<p>In a major relief for homebuyers, the Mumbai Housing and Area Development Board of the Maharashtra Housing and Area Development Authority (MHADA) has announced a 7.5% reduction in prices for 1,221 tenements in the Kannamwar Nagar project at Vikhroli (East). The price cut forms part of the ongoing computerized lottery for the sale of 2,640 tenements across various MHADA housing projects in Mumbai.</p>



<p>The reduction applies to two specific building codes under the lottery announced on 30 March 2026. For Code No. 538 — Building No. 2 (A & B), Pocket-2, Kannamwar Nagar, Vikhroli (East) — the earlier prices of 480 tenements, which ranged between ₹1,45,58,307 and ₹1,47,97,992, have now been revised to ₹1,34,66,434 to ₹1,36,88,143.</p>



<p>Similarly, for Code No. 539 — Building No. 3 (A, B & C), Pocket-2, Kannamwar Nagar, Vikhroli (East) — the prices of 741 tenements, previously fixed between ₹1,45,74,942 and ₹1,48,14,901, have been lowered to ₹1,34,81,821 to ₹1,37,03,783 following the 7.5% reduction.</p>



<p>Each selected tenement will come with one car parking space free of cost. MHADA has urged eligible applicants to take full advantage of this revised pricing and the extended application window.</p>



<p>The online application registration and acceptance process for the lottery began on 30 March 2026. To enable wider participation, the deadline for submission of applications has been extended till <strong>14 May 2026 (11:59 PM)</strong>. The computerized draw of eligible applications will be held on <strong>5 June 2026</strong>.</p>



<p>Homebuyers interested in the Vikhroli project can apply through the official MHADA lottery portal before the deadline.</p>

<p>The Maharashtra Housing and Area Development Authority (MHADA) has extended the deadline for submission of applications for its Pune-region housing lottery offering <strong>4,186 flats</strong>, giving applicants time until <strong>11:59 p.m. on November 30, 2025</strong> to complete the process.</p>



<p>The extension was announced by the <strong>Pune Housing and Area Development Board</strong>, MHADA’s regional arm, following widespread requests from citizens who encountered technical issues and delays in document verification.</p>

<p>MHADA has already received <strong>1,82,781 online applications</strong>, of which <strong>1,33,885</strong> have been submitted along with the earnest money deposit (EMD).<br>Officials said the extension provides a final opportunity for applicants who were unable to complete the process due to verification challenges.</p>



<p>EMD payments can be made:</p>

<li><strong>RTGS/NEFT:</strong> Until the close of banking hours on December 1</li>

<p>The <strong>computerized draw</strong> will now take place on <strong>December 11, 2025, at 12:00 noon</strong>.</p>

<p>In a significant shift from its traditional housing allocation system, the <strong>Maharashtra Housing and Area Development Authority (MHADA)</strong> has announced that it will now sell a select number of flats in Mumbai <strong>without holding a lottery</strong>. <p><strong>Mumbai, 01 October 2025:</strong> A computerized lottery draw was successfully conducted for the allotment of <strong>1,323 residential tenements and 18 plots under the Chhatrapati Sambhajinagar Housing and Area Development Board</strong>, along with <strong>101 tenements under the Nashik Board</strong>. The lottery was drawn by Chhatrapati Sambhajinagar District Collector Dilip Swami at the District Planning Committee Hall in the Collector’s Office.</p>



<p>The event witnessed the presence of MHADA Deputy Chief Executive Officer Anil Wankhede, Chief Engineer Dhirajkumar Pandirkar (via video conferencing), Deputy Commissioner from the Divisional Commissioner’s Office Anant Gawhane, District Information & Public Relations Officer Vidyadhar Shelke, Chief Officer of the Chhatrapati Sambhajinagar Board Dattatray Navale, and members of the High-Level Lottery Monitoring Committee including S. G. Shetye.</p>

<p>District Collector Dilip Swami highlighted MHADA’s commitment to constructing quality and affordable homes using modern technologies. He noted that transparency in the computerized lottery system and trust in construction quality have strengthened public confidence in MHADA.</p>



<p>Deputy CEO Anil Wankhede informed that MHADA has introduced the <strong>IHLMS 2.0 (Integrated Housing Lottery Management System)</strong>, enabling a fully online process from application to possession. <p>The Maharashtra Housing and Area Development Authority (MHADA) conducted its 13th Lokshahi Din (Democracy Day) at Grihanirman Bhavan, Bandra (East), where 15 applications from citizens were heard. The session was chaired by Sanjeev Jaiswal (I.A.S.), Vice President and Chief Executive Officer of MHADA.</p>



<h3 class="wp-block-heading">Pune Lottery Case</h3>



<p>In one of the applications, Sahebrao Gaikwad, who was allotted a flat under the Pune board lottery, had delayed payment due to financial difficulties. His request for waiver of a ₹75,000 late fee was accepted, and officials were directed to hand over possession of the flat.</p>



