<p class="wp-block-paragraph"><em>29 Stalls Set Up from December 2-11 to Offer Information and Assistance with Registration</em></p>



<p class="wp-block-paragraph">The Konkan Housing and Area Development Board of MHADA has initiated a large-scale campaign to promote the sale of flats under the First-Come, First-Serve (FCFS) scheme. These flats are available for Economically Weaker Sections (EWS), Low-Income Groups (LIG), and Middle-Income Groups (MIG) under the Pradhan Mantri Awas Yojana (PMAY-Urban). The flats are located in Virar-Bolinj, Khoni-Kalyan, Shirdhon-Kalyan, Gotheghar-Thane, and Bhandarli-Thane.</p>



<p class="wp-block-paragraph">As part of this campaign, 29 information stalls have been set up at key locations across the region from December 2 to December 11, 2024. The stalls will provide detailed information about the available flats, application eligibility, and the online registration process. Applicants can apply through the official MHADA website (<a href="https://lottery.mhada.gov.in/">https://lottery.mhada.gov.in</a>). The registration process began on October 11, 2024.</p>



<p class="wp-block-paragraph"><strong>Campaign Details</strong><br>Mrs. Revati Gaykar, Chief Officer of the Konkan Board, highlighted that the stalls aim to assist prospective buyers by offering information on the FCFS flats, eligibility criteria, and the application process. In addition to the stalls, flyers and street plays are being organized to raise awareness about the housing schemes.</p>



<p class="wp-block-paragraph"><strong>Message to Applicants</strong><br>Mr. Anil Wankhade, Deputy Chief Officer of MHADA, encouraged potential applicants to take advantage of the campaign’s support services. This initiative is part of MHADA’s ongoing efforts to sell unsold flats across Maharashtra, as directed by MHADA Vice-President and CEO, Mr. Sanjeev Jaiswal.</p>



<p class="wp-block-paragraph"><strong>Stall Locations</strong><br>The stalls are strategically placed at various government offices and public locations. These include the head offices of municipal corporations in Vasai-Virar, Mira-Bhayandar, Ulhasnagar, Navi Mumbai, Kalyan-Dombivli, Thane, and Palghar. Additionally, stalls are available at district collector offices in Palghar and Thane, the Thane RTO, subdivision offices in Vasai, Ulhasnagar, Palghar, and Kalyan, and the tehsildar’s office in Ambernath. Other prominent locations include the Mahape MIDC administrative office, the Jivdani Devi Temple in Virar, churches in Virar and Vasai, and major railway stations in Virar, Vasai, Thane, Badlapur, Ambernath, Ulhasnagar, Vashi, Panvel, Dombivli, Karjat, and Kalyan.</p>



<p class="wp-block-paragraph"><strong>Support at the Stalls</strong><br>Each stall is staffed by Konkan Board representatives who provide comprehensive guidance on the housing schemes, eligibility, and the online application process. They assist with document requirements and help resolve any application-related issues immediately. For further support, a dedicated team at the MHADA office is available for coordination.</p>



<p class="wp-block-paragraph"><strong>Project Features</strong><br>Mr. Mahesh Jeswani, Chief Engineer at MHADA, stated that all the projects under the FCFS scheme are equipped with essential facilities, including 24-hour water supply, firefighting systems, lifts, and common areas. In addition, each housing complex will have sewage treatment plants and organic waste converters.</p>

<p class="wp-block-paragraph">Mumbai, September 2, 2024: The Mumbai Board of the Maharashtra Housing and Area Development Authority (MHADA) has announced a reduction in prices for several homes in its recent lottery. The board has adjusted the prices for 370 out of 2,030 homes, following the guidelines under DCPR 33 (5), (7), and 58.</p>



<p class="wp-block-paragraph"><strong>Details of the Price Reductions</strong></p>



<p class="wp-block-paragraph">The price cuts are categorized by income group:</p>

<li><strong>Economically Weaker Sections (EWS)</strong>: 25% reduction</li>

<p class="wp-block-paragraph">In a surprising development, both a former central minister and a BJP MLA had rejected the same MHADA home due to its high cost.</p>



<p class="wp-block-paragraph">State Housing Minister Atul Save on Wednesday confirmed that former Central Minister Dr. Bhagwat Karad declined the offer of a MHADA home, citing the steep prices. This follows a similar decision by BJP MLA Narayan Kuche, who had won the most expensive home in the 2023 MHADA lottery. The property, located at Crescent Towers, Tardeo, was priced at ₹7.57 crore and was allocated to Kuche through the MP/MLA quota. Kuche’s victory had initially displaced Karad, who was then serving as a central minister in the Modi cabinet.</p>



