The House of Abhinandan Lodha (HoABL), known for its presence in branded land development, has entered India’s luxury hospitality segment with the launch of Miros Hotels & Resorts. The debut property has been launched in Central Goa, as the company attempts to expand its brand beyond real estate and into consumer-facing travel and leisure.

The company says Miros is aimed at a new generation of travellers who are seeking personalized, immersive experiences over conventional hotel formats. The Goa hotel, which is currently operational, offers a limited inventory of rooms, including a Presidential Suite, and positions itself as a boutique luxury offering.

From Land Sales to Lifestyle: Strategic Diversification by HoABL

The launch marks an important pivot for HoABL, which has built a large presence in branded plotted land sales across India. By entering hospitality, HoABL becomes the latest among Indian real estate companies attempting to diversify into destination-led developments.

Speaking on the new vertical, Samujjwal Ghosh, CEO of HoABL, said:

“By integrating a luxury hospitality brand like Miros into our land developments, we are creating destinations that are not only owned but also experienced.”

The company has not disclosed capex figures for Miros or the number of properties under development, but said expansion plans are already underway in Alibaug, Matheran, and additional sites along the Konkan Coast.

Debut in Goa: Boutique Positioning, Vegetarian-Only Model

The first Miros hotel in Goa opened earlier this year in a relatively quiet stretch of Central Goa, designed to offer “hyper-personalized stays”. The hotel includes:

Only-vegetarian fine dining (with vegan options)

Wellness and spa facilities

Indoor and outdoor recreation spaces

Curated local experiences

The Goa property has received high ratings on OTAs such as Booking.com and MakeMyTrip, though reviews remain limited due to the property’s niche scale.

HoABL’s entry into hospitality follows a broader trend among Indian developers to add lifestyle infrastructure to real estate projects, particularly in high-yield leisure zones such as Goa, Alibaug, and Lonavala.

Developer-led Hospitality Moves (2022–2025)

Developer

Hospitality Brand

Focus Region

Model

HoABL

Miros

Goa, Maharashtra coast

Boutique luxury

Oberoi Realty

Enclave Hotels (planned)

NCR, Maharashtra

Urban lifestyle

Lodha Group

Lodha Belmond (via JV)

Mumbai, Lonavala

Luxury residences & resorts

Source: Industry reports, company announcements

The difference with Miros, according to Ranvir Bhandari, President of Miros Hotels, lies in its positioning:

“Guests today refuse to be confined by standardised formats. With Miros, we’re creating intimate sanctuaries where emotional connection is central to the experience.”

Bhandari brings over four decades of experience from brands like Oberoi Hotels, ITC, and Soneva, and is expected to oversee the rollout of the brand across at least five properties in the next two years.

Challenges Ahead: Scale, Differentiation, and Positioning

While HoABL’s entry signals confidence in India’s growing luxury leisure segment, industry analysts note potential challenges:

Limited scale may restrict revenue visibility, unless Miros expands rapidly or integrates into large HoABL projects.

The vegetarian-only model, while unique, may limit appeal to a wider tourist demographic.

Execution of differentiated positioning will be key as consumer expectations evolve in a post-pandemic hospitality market.

Still, HoABL appears to be betting on emotion-driven, lifestyle hospitality as a long-term play that integrates with its existing land portfolio. More clarity is expected once its Maharashtra-based projects open to the public in 2026.