<h3 class="wp-block-heading">Eligibility Issue Resolved After 15 Years</h3>



<p>Daulat Adhikari’s eligibility issue related to inclusion in the master list for a tenement was resolved. The matter had been pending for about 15 years due to document discrepancies. His family was earlier shifted to a transit camp in Vikhroli after vacating a cess building in Kamathipura in 1976. <li>Dnyandev Oroskar requested inclusion of a loft area in his apartment’s total area during redevelopment of Tulsi Building, Lower Parel. The Deputy Chief Engineer has been directed to hold a hearing within seven days and decide with the Chief Officer’s approval.</li>



<li>Riddhi Waje, who had won a flat in a recent lottery but already owned a MHADA flat, was directed to surrender one flat and was allowed possession of the newly allotted unit.</li>



<li>Kamlesh Samdani applied for possession of two rooms in Girgaon buildings. Officials have been instructed to hold a joint meeting with the Mumbai Building Repair and Reconstruction Board and developers.</li>



<li>Subhash Chapiya raised the issue of pending audit work for Angarki Cooperative Housing Society, Borivali. Directions were issued to complete the audit from 2003 to the present within 45 to 60 days.</li>

<p>The Maharashtra Housing and Area Development Authority (MHADA) has announced its much-awaited Konkan Board Lottery 2025, offering a diverse mix of homes and plots across multiple categories.</p>



<p>In total, <strong>5,285 flats</strong> and <strong>77 residential plots</strong> are being offered in this round. These units are spread across Thane, Mira Road, Vasai, Virar, Dombivli, Kalyan, Badlapur, Sanpada, Nerul, Digha, and Oros in Sindhudurg district.</p>



<p>Here is a breakdown of the <strong>types of homes available this year:</strong></p>



<h3 class="wp-block-heading">1&#xfe0f;&#x20e3; 20% Inclusive Housing Scheme</h3>



<p>These flats come from private developers who are legally required to surrender 20% of their residential units to MHADA. A total of <strong>565 flats</strong> are being offered under this category.</p>



<h3 class="wp-block-heading">2&#xfe0f;&#x20e3; 15% Integrated Urban Housing Scheme</h3>



<p>This scheme involves projects where developers allocate 15% of units to MHADA as part of integrated townships or group housing mandates. This is the largest pool in the lottery, with <strong>3,002 flats</strong>.</p>



<h3 class="wp-block-heading">3&#xfe0f;&#x20e3; MHADA Konkan Board Housing Scheme and Scattered Tenements</h3>



<p>A mix of flats constructed directly by MHADA and “as is where is” tenements reclaimed or surrendered over time. There are <strong>1,677 flats</strong> in this category.</p>



<h3 class="wp-block-heading">4&#xfe0f;&#x20e3; 50% Affordable Housing Component</h3>



<p>A smaller segment of units specially marked as “50% affordable housing” within MHADA’s projects. Only <strong>41 flats</strong> are available in this category.</p>



<h3 class="wp-block-heading">5&#xfe0f;&#x20e3; Residential Plots</h3>



<p>Apart from flats, the lottery also includes <strong>77 residential plots</strong>, primarily in Oros (Sindhudurg) and Badlapur-Kulgaon.</p>



<p>According to MHADA, applicants must belong to one of the income groups—EWS, LIG, MIG, or HIG—and provide proof of income <strong>specifically for the financial year 1 April 2023 to 31 March 2024</strong>.</p>

<p>At the 12th <em>Lokshahi Din</em> held today at MHADA’s Housing Building in Bandra (East), a long-pending case was finally resolved as a flat allottee received a firm order for possession after two years of delay.</p>



<p>Narendra Nigudkar, a resident of a cessed building under the Mumbai Building Repairs and Reconstruction Board, was declared eligible for a flat in a 2024 computerized lottery. He had vacated his transit accommodation and completed all formalities, but the developer had not handed over the flat in Antop Hill, Wadala East.</p>



<p>Taking serious note, MHADA Vice President and CEO Sanjeev Jaiswal ordered the developer to appear at MHADA’s office and hand over possession of the flat by 12 noon the next day. This decision brought long-awaited relief to Nigudkar and became a highlight of the day.</p>



<p>Other key cases addressed:</p>



<ul class="wp-block-list">
<li><strong>Illegal Construction in Goregaon:</strong> A complaint was filed about unauthorized construction in Snehdeep Society’s open space. MHADA ordered immediate action to stop the misuse and asked for an inspection report within seven days.</li>



<li><strong>Stalled Redevelopment in Kalina:</strong> For the 12-year delayed redevelopment of Siddhesh Housing Society, members were asked to pass a general body resolution if they wanted MHADA to take over the project. Action would follow once the resolution is submitted.</li>



<li><strong>Repairs in Girgaon Building:</strong> A request was made for repair of external pipes and a non-working lift in Durga Devi Society. MHADA ordered urgent repairs under the supervision of the society’s maintenance committee and an inspection report.</li>



<li><strong>Interest Waiver Request in Sambhaji Nagar:</strong> An allottee requested a waiver on interest charged due to delayed payment. MHADA said the due amount must be paid and the interest waiver would be considered after legal review.</li>
</ul>



