<p>Mumbai’s dream of affordable housing through the Maharashtra Housing and Area Development Authority (MHADA) has taken a severe hit with the launch of its Mumbai Board Lottery 2026. The authority has put up 2,640 homes for sale, but several flats listed under the Lower Income Group (LIG) category are priced so high that they have sent shockwaves through the homebuyer community.</p>



<p>Online registration for the lottery opened on March 30, 2026, at 3 pm and will remain open until April 29. The computerised draw is scheduled for May 15 at 11 am. Of the total units, 858 are reserved for LIG, 145 for Economically Weaker Section (EWS), 1,408 for Middle Income Group (MIG), and 229 for Higher Income Group (HIG). While overall prices range from ₹29 lakh to ₹6.82 crore, it is the LIG segment — meant for families with annual income between ₹6 lakh and ₹9 lakh — that has left buyers stunned.</p>



<p>A quick look at the LIG flats reveals prices that are virtually indistinguishable from what private developers are charging in the same neighbourhoods. Here are some glaring examples:</p>



<ul class="wp-block-list">
<li>A 54.92 sq m flat in Prerna CHS, Worli, is listed at ₹2.09 crore.</li>



<li>A 48.18 sq m apartment in Lower Parel is priced at ₹1.68 crore.</li>



<li>In Wadala, a 52.94 sq m home in Sanghavi Heights is being offered for ₹1.53 crore, while a 46.60 sq m flat in Anand Heights is tagged at ₹1.43 crore.</li>



<li>In Dadar, a 55.23 sq m unit in Swagruh CHSL is priced at ₹1.32 crore.</li>



<li>A 51.39 sq m flat in Andheri’s Manas CHSL costs ₹1.30 crore.</li>



<li>Even in Juhu’s JVPD scheme, a modest 34.54 sq m apartment in Vrindavan CHS is being sold for ₹1.19 crore.</li>
</ul>



<p>These are not isolated cases. Several LIG flats in prime and semi-prime locations are hovering well above ₹1 crore — and in some cases crossing ₹2 crore. For a family earning ₹9 lakh a year (roughly ₹75,000 per month), servicing a home loan for a ₹2 crore flat is practically impossible without stretching finances to breaking point.</p>



<p>What was once seen as the last refuge for middle- and lower-middle-class Mumbaikars has now become just another high-priced housing scheme. The prices at which MHADA is selling these LIG homes are more or less in line with what private developers are demanding in the open market. The very purpose of MHADA — to provide genuinely affordable homes to those who cannot compete in the open market — appears to have been diluted.</p>



<p>For thousands of hopeful applicants who have waited years for an MHADA lottery, this feels like the final blow to their dream of owning a home in Mumbai. Many are openly saying that the 2026 lottery has crushed whatever little hope they had left in the government’s flagship housing scheme.</p>



<p>The full price list and project details are available on the official MHADA portal (housing.mhada.gov.in). Applications can be submitted online till April 29, but for many LIG aspirants, the question remains: at these prices, who exactly is this “affordable” housing meant for?</p>

<p>Mumbai’s real estate market continues to remain one of the most expensive in India, placing homeownership out of reach for a large section of the population. With property prices soaring across the city, buying a home in the financial capital remains a distant dream for many middle-class and lower-income families.</p>



<p>But in this challenging landscape, the housing lotteries conducted by the <strong>Maharashtra Housing and Area Development Authority</strong> have long served as a ray of hope for aspiring homeowners. And now, another opportunity could soon be on the horizon.</p>



<p>MHADA is preparing to launch a new <strong>Mumbai housing lottery offering around 2,500 homes</strong>, according to officials. Preparatory work for the lottery has already begun, although the exact locations of the flats are yet to be officially announced.</p>



<p>However, sources indicate that a portion of the homes could be located in Mumbai’s <strong>western and central suburbs</strong>, with <strong>Kanamwar Nagar in Vikhroli</strong> emerging as one of the potential locations where units may be offered.</p>



<p>Officials expect the <strong>lottery draw to be conducted in April</strong>, while the application and registration process could begin soon. Once registrations open, interested homebuyers will need to submit their applications and deposit the <strong>Earnest Money Deposit (EMD)</strong> as part of the participation process.</p>



<p>The upcoming lottery follows closely on the heels of another recent housing initiative by MHADA’s <strong>MHADA Mumbai Board</strong>, which offered <strong>118 homes through a First Come First Serve (FCFS) scheme</strong>.</p>



<p>For those planning to participate in the lottery, certain documents will be mandatory. A <strong>Maharashtra domicile certificate</strong> is essential for eligibility, while applicants are also advised to keep documents such as <strong>income certificates and identification proofs</strong> ready before the registration process begins.</p>



<p>Like previous MHADA lotteries, the upcoming draw will likely be structured across four income categories to ensure wider access to affordable housing. These include:</p>

He also indicated that the <strong>official advertisement for the lottery could be released as early as the last week of March</strong>.</p>



<p>Once the advertisement is released, it will reveal crucial details such as <strong>flat locations, pricing, eligibility criteria, and the application schedule</strong>, giving thousands of homebuyers a fresh chance to secure an affordable home in Mumbai.</p>

<p>The Konkan Housing and Area Development Board, a regional unit of the Maharashtra Housing and Area Development Authority (MHADA), has extended the deadline for its 2025 housing lottery. Applicants can now submit their online forms until&nbsp;<strong>September 12, 2025</strong>&nbsp;for a chance to win one of&nbsp;<strong>5,285 flats</strong>&nbsp;and&nbsp;<strong>77 residential plots</strong>&nbsp;on offer across Thane city, Thane district, and Vasai (Palghar district).</p>



