Alembic City, the flagship integrated urban development by Alembic Real Estate in Whitefield, Bengaluru, has achieved a significant milestone with a global technology giant leasing 2.4 million square feet of premium office space. This major transaction solidifies Alembic City’s status as one of India’s premier sustainability-focused, future-ready campuses for global enterprises.

The lease highlights the tech major’s commitment to scalable expansion, talent-friendly workplaces, and long-term environmental stewardship. It aligns with Alembic City’s vision of creating high-performance, walkable urban ecosystems that blend work, education, living, and community wellness seamlessly.

Udit Amin, Director, Shreno Limited (promoters of Alembic Real Estate), expressed pride in welcoming one of the world’s leading technology companies: “This decision reflects a broader industry shift toward next-generation tech campuses that are digitally advanced, deeply sustainable, and focused on well-being and carbon accountability. Alembic City is designed as a human-centric, low-carbon urban ecosystem, enabling global enterprises to scale responsibly while delivering positive impact for people and the planet.”

The leased space will be housed in Tower A, a USGBC LEED® Platinum and WELL Certified building that meets stringent global sustainability standards.

The broader Alembic City campus boasts impressive green credentials:

32.79 acres of integrated open green spaces

4.5 km of pedestrian and cycling pathways for car-free mobility

6.5 million litres of annual water conservation via reuse and recharge systems

Preservation of 4,800 mature trees, including 500 retained through innovative design-integrated parking

Excellent last-mile connectivity to metro, bus, and railway stations

Tower A has set a new benchmark by completing a RICS-aligned Whole Life Carbon (WLC) assessment. The assessment reveals an embodied carbon intensity of 751 kg CO₂e/sqm — significantly better than the UK’s near-2030 global new-build standard of around 1200 kg CO₂e/sqm. On operational energy efficiency, the building achieves just 67 kWh per sqm per year — far below typical global office averages of ~160 kWh/sqm/year and ahead of leading 2030 targets of 90 kWh/sqm/year for new commercial buildings.

Adding to the campus’s appeal, the University of Liverpool is set to open its first international campus in Alembic City in 2026, bringing world-class education, research, and innovation to the development.

The launch of “Cloud Forest”, a premium residential project within Alembic City, introduces nature-first living in the heart of this holistic urban campus. Designed with sustainability at its core, Cloud Forest emphasizes more trees than towers, innovative architecture to preserve greenery, and a seamless blend of nature and modern living.

These developments collectively position Alembic City as a model for integrated, low-carbon urbanism in Bengaluru’s booming Whitefield corridor — attracting global corporates, educational institutions, and residents seeking responsible, high-quality environments.
