<p class="wp-block-paragraph">If all goes as planned then Vastu Cnetral, the building located in the silent bylanes of Dadar west, may soon become one of the busiest buildings in the neighbourhood. </p>



<p class="wp-block-paragraph">The building located hardly 500 meters from Shiv Sena Bhawan on the G North Office road, may become the Headquarters of the Shiv Sena led by Eknath Shinde. According to a senior party functionary from Shinde camp, two floors in the building is what the Shinde camp is eyeing and for the same negotiations are in final stages.</p>

<p class="wp-block-paragraph">When contacted Sada Sarvankar, Shiv Sena MLA from Mahim, now a member of Shinde camp he confirmed that they have finalised a party office within the vicinity of Dadar-Prabhadevi area, and it would be close to 15,000 sq ft. However, Sarvankar refused to divulge the name of the building citing that negotiations were in the final stage and will be registered before Pitrapaksha. Pitrapaksh will begin on September 1</p>



<p class="wp-block-paragraph">A senior leader from the Shiv Sena led by Shinde said that they were in talks for three different locations of which one has been finalised and it is Vastu Central. “The two floors measuring around 15,000 sq ft are finalised and negotiations are in the last stage.” </p>



<p class="wp-block-paragraph">The building is hardly 500 meters and three minutes walking distance from Shiv Sena bhawan and is just behind the Kohinoor Square building. This is ground plus five storey building and the ground and first floor are completely vacant, and connected by an internal staircase, the second floor is occupied by small offices and a clinic, the third floor has a cooperative bank, whereas the fourth and fifth floor has offices, but hard to make out whether they were operational. </p>



<p class="wp-block-paragraph">The office that the Shinde Sena is planning to occupy will be on rent and not an outright purchase. According to a real estate broker from the Shivaji Park area, the ongoing rent in the area is between Rs 140-145 sq ft, whereas buildings like that of Kohinoor and The Ruby Mill demand a premium and have a higher rental. </p>



<p class="wp-block-paragraph">When asked Sarvankar if the building where the office will come up be called Sena Bhawan, Sarvankar refuted the claim and said it will be a regular party office which they want for administration purposes. </p>



<p class="wp-block-paragraph">This reporter visited the office of the developer at the same building but couldn’t find anyone, the security informed that the developers visits the building.</p>

<p class="wp-block-paragraph">Acche Din Aane Wale Hai, ok this is what now Prime Minister Narendra Modi had coined for the common public to win elections. But with restrictions being slowly lifted, Acche Din for Mumbai’s real estate is also being expected.</p>

<p class="wp-block-paragraph">The definition or Acche Din is different for everyone, but the meaning is same for all. </p>



<p class="wp-block-paragraph">After the second wave of COVID 19 hit the city; the economic activities came to a standstill. </p>



<p class="wp-block-paragraph">However, restrictions are being eased and path being paved for common citizens to step out. </p>



<p class="wp-block-paragraph">This will surely impact the economy positively but at the same time the real estate industry is all set to gain. </p>



<p class="wp-block-paragraph">Real estate mostly depends on sentiments, when the sentiments aren’t good the sales plunge, and when the sentiments are positive the sales see a hike.</p>



<p class="wp-block-paragraph">The reason why the industry believes Acche Din are on their way, because of the sentiments being that of a opening up of the city, which has seen some of the strictest restrictions in the country.</p>



<p class="wp-block-paragraph">The city that use to be tagged as a city that never sleeps, saw most of its activities coming to a standstill. </p>



<p class="wp-block-paragraph">The sales across Mumbai in the initial 10 days of August as per registration figures had crossed the 1844 mark. This compared to last month’s total figure of 9800 is pretty less. However, industry experts say registration figures will see a jump in a few days.</p>



<p class="wp-block-paragraph">Karma Realtors Yashika P Rohiira explains why she sees  good days ahead, “With the new unlock regulations, we are hoping for markets to pick up. Even though the registration figures show otherwise, there are clients scouting for purchase and lease properties. The market might not be in a registration phase, but we are in the exploration phase, where buyers are inspecting properties and are expecting discounted rates. With the new relaxations and trains to begin for public, offices will also start with 50% capacity and that will bring back the lease segment rolling.”</p>



<p class="wp-block-paragraph">With offices opening up, not just sales but even leasing activities is expected to go up.</p>



<p class="wp-block-paragraph">Developer and Head of RERA Committee of Builders Association of India Anand Gupta also is of the opinion that the relaxation will benefit the city’s real estate market.</p>



<p class="wp-block-paragraph">“Once all relaxation’s in opening up economic activities is done, sentiments of people will change. A boost in all economic activists will follow automatically more particularly in the real estate industry,” said Gupta.</p>



<p class="wp-block-paragraph">From August 15, those who have completed 14 days period post both their COVID 19 vaccine doses shall be allowed to board the local train. </p>

<h2 class="wp-block-heading">NaMo in his five years gave JNU more money than what MMS gave in his 10-years. JNU received funds amounting to Rs 1515 crore between 2014-15 to 2018-19, while Rs 1372 crore between 2004-05 to 2013-14, revealed an RTI.</h2>

<p class="wp-block-paragraph">NaMo (Narendra Modi) government gave the Jawaharlal Nehru University (JNU) more money, when compared with what the MMS government gave JNU in terms of subsidy.</p>



<p class="wp-block-paragraph">The Manmohan Singh (MMS) led government gave to the university named after the first prime minister of the country and the tallest leader of the Congress party. </p>

<p class="wp-block-paragraph">JNU between between 2004-05 to 2013-14 received a subsidy of close to Rs 1372 crore. Which means close to Rs 650 crore every five year. This was the period when Manmohan Singh was the Prime Minister of the country.</p>



<p class="wp-block-paragraph">And between 2014-15 to 2018-19, the university received a subsidy of approximately Rs 1515 crore during this tenure NaMo has led the country as the Prime Minister.</p>



<p class="wp-block-paragraph">All the figures were revealed in an RTI reply sought by Prafful Sarda an RTI activist based out of Pune. </p>



<p class="wp-block-paragraph">The RTI reveals that from 2000-01 to 2018-19 the total amount of subsidy paid by central and state government to JNU is around Rs 3,094 crore and asset worth Rs 500 crore. </p>



<p class="wp-block-paragraph">Of this the subsidy given during the tenure of NaMo government is the biggest. The figures stands at approximately Rs 207 crore during the years 2000-01 to 2003-04. Between 2004-05 to 2013-14, it stood at around Rs 1372 crore and for the last five years that is between 2014-15 to 2019-19, JNU received a subsidy of close to Rs 1515 crore.</p>

<p class="wp-block-paragraph">Sarda claims that JNU would be also one of the World’s cheapest hostel accommodation. According to the RTI data, the admission fee for the hostel is Rs 5. Hostel establishment charges is Rs 1100 per semester. </p>



<p class="wp-block-paragraph">Till December 31, 2019, the room charges for a double seater was Rs 10, and Rs 20 for a single seater. However, it has been now hiked to Rs 300 and Rs 600 respectively. BPL students without a fellowship even get 50 per ent concession.</p>

<p class="wp-block-paragraph">Sarda says, “RTI revert clearly shows that maximum subsidy and asset building at JNU happened during NaMo regime from 2014-15 to 2018-19.  Despite of huge subsidy and funds we heard alleged anti-national slogans at JNU which is not acceptable.” </p>



<p class="wp-block-paragraph">JNU has a total of 7,259 students, of which, 4251 students are enrolled in Phd and MPhil courses, 2877 in post graduate courses. The remaining 131 in MTech/MPH courses.</p>