<p class="wp-block-paragraph">Despite securing the home in the lottery, Kuche decided not to proceed, stating that the property’s cost was beyond his means. Under MHADA rules, if a winner declines their allotted home, the next person on the waiting list is given the opportunity. In this case, that person was Bhagwat Karad. However, Karad also chose to forgo the home, citing the same concern over the high price.</p>



<p class="wp-block-paragraph">In response to significant public backlash over the high prices of homes in the MHADA lottery, the Maharashtra Housing and Area Development Authority (MHADA) has announced a 10% reduction in prices for High Income Group (HIG) homes. The price adjustment follows criticism from citizens about the affordability of homes in the recent lottery, which initially offered 2030 properties.</p>



<p class="wp-block-paragraph">The new pricing will apply to 370 homes advertised under the DCPR 33 & 5 guidelines, including the property initially won by Kuche and subsequently refused by both leaders. The price reductions are as follows: 25% for Economically Weaker Sections (EWS), 20% for Low Income Group (LIG), 15% for Middle Income Group (MIG), and 10% for HIG homes.</p>

MHADA plans to integrate chatbox technology into its mascot system and expand its presence on social media platforms to better connect with the public.</p>

<p class="wp-block-paragraph">On August 9, 2024, MHADA launched its lottery for 2,030 homes in Mumbai, with the priciest unit located in Tardeo’s Crescent Tower, priced at Rs 7.57 crore. This building was also featured in the previous lottery.</p>



<p class="wp-block-paragraph">The lottery includes homes across four categories: EWS (Economically Weaker Section), LIG (Low Income Group), MIG (Middle Income Group), and HIG (High Income Group).</p>



<p class="wp-block-paragraph">Income limits for eligibility are as follows: EWS applicants must earn up to Rs 6 lakh per year, LIG applicants up to Rs 9 lakh, MIG applicants up to Rs 12 lakh, and there is no income cap for HIG applicants.</p>



<p class="wp-block-paragraph">EWS candidates can apply for both EWS and LIG homes, LIG candidates can apply for, LIG, and MIG homes, while MIG candidates can apply for MIG homes and HIG homes. HIG applicants are restricted to applying solely for HIG homes.</p>



<p class="wp-block-paragraph">Here are some of the locations where the MHADA lottery homes are available: Wadala, Mulund, Vikhroli, Pahadi Goregaon, Tardeo, Goregaon, Kandivali, Lower Parel, Borivali, Sion, JVPD-Juhu, Byculla, Dadar, Mahim, Mazgaon, Antop Hill, Santacruz, Chembur, Kurla, Andheri, Powai, and Malad.</p>



<p class="wp-block-paragraph">The key eligibility criteria for the MHADA lottery are as follows:</p>



<ol class="wp-block-list">
<li>Domicile Requirement: Applicants must be domiciled in Maharashtra and at least 18 years old at the time of application.</li>



<li>Property Ownership Restrictions: Applicants must not own a home within the Mumbai Municipal Corporation limits. If married, the applicant’s spouse and minor children must also not own a home within BMC limits.</li>



<li>Previous Benefits: Applicants should not have previously received a government-subsidized home in Maharashtra through any government scheme.</li>
</ol>

<p class="wp-block-paragraph">There were mutliple questions from homebuyers applying for MHADA lottery and one amongst them was when does MHADA return the EMD to non winners.</p>



<p class="wp-block-paragraph">There are 4082 homes that MHADA has put up in the lottery, which means there will be 4082 winners, already more than 37,000 applications have been receivecd for these homes.</p>



<p class="wp-block-paragraph">With every application that one makes to MHADA there is an earnest money deposit (EMD) that one has to pay for entering the lottery.</p>



<p class="wp-block-paragraph">For every home there are many people waiting to get the home. But what happens to those, who apply, pay the EMD but then don’t win the homes?</p>



<p class="wp-block-paragraph">Ofcourse MHADA ins’t going to keep the money with it, it has to be given back to the applicant. So a refund process is initated by MHADA for the refund.</p>



<p class="wp-block-paragraph">Rajendra Gaikwad, Dy Chief Officer, Marketing, said, “The refund will be processed for non winners, within 48 hours of the lottery.”</p>



