Minster for Housing in the state, Jitendra Awhad took to the social microblogging site Twitter to make an important announcment.

The minister has made it clear that in Mumbai there is no need to obtain a No Objection Certificate from the housing society for selling or even for renting an apartment.

He tweeted, “If the owner wants to rent his flat or sell his flat he needs no NOC from the society… This is increasing hatred.”

Normally during renting an apartment in Mumbai there are many housing societies which do not allow the owners to rent the flat to specific people.

There are some housing societies that do not allow singles, bachelors, and even people who follow a specific food habit. All these leads to a lot of problems in terms of renting an apartment for may who come to the city to live their life.

Even while selling an apartment there are many housing societies which do not entertain many kind of home buyers they are also differentiated based on their eating habits or at times on the religion they follow.

The move if implemented as a law will enable the city to get rid many of these discrepancies.

However, there’s another side to the story too, there are many homeowners who default in paying the maintenance and other dues to the housing society.

The society thus while transferring makes the owner pay the dues, in many cases the NOC helped the society to get their dues back.

According to a report quoting Ramesh Prabhu, Chairman, Maharashtra Societies Welfare Association, an amendment was already made in the cooperative societies bylaws way back in 2014. “An amendment has already been made to the bylaws of cooperative societies in 2014, whereby for purchase and sale of flats or even for letting out/renting out premises, there is no need for an NOC from the society. Awhad has taken this decision and the same also needs to be notified through a government resolution. With this announcement, people will be more proactive in exercising their rights to purchase and sell the premises without the permission of societies,” said Ramesh Prabhu, chairman, Maharashtra Societies Welfare Association.
