Marking a significant milestone in one of the country’s largest urban redevelopment projects, the Maharashtra Housing and Area Development Authority on Thursday began the distribution of rehabilitation flats to residents of the Worli BDD Chawl project, with 36 eligible beneficiaries receiving possession of their homes on the very first day.

An additional 41 residents were issued allotment letters, initiating the phased handover of 827 tenements in Wings F, G and H of Rehabilitation Building No. 1, which recently received its Occupancy Certificate.

The distribution process is being conducted at MHADA’s project office in Worli and will continue on working days between 11 a.m. and 6 p.m.

A Landmark Redevelopment Project Gains Momentum

Spread across nearly 192 acres, the BDD Chawl redevelopment is widely regarded as one of Asia’s largest urban renewal initiatives. The project spans key locations including Worli, N.M. Joshi Marg, Parel and Naigaon, and is being implemented by MHADA through its Mumbai Housing and Area Development Board.

At Worli alone, 9,689 residents from 121 old chawls are set to be rehabilitated. The project represents a major shift in Mumbai’s redevelopment strategy—moving from incremental building upgrades to large-scale, master-planned urban transformation.

From 160 sq ft to 500 sq ft: A Generational Upgrade

For thousands of families, the redevelopment is more than just a change of address—it is a transformation in quality of life.

Residents who earlier lived in 160 sq ft single-room tenements will now receive 500 sq ft carpet area 2 BHK flats, offered on a freehold basis at no cost.

The new homes are equipped with:

Vitrified flooring and granite kitchen platforms

Aluminium-framed windows and branded fittings

Advanced fire safety systems and multiple elevators

Each apartment also comes with a dedicated parking space within a multi-level podium structure.

Beyond Housing: A Self-Sustained Urban Township

The project is designed not just as a housing upgrade but as a complete urban ecosystem. Plans include:

Commercial complexes and retail spaces

Schools, hospitals, and hostels

Gymnasiums and community infrastructure

Sewage treatment and rainwater harvesting systems

Solar energy integration

Additionally, heritage landmarks such as Jambori Maidan and Ambedkar Maidan will be preserved, while one of the original chawl structures will be converted into a museum to document the area’s socio-cultural history.

Structured Rehabilitation and Resident Support

MHADA has put in place a comprehensive rehabilitation framework to ensure a smooth transition:

Sequential distribution of flats across Wings F, G, and H

Mandatory in-person verification and documentation

12-year post-possession maintenance support

During the construction phase, residents were provided either transit accommodation or rent compensation, ensuring continuity of housing security.

Implications for Mumbai’s Real Estate Landscape

The progress at Worli signals a broader shift in Mumbai’s redevelopment narrative. Large-scale cluster redevelopment projects such as BDD Chawl demonstrate the feasibility of:

High-density vertical housing in core city areas

Efficient land utilization in premium locations

Integrated township planning within existing urban fabric

As the project advances, it is expected to influence policy direction and investor confidence in similar redevelopment models across Mumbai.

The Maharashtra Housing and Area Development Authority (MHADA) has extended the deadline for submission of applications for its Pune-region housing lottery offering 4,186 flats, giving applicants time until 11:59 p.m. on November 30, 2025 to complete the process.

The extension was announced by the Pune Housing and Area Development Board, MHADA’s regional arm, following widespread requests from citizens who encountered technical issues and delays in document verification.

Over 1.82 Lakh Applications Received So Far

MHADA has already received 1,82,781 online applications, of which 1,33,885 have been submitted along with the earnest money deposit (EMD).
Officials said the extension provides a final opportunity for applicants who were unable to complete the process due to verification challenges.

EMD payments can be made:

Online: Until 11:59 p.m. on November 30

RTGS/NEFT: Until the close of banking hours on December 1

The computerized draw will now take place on December 11, 2025, at 12:00 noon.

Why the Deadline Was Extended

According to officials, many applicants experienced technical issues during document uploads and verification, resulting in incomplete applications.
Additionally, several citizens requested more time to arrange documentation and complete payments.

Recognizing the heavy response and public demand, the Pune Board granted this one-time, final extension. MHADA noted that the revised schedule will be published on its official website, while all other conditions remain unchanged from earlier advertisements.