<p class="wp-block-paragraph">So which means, the money which one paid to MHADA as an EMD will be refunded to them, within 48 hours without any interest.</p>



<p class="wp-block-paragraph">Which in itself is a big deal, because, knowing how government offices work, refunding someone the money within 48 hours is no mean feat.</p>



<p class="wp-block-paragraph">Hope this answes the question to everyone who wants to apply for MHADA lottery and is scared that if they don’t win their money will be stuck with MHADA for long.</p>



<p class="wp-block-paragraph">The applicant need not worry as MHADA won’t keep the money with it for long and will be refund the within 48 hours. So while keying in your details put the correct bank account in the lottery system.</p>

<p class="wp-block-paragraph">For every home there are many people waiting to get the home. But what happens if the one who won the house in the lottery doesn’t want to take the home?</p>



<p class="wp-block-paragraph">In this case the lotter system activates the wait list. The wait list like winners is drawn via the lottery system on the same day of the results.</p>



<p class="wp-block-paragraph">MHADA now follows a simple policy for drawing the wait list. Which is minimum 1 and maximum 10 per cent of the total homes available in the scheme.</p>



<p class="wp-block-paragraph">So for example if there’s 1 home in a scheme, then there will be one winner and 1 wait list, if there are 100 homes then there will a list of 100 winners and 10 wait list.</p>



<p class="wp-block-paragraph">Rajendra Gaikwad, Dy Chief Officer, Marketing, said, “We follow a process which is minimum 1 and maximum 10 per cent for drawing the wait list during the lottery process.”</p>



<p class="wp-block-paragraph">So whenever the one who has won the home, withdraws from the lottery, the wait list gets activated and the first person on the wait list becomes eligible for the home.</p>



<p class="wp-block-paragraph">This allows the housing authority to see to it that all the homes are alloted in the lottery to applicants.</p>

<p class="wp-block-paragraph">MHADA the nodal agency for providing affordable housing in Maharashtra will now sell smaller homes to High Income Group & Middle Income Group.</p>



<p class="wp-block-paragraph">A new Maharashtra government resolution that came out on Thursday has directed MHADA to reduce the sizes of homes that it provides via lottery to High Income Group and Middle Income Group.</p>



<p class="wp-block-paragraph">Earlier the sizes of homes for MIG and HIG were 160 Sq Mt and 200 Sq Mt respectively, now the sizes have been reduced to up to 90 Sq Mt for MIG sand above 90 Sq Mt for HIG.</p>



<p class="wp-block-paragraph">Not only this the government has also changed the rules for application, earlier a person from EWS category was eligible to apply for all the schemes in all the categories now this has been reduced to EWS and LIG.</p>



<p class="wp-block-paragraph">An applicant from LIG could apply in LIG, MIG and HIG schemes, but now can apply only in LIG and MIG schemes in MHADA lottery.</p>



<p class="wp-block-paragraph">Also an applicant of MIG can now apply only in MIG and HIG schemes, whereas an applicant form HIG can apply in HIG schemes of MHADA lottery.</p>



<p class="wp-block-paragraph">Family annual income of a person residing in MMR, NMRDA, NIT, and Municipal Corporation with population above 10 lakh will decide their categories.<br>For EWS it is up to ₹6 lakh, for LIG it is up to ₹9 lakh, for MIG it is up to ₹12 lakh and for HIG there’s no limit.</p>



<p class="wp-block-paragraph">In rest or Maharashtra it is up to ₹4.5 lakh per Annum family income for EWS, while for LIG it is ₹7.5 lakh per Annum. For MIG & HIG it is same across the state.</p>

<p class="wp-block-paragraph">The government has changed the income slabs for the EWS, LIG, MIG and HIG categories under which, a common man applies for the home in the MHADA lottery.</p>

<p class="wp-block-paragraph">The government of Maharashtra has changed the income slabs for the Economically Weaker Section (EWS), Lower Income Group (LIG), Middle Income Group (MIG), and High Income Group (HIG).</p>



<p class="wp-block-paragraph">These slabs are based on the income of individuals and when applying for the lottery of MHADA these income groups come into play.</p>



<p class="wp-block-paragraph">The government this week came out with a resolution that has defined the income slabs for the common public.</p>



<p class="wp-block-paragraph">Within Mumbai Metropolitan Region (MMR), Pune Metropolitan REgion (PMRDA), Nagpur Metropolitan Region (NMRDA), NIT and in the jurisdiction of all local authorities with a population of 10 lakh the following income slabs will be followed.</p>



