Significant Price Cuts Across All Income Categories; Application Deadline Extended

In response to public feedback and criticism over the high prices of its homes, the Maharashtra Housing and Area Development Authority (MHADA) has announced a substantial reduction in the rates for 370 homes included in its latest lottery for Mumbai. This adjustment aims to make homeownership more accessible for a broader range of buyers.

Price Reductions Across All Income Categories

MHADA’s recent decision impacts homes under the 33(5) and 33(7) schemes. The authority has introduced price cuts in all four income categories, reflecting a commitment to address affordability concerns:

Economically Weaker Sections (EWS): Prices have been reduced by 25%.

Low Income Group (LIG): Prices are down by 20%.

Middle Income Group (MIG): A 15% reduction has been applied.

High Income Group (HIG): Prices have been cut by 10%.

These reductions come after MHADA faced significant backlash regarding the previously high prices of its homes. The move is expected to ease the financial burden on potential buyers across different economic strata.

Extended Application Deadline

To accommodate the increased interest and ensure more people can benefit from the reduced prices, MHADA has extended the application deadline. Originally set for September 4, the new deadline is now September 19. This extension provides additional time for prospective buyers to submit their applications for the lottery.

Introduction of MHADA’s New Mascot

The event also marked the unveiling of MHADA’s mascot, ‘Shri and Shrimati Nivasi.’ Housing Minister Atul Save highlighted that the mascot would serve as a goodwill ambassador, helping citizens navigate MHADA’s procedures and making information about housing schemes more accessible. Save praised the contributions of Chief Minister Eknath Shinde, Deputy Chief Ministers Devendra Fadnavis and Ajit Pawar for their support in the housing sector.

Enhanced Services and Future Plans

Sanjeev Jaiswal (IAS), MHADA Vice President and CEO, emphasized that ‘Shri and Shrimati Nivasi’ symbolize MHADA’s commitment to providing clear guidance and facilitating homeownership dreams. The mascot is expected to enhance the public’s understanding of MHADA’s schemes and services.

Jaiswal also highlighted the implementation of the IHLMS 2.0 system, a transparent online lottery system that simplifies the process from registration to possession of apartments. MHADA plans to integrate chatbox technology into its mascot system and expand its presence on social media platforms to better connect with the public.

Conclusion

With these adjustments, MHADA aims to address affordability concerns and make homeownership more attainable for Mumbai’s diverse population. The reduced rates and extended application deadline are steps towards enhancing accessibility and addressing the housing needs of various income groups in the city.

Read it right, the last MHADA lottery for Mumbai was held in 2019, and that too for 217 homes. MHADA lottery in a city like Mumbai is the only hope for most homebuyers to afford a home, will there be a lottery this year, read to know the answer.

By Varun Singh

MHADA lottery is the only way many in Mumbai who cannot afford the expensive real estate can afford a home. However, sadly since 2019, there has been no lottery and many homebuyers are waiting for it.

Year

Nos. of Homes

2009

3763

2010

3449

2011

4034

2012

867

2013

1244

2014

814

2015

1046

2016

972

2017

819

2018

1384

2019

217

MHADA’s homes have been decreasing over the years.

MHADA’s Mumbai Board is responsible for holding a lottery of homes for the city of Mumbai. However, it hasn’t been able to do so since 2019, while 2020 was marred with the COVID-19 le pandemic, homebuyers are eagerly waiting for a lottery in 2021.

No lottery is not the only worry, the other worry is the decreasing number of homes too. Mumbai lottery held in 2009 had 3,763 homes, which came down to 867 homes in 2012, and in 2019 it was merely 217 homes.

Mumbai’s real estate is expensive and not all can afford it, but everyone does want to have a piece of Mumbai. So what does the common man do? A common ma eagerly awaits for MHADA lottery, which gives an opportunity to the homebuyer to afford a home in the city.

But is there a silver lining with all this depressing news, of no lottery for almost one and half years and also the decreasing home numbers?

The homebuyers can find comfort in this, we asked the question of whether Mumbai will have a lottery this year, Chief Officer of Mumbai Board, Yogesh Mhase, “We are trying our best.”

The entire Mumbai right now is hoping and praying that Mhase’s attempt succeeds and there’s a lottery. MHADA has a lot of land in Mumbai on which old buildings stand and by carrying out their redevelopment, MHADA will be able to have homes that it can offer in the lottery.

Konkan Board of MHADA has decided that to put 7,500 homes in Lottery. These homes are located in MMR. Read To Know by when the lottery shall be held.

Let’s talk about a lottery, this lottery is the one where you win homes.

Heard it right, MHADA has decided to hold a lottery of 7,500 homes soon.

The lottery will be held by Konkan Board of MHADA

MHADA lottery is for those people who wish to buy a house, but are hestitant because of the prices of private developers.

MHADA homes are cheaper compared to what private developers offer.

That’s the reason why for a few thousand homes, lakhs of people apply.

Now again MHADA’s Konkan Board has decided to hold a lottery of affordable homes.

Nitin Mahajan, Chief Officer of Konkan Board said, “The lottery process shall begin by March end.”

The homes are located at Thane and Kalyan areas of Mumbai Metropolitan Region.

In Thane the locations are Bhandarli and Goteghar.

While in Kalyan the homes are located at Shirdone Koni.

“The lottery process shall begin by March end.”
Nitin Mahajan, Chief Officer, Konkan Board

The lottery process that is to begin by March end in most likelihood would mean that the draw shall be held by the start of May.

These affordable homes are meant for the economically weaker section and the low income group.

Interestingly in December, housing minister Jitendra Awhad had announced that there will be a MHADA lottery for Mumbai too.

Many in the city and the MMR are eagerly awaiting the lottery process to start so that they can own a house.

MHADA lottery for Mumbai will have its process starting in next six months. However, the lottery may take more than a year to actually be ready for common public.

By Varun Singh

MHADA lottery for Mumbai is something that many wait for. Simple reason that the homes sold in lottery by the state’s housing board are cheaper than the ones available in the market.

This time, lottery for Mumbai homes are being delayed. According to Madhu Chavan, the chairman of MHADA’s Mumbai Board, the lottery process shall begun within six months.

MHADA’s Mumbai Bord Chairman speaks about lottery process for Mumbai. pic.twitter.com/95oTzlxx7t
— Square Feat India (@SquareFeatIndia) February 4, 2020

While process will begin in six months. It will take time up to an year or more for the entire process to be completed and then bring it for the common public. Which also means that lottery in 2020 looks very difficult.

The number of homes expected in the lottery are close to 1000-1200. These homes will be from areas like Dharavi, Goregaon and others.

MHADA homes which initially were not the choice for many, since 2009 became a huge hit. There were serpentine queues one could see at the banks to fill the forms for applying in lottery,

The craze for MHADA homes could be gauzed from last year’s application numbers. For a small number of 217 homes in lottery a total of 67,000 plus applications were received by the authority.

The reason for many people to go for MHADA homes is the exorbitant prices of homes by the developers in the open market.

Mumbai Board is the one that comes out with a lottery for Mumbai. Any person who is a domicile of the state and doesn’t own a house in the city limits of Mumbai can apply for the homes.

There are four categories under which the housing authority allocated homes — Economically Weaker Section (EWS), Lower Income Group (LIG), Middle Income Group (MIG), and High Income Group (HIG).

The monthly salary of a person including that of his wife to be eligible to apply in the EWS category shouldn’t cross Rs 25,000.

The same for LIG is Rs 25,001 to Rs 50,000, the criteria for MIG is Rs 50,0001 to Rs 75,000 and HIG is any person earning above Rs 75,001 per month.