<p>Of the 8 cases heard, 4 were from the Mumbai Board, 3 from the Building Repairs Board, and 1 from the Sambhaji Nagar region. Citizens reported positive outcomes, reflecting MHADA’s effort to resolve complaints quickly and fairly.</p>

<p>In a fresh opportunity for aspiring homeowners, MHADA has officially launched the registration and application process for the e-auction of 53 residential plots. The auction will be conducted entirely online, allowing eligible applicants to bid from the comfort of their homes.</p>



<p>These residential plots fall under the jurisdiction of the <strong>Chhatrapati Sambhajinagar Board</strong>, and the initiative was formally inaugurated by <strong>Sanjeev Jaiswal, IAS, Vice President and CEO of MHADA</strong>, under MHADA’s “Go Live” digital initiative. The launch event was held at MHADA headquarters in Bandra East.</p>



<p>Senior MHADA officials, including Chief Engineer <strong>Dheerajkumar Pandirkar</strong> and Board Chief Officer <strong>Shivkumar Awalkante</strong>, were also present via video conferencing.</p>

<p>In a major policy update offering financial relief to tenants of old cessed buildings, MHADA has announced that eligible residents listed in the Mumbai Building Repairs and Reconstruction Board’s (MBRRB) master list will now be charged 100% of the Ready Reckoner Rate for additional space instead of the earlier 110%.</p>



<p>This move effectively reduces the payable premium by 10% and will apply retrospectively to beneficiaries of the December 2023 lottery. The new rate applies to additional area allotted over and above the original area of old residential units.</p>



<p>The announcement was made during a lottery event at MHADA headquarters in Bandra (East), where 105 permanent tenements were allotted through a computerized system. A new policy framework formalizing these changes is expected to be finalized by April 28, 2025.</p>



<p>Additional measures were also introduced under MHADA’s 100-Day Action Plan. These include eligibility for ground floor tenants—who were earlier excluded from redevelopment benefits—and preferential inclusion in the master list for residents of buildings that cannot be redeveloped or are stuck in stalled projects.</p>



<p>MHADA is currently conducting a biometric survey to categorize residents of transit camps into Categories A, B, and C. Those in Category A, where buildings are beyond repair, will be prioritized for inclusion in the master list.</p>



<p>The latest lottery was conducted in five size-based categories, covering 252 tenements. MHADA will organize a 10-day special camp to issue allotment letters to successful beneficiaries.</p>



<p>The event marks the second such allocation under MHADA’s updated framework. Officials noted that the earlier December 2023 lottery, which allotted 265 homes, had helped set up a more transparent and responsive housing allotment system. A new lottery is planned within the next six months to allot another 100 permanent homes to eligible tenants.</p>

<p>After a prolonged wait of nearly 15 years, relief finally arrived for the members of Siddharth Nagar (Patra Chawl) Co-operative Housing Society in Goregaon (West) as MHADA successfully conducted a computerized lottery draw for 663 rehabilitation tenements. The draw was held under the supervision of the Mumbai Housing and Area Development Board of MHADA as part of the long-pending redevelopment project at Plot No. R-9.</p>



<p>The much-anticipated lottery event took place at Sardar Vallabhbhai Patel Hall in Goregaon (West), presided over by Mr. Milind Borikar, Chief Officer of the Mumbai Board. The allotment process was carried out using the RAT (Randomized Allotment of Tenement) computerized system, ensuring complete transparency. Each eligible member was allotted a rehab tenement, including details of their building number, wing, and floor.</p>

<p>With the redevelopment project now completed, the society has also secured its Occupancy Certificate (OC) on April 1, 2025. Though the Development Control and Promotion Regulations (DCPR) mandate 412 parking spaces, MHADA has gone beyond the requirement by arranging 686 parking spots—ensuring every household receives a dedicated parking space.</p>



<h3 class="wp-block-heading"><strong>Possession and Continued Rent Compensation</strong></h3>



<p>To support the residents, Mr. Borikar assured that if beneficiaries encounter any structural issues within one year of taking possession, MHADA-appointed contractors will carry out repairs free of cost. Furthermore, even though possession of homes has begun, rent compensation will continue until May 2025. Since January 2018, MHADA has disbursed ₹129 crore as rent compensation to affected members.</p>



<p>Following the conclusion of the draw, results were displayed on notice boards outside the venue and will also be available on MHADA’s official website (mhada.gov.in) after 6 PM today.</p>



<h3 class="wp-block-heading"><strong>Key Handover from April 7</strong></h3>



<p>Starting Monday, April 7, 2025, all 663 beneficiaries can collect their possession letters and keys from the office of the Executive Engineer, Goregaon Division, Mumbai Board, at MHADA headquarters in Bandra East. Beneficiaries must carry a valid government identity card, such as an Aadhaar Card, for the handover process.</p>



<p>This marks a significant milestone for the Siddharth Nagar (Patra Chawl) residents, who have endured years of delays and uncertainty. With homes finally being handed over, the long struggle for rightful housing is nearing a hopeful conclusion.</p>