<p class="wp-block-paragraph">Those whose annual salary is up to Rs 6 lakh will fall in the EWS category, those earning up to Rs 9 lakh per annum will be part of the LIG category, whereas those earning up to Rs 12 lakh per annum will be part of the MIG and under HIG there’s no limit.</p>



<p class="wp-block-paragraph">In rest of Maharashtra the income slab for EWS is annual salary up to Rs 4.5 lakh, for LIG it is up to 7.5 lakh, for MIG it is up to Rs 12 lakh and again for HIG there is no limit.</p>



<p class="wp-block-paragraph">The carpet area for the apartments also has been fixed for all these income slabs, for EWS the area has been fixed up to 30 square meters, for LIG it is 60 square meters, for MIG it is 160 square meters, and for the HIG category it is 200 square meters.</p>



<p class="wp-block-paragraph">Even under Pradhan Mantri Awaas Yojna (PMAY) the minimum carpet area for the homes for EWS is 30 square meters, in many cases MHADA homes for EWS and LIG would be smaller than the 30 square meter area.</p>



<p class="wp-block-paragraph">The new resolution by the government will bring in parity for the state and central rules.</p>



<p class="wp-block-paragraph">Henceforth those applying for MHADA homes will have to follow these income slabs. </p>

<p class="wp-block-paragraph">MHADA has put 639 homes in market to be sold. These homes will be sold by MHADA on first come first serve basis.</p>

<p class="wp-block-paragraph">Apex housing body of the state, MHADA has put a total of 639 homes on sale. These homes will be sold on first come first serve basis. </p>



<p class="wp-block-paragraph">The homes include 2BHK apartments, 1BHK apartments and 1 Room Kitchen flats. </p>



<p class="wp-block-paragraph">The homes are for the Middle Income Group (MIG), Lower Income Group (LIG) and Economically Weaker Section (EWS) category. </p>



<p class="wp-block-paragraph">To apply for these homes, the applicant should be 18 years old and above. Only residents of Maharashtra are allowed to apply for these homes. </p>



<p class="wp-block-paragraph">To apply the earnest money one has to pay for MIG is Rs 15,000, for LIG Rs 10,000 and EWS it is Rs 5,000.</p>



<p class="wp-block-paragraph">Those eligible applicants will have to pay the entire amount of the home at one go and the homes will be allotted to them.</p>



<p class="wp-block-paragraph">Forms for application for these homes can be collected from MHADA’s Bandra east office from the PRO department. Forms can also be collected from the Nashik office of MHADA. Forms are available from July 20.</p>



<p class="wp-block-paragraph">The 639 homes are located in different areas of Nashik and Ahemdnagar. </p>



<p class="wp-block-paragraph">In Nashik, under MIG there are 83 homes (2BHK) for Rs 21.02 lakh at Makhmalabad.</p>



<p class="wp-block-paragraph">Another set of 90 (2BHK) MIG homes in Adgaon are being sold at Rs 19.61 lakh. </p>



<p class="wp-block-paragraph">In Pathardi, 95 (2BHK) homes under MIG are being sold for Rs 23.06 lakh. </p>



<p class="wp-block-paragraph">21 (2BHK) MIG homes in Mhasrul. are being sold for Rs 21.56 lakh </p>



<p class="wp-block-paragraph">In Nashik, there are 66 (1BHK) homes in Panchak and 76 (1BHK) homes in Adgaon under LIG. The price of Adgaon and Panchak homes are Rs 13.86 lakh and 13 lakh respectively. </p>



<p class="wp-block-paragraph">Under EWS there are 68 homes in Adgaon of which 67 (1BHK) are being sold at Rs 8.19 lakh are the remaining 1 Room Kitchen is priced at Rs 6.94 lakh. </p>



<p class="wp-block-paragraph">In Ahmednagar’s Shrirampur, 77 (2BHK) homes are being sold at Rs 19.85 lakh, while 61 (1BHK) flats will be sold for Rs 7.25 lakh and remaining two (1RK) will be sold for Rs 6 lakh. </p>



<p class="wp-block-paragraph">MHADA has been assigned the task to meet the demand of the rising housing need in the state. </p>



<p class="wp-block-paragraph">For which the housing body comes out with several <a href="https://lottery.mhada.gov.in">lotteries</a>. However, the 639 homes that MHADA put on sale this time are available on first come first serve basis,  </p>