The MHADA Konkan Board Lottery 2025 has triggered a housing frenzy, with over 9,285 applications received by Sunday evening (6:50 PM)—just days after the scheme was launched. Already, 3,066 applicants have completed payment, showing not just curiosity but serious commitment from homebuyers across the Mumbai Metropolitan Region (MMR).

So what’s behind this massive rush for MHADA homes?

Affordable Homes in Strategic Locations — A Rare Opportunity

This year’s Konkan Board lottery offers a total of 5,285 flats across all income groups — from Economically Weaker Section (EWS) to Higher Income Group (HIG) — along with 77 residential plots, which are rare and highly coveted.

The homes are spread across fast-developing and well-connected suburbs like:

Virar

Kalyan

Palghar

Mira Road

Navi Mumbai

Khoni, and others.

What makes these locations attractive is a mix of ongoing infrastructure upgrades, proximity to Mumbai, and the opportunity to own a home at a fraction of market prices.

20–30% Lower Prices Than Market Rate

Real estate experts say the biggest draw is affordability.

“MHADA flats are priced nearly 20–30% lower than prevailing market rates, especially in the EWS and LIG segments. In a city like Mumbai, this is the only realistic route to homeownership for many,” says a property market analyst.

Buyers also benefit from a transparent lottery system, no brokerage, and minimal paperwork, making it a cleaner, hassle-free process compared to private sector projects.

Who Can Apply — And What’s Needed?

To apply, individuals must meet certain basic criteria:

Be an Indian citizen, 18 years or older

Provide proof of 15 years of residence in Maharashtra (domicile)

Submit a PAN card and income documents

Apply under the correct income category: EWS, LIG, MIG, or HIG

No domicile certificate yet? No problem.
MHADA has clarified that those without a domicile certificate can still apply as long as they submit proof that their application for the certificate is in process.

Application Deadline Closing In Fast

MHADA hasn’t announced an official last date, but given the flood of applications, experts warn that competition will be intense, and the number of applicants may quickly far exceed the number of available homes.

Applicants are advised to gather their documents early, especially the domicile certificate, which is turning out to be more important than money in this process.

Bottom Line

In a housing market where prices are out of reach for most middle-income buyers, the MHADA Konkan Board Lottery 2025 is offering a genuine chance at homeownership — and thousands aren’t waiting around to try their luck.

The Maharashtra Housing and Area Development Authority (MHADA) has announced an extension for submitting applications for the Konkan Housing Board lottery, which offers 2,264 flats for sale. Applicants can now submit their applications until 11:59 PM on December 24, 2024, according to Chief Officer Revati Gaikar.

The application process for the lottery began on October 11, 2024. Interested applicants have until December 24, 2024, to register and participate. After this deadline, the application link will be deactivated. The payment of the earnest money deposit (EMD) can be made online until 11:59 PM on December 26, 2024. Additionally, payments via RTGS/NEFT can be made within banking hours on the same day.

A draft list of eligible applications will be published on MHADA’s official website, https://housing.mhada.gov.in, on January 8, 2025, at 6 PM. Applicants will have until 5 PM on January 10, 2025, to file claims or objections regarding the draft list. The final list of participants will be published on January 16, 2025, at 6 PM.

The computerized lottery for the eligible applicants will take place on January 21, 2025, at 10 AM. Results will be immediately communicated to the participants via SMS, email, and the MHADA app.

The lottery includes:

594 flats under the 20% Inclusive Housing Scheme,

825 flats under the 15% Integrated Housing Scheme,

728 flats scattered across various housing projects under the Konkan Board, and

117 plots for sale in Roha (Raigad) and Oras (Sindhudurg).

Chief Officer Revati Gaikar stated that the delay in the promotional campaign for the lottery was due to the Model Code of Conduct enforced during the state assembly elections. Post-elections, a special campaign was launched to boost response to the first-come-first-serve sale of flats. This campaign has received an overwhelming response, with nearly 6,000 citizens visiting MHADA stalls for information. Of these, 301 individuals have already paid the sale price to purchase flats.

To provide applicants with more time to apply for the 2,264 flats, the deadline has been extended. Chief Officer Gaikar urged citizens to take advantage of this opportunity and participate in the lottery.
