="wp-block-list">
<li>Unmarried applicants: Aadhaar Card and PAN Card</li>



<li>Married applicants: Aadhaar and PAN Cards of both husband and wife</li>



<li>Divorced applicants: Certified copy of court judgment or appeal filed (possession will not be granted without final judgment and decree certificate)</li>



<li>Reserved category applicants: Caste Validity Certificate (or caste certificate if validity is not available)</li>



<li>Mobile number linked with Aadhaar is mandatory</li>



<li>Email IDs of both spouses (or individual email ID for unmarried applicants)</li>
</ul>



<h3 class="wp-block-heading"><strong>Flat Selection and Payment Rules</strong></h3>



<p>After payment of the security deposit, applicants will see the <strong>“Book My Home”</strong> option. Details such as building/wing number, flat number, and floor will be displayed. Flats can be selected only if they are available.</p>



<p>Once the security deposit is paid:</p>



<ul class="wp-block-list">
<li>The application becomes <strong>view-only</strong>, and no changes can be made</li>



<li>Applicants must carefully verify all details in the receipt</li>
</ul>



<p>After finalising a flat, the applicant must pay <strong>10% of the flat’s sale price within 48 hours</strong>. Failure to do so will result in:</p>



<ul class="wp-block-list">
<li>Automatic cancellation of the flat allotment</li>



<li><strong>Forfeiture of the entire security deposit</strong></li>
</ul>



<p>With one security deposit, only <strong>one flat</strong> can be booked at a time. Rebooking the same flat after 48 hours requires payment of a <strong>fresh security deposit</strong>.</p>



<h3 class="wp-block-heading"><strong>Payment of Remaining Amount</strong></h3>



<p>Once MHADA receives the 10% payment, a <strong>temporary offer letter</strong> will be issued online. The remaining amount must be paid within <strong>90 days</strong>.</p>



<p>An extension of up to <strong>90 additional days</strong> may be granted as per rules, with applicable interest. If payment is still not made, the allotment will be cancelled without assigning any reason.</p>



<p>If the applicant cancels the flat after issuance of the temporary offer letter, or fails to complete payments:</p>



<ul class="wp-block-list">
<li><strong>1% of the flat’s sale price</strong> will be deducted</li>



<li>The remaining amount will be refunded <strong>without interest</strong></li>
</ul>



<h3 class="wp-block-heading"><strong>Loan Facility</strong></h3>



<p>Applicants opting for a housing loan must upload the <strong>Pre-Sanction Letter</strong> from the financial institution through their login. MHADA will then issue a <strong>No Objection Certificate (NOC)</strong> in favour of the bank.</p>



<p>After full payment of the flat price and stamp duty, MHADA will issue the <strong>allotment letter and possession letter</strong>.</p>



<h3 class="wp-block-heading"><strong>Warning Against Brokers</strong></h3>



<p>MHADA has clarified that <strong>no agent, broker, or property advisor has been appointed</strong> for this scheme. The Board will not be responsible for any transactions made with unauthorised persons.</p>