<p>The computerised lottery draw will be held on&nbsp;<strong>October 9, 2025</strong>&nbsp;at&nbsp;<em>Dr. Kashinath Ghanekar Natyagriha, Thane</em>, as announced by Mrs. Revati Gaikar, Chief Officer of the Konkan Board.</p>

<p>The Mumbai Board of the Maharashtra Housing and Area Development Authority (MHADA) has announced that the deadline for submitting applications for the lottery of 2030 residential units from various housing projects in Mumbai is 12:00 PM on September 19, 2024. However, applicants will have until 11:59 PM on the same day to pay the online earnest money deposit.</p>



<p>The online application registration and submission process began on August 9, 2024, at 12:00 PM. The lottery has received a strong response, with 75,571 applications received by 7:00 PM today, September 13, 2024, including approximately 55,000 with earnest money deposits.</p>



<p>The computerized lottery draw will take place on October 8, 2024, at 11:00 AM at the Yashwantrao Chavan Center in Nariman Point, Mumbai.</p>



<p>Applicants must make the earnest money deposit via RTGS/NEFT during the working hours of their bank on September 19, 2024. The preliminary list of received applications will be published on MHADA’s website <a href="https://housing.mhada.gov.in">https://housing.mhada.gov.in</a> at 6:00 PM on September 27, 2024. Objections to the preliminary list can be filed online until 12:00 PM on September 29, 2024. The final list of accepted applications will be published on the same website at 6:00 PM on October 3, 2024. Names of successful and waitlisted applicants will be announced on the MHADA website after the lottery.</p>



<p>In the 2024 Mumbai Board lottery, 3,589 units are available for the Economically Weaker Section (EWS), 627 units for the Lower Income Group (LIG), 768 units for the Middle Income Group (MIG), and 276 units for the Higher Income Group (HIG). This lottery includes 1,327 units built by MHADA, 370 units from redevelopment projects under Development Control Regulations 33(5), 33(7), and 58, and 333 units from scattered settlements from previous lotteries.</p>



<p>MHADA has stated that it has not appointed any representatives, consultants, or property agents for the lottery. Applicants are advised not to engage with any such individuals, as the Mumbai Board will not be responsible for any transactions or fraud.</p>

<p>As of September 4, 5 PM, MHADA has received a staggering 52,942 applications for the lottery. Additionally, more than 37,347 applicants have already made the payment for the Earnest Money Deposit (EMD), a critical step in the application process. <p>The Mumbai Housing and Area Development Board (MHADA) is set to conduct a live webinar on August 19, 2024, at 12:00 PM, aimed at assisting applicants with the online application process for its forthcoming housing lottery. The webinar is designed to offer clear, step-by-step guidance to ensure a smooth application experience for all participants.</p>



<p>The online registration for the sale of 2,030 flats across various housing projects in Mumbai began on August 9, 2024. Prospective applicants can submit their applications through MHADA’s official website <a href="https://housing.mhada.gov.in">https://housing.mhada.gov.in</a> or via the mobile application.</p>



<p>As the entire lottery process is managed online, MHADA has organized this webinar to address any potential queries and to provide comprehensive support. Both previous registrants and new applicants are invited to join the live session through <a href="https://youtube.com/live/asSycqY6Dvc?feature=share">this YouTube link</a>. <p>Diwali 2021, get ready for a bumper lottery of homes in Mumbai. A lottery of 4,000 homes will be held by MHADA in Diwali.</p>

<p>Owning a house in Mumbai is the dream that many have. However, the realty prices in Mumbai doesn&#8217;t let many fulfill this dream. </p>



<p>It is when the government&#8217;s affordable housing scheme comes into play. </p>



<p>In the state of Maharashtra, MHADA has been assigned the task of providing affordable homes to the common citizen.</p>



<p>This Diwali, MHADA&#8217;s Mumbai board has a gift for common citizens. </p>



<p>According to a senior official from MHADA&#8217;s Mumbai Board, a lottery of 4,000 homes shall be held during Diwali. </p>



<p>Of the 4,000 homes, 3,400 homes are located at Pahadi&#8217;s Goregaon area. </p>



<p>The official says that these are under construction homes and by Diwali a considerable work on these homes would be carried out. </p>



<p>In December, Housing Minister Jitendra Awhad had announced that <a href="https://www.mhada.gov.in/en" target="_blank" rel="noreferrer noopener">MHADA</a> would soon hold a lottery in Mumbai. </p>



<p>Since then the Mumbai Board has been working day in and out to find homes in the city for the lottery. </p>



<p>The biggest hurdle that the Mumbai Board faced was most of its apartments are under construction and hence they couldn&#8217;t be brought in the lottery at this stage. </p>



<p>By Diwali it is expected that a considerable amount of construction will be carried out of these homes. </p>



<p>&#8220;By Diwali the lottery process will begin,&#8221; said the official. </p>



<p>By March end, another lottery of 7,500 homes are being held by Konkan Board of MHADA. </p>



<p>In this lottery homes located in Thane and Kalyan will be put in the lottery. </p>



<p>These homes again in the affordable segment are means for the Economically Weaker Section and Lower Income Group.</p>



<p>On Thursday MHADA held a lottery for the apartments that would be handed over to residents of BDD Chawls located at N M Joshi Marg. </p>



<p>The lottery on Thursday was of 272 eligible tenants of the BDD Chawl. The homes allotted to them are in the proposed redeveloped building that shall come in place of the chawls. </p>



<p>The tenants currently reside in 160 square feet apartments and once redeveloped the tenants of BDD chawls will be residing in 500 square feet 2BHK apartments. </p>
