<p>In a strong finish to the fiscal year, Macrotech Developers Ltd. (Lodha) has reported its highest-ever quarterly pre-sales, clocking ₹4,810 crore (₹48.1 billion) in Q4 FY25. This performance helped the real estate major achieve a record-breaking annual pre-sales figure of ₹17,620 crore (₹176.2 billion), reflecting a robust 20% year-on-year growth.</p>



<p>The surge was driven by the launch of 11 new projects and phases during the January-March quarter, which contributed ₹2,910 crore to Q4 bookings. The company sold over 3.75 million square feet in the quarter and achieved full-year sales volume of 11.4 million square feet, marking a 14% growth compared to FY24.</p>



<p>Lodha’s Mumbai Metropolitan Region (MMR) operations remained its core driver, accounting for 59% of total annual pre-sales. The Pune market contributed 17%, while the London business generated ₹1,200 crore in sales in FY25, led by its luxury Grosvenor Square project.</p>



<p>Lodha also made strong strides in its digital and NRI sales channels. NRI bookings crossed ₹2,200 crore for the year, representing a 90% growth, with one out of every three bookings in Q4 coming from non-resident Indians.</p>



<p>The company launched projects worth ₹13,000 crore in gross development value (GDV) in Q4, including key developments in South Mumbai, Eastern Suburbs, and Pune. For the full year, launches with GDV of ₹21,000 crore were recorded.</p>



<p>Lodha entered FY26 with strong momentum, backed by a healthy pipeline of ₹4,000 crore in expected bookings for Q1. The company also indicated a robust launch pipeline of ₹20,000+ crore GDV in the coming fiscal, with expectations of 20% pre-sales growth.</p>



<p>On the business development front, Lodha added five new land parcels with a GDV potential of ₹13,400 crore in Q4. It also made progress in land monetization efforts, achieving ₹870 crore of collections in FY25 from digital infra and industrial park segments.</p>



<p>Lodha’s management emphasized that its strategy of focusing on high-quality launches, execution efficiency, and financial discipline has helped it maintain market leadership in the Indian residential real estate sector.</p>



<p>With the Indian real estate market continuing to show signs of sustained demand, Lodha is looking to scale up further in FY26, buoyed by a strong brand presence, customer trust, and a diversified portfolio.</p>

<p>The growth juggernaut will continue in FY 23. Over the last 3-4 years, real estate has largely been driven by end-users. However, the tide is turning and it is once again on the radar of investors. If one has a mid-to-long-term investing perspective, real estate is a good choice. It also has a high aspirational value. In the form of monthly rentals, real estate can also provide a steady stream of revenue. In India, both major and small investors are rediscovering the benefits of real estate investing, especially at a time when cautious investment is still a part of the language.</p>



<p>The real estate sector has proven to be an appealing asset class with higher relative returns, attracting both locals and NRIs equally. Today&#8217;s NRI buyers seek a well-connected living ecosystem with a diverse range of options for living, working and playing in style. Residential real estate has always been the preferred asset category for non-resident Indians. NRIs have gradually returned to the real estate market in recent months, boosting sales of luxury homes and other segments. The desire is now mostly for personal usage. Global Indians contribute significantly to India&#8217;s foreign reserves through remittances and investments in various Indian asset classes, notably real estate.</p>



<h6 class="wp-block-heading"><strong>Positive impact on the Economy</strong></h6>



<p><a></a>The depreciating rupee is an opportunity for NRIs to invest in residential real estate in India.This is also helping our country economically. Mumbai is India&#8217;s greatest city for commercial real estate investment, with returns of 12-19 percent expected over the next five years. Bengaluru and Delhi-National Capital Region (NCR) are the next top cities. After agriculture, real estate is India&#8217;s second major source of employment. It contributes to roughly 10% of the country&#8217;s GDP and is expected to increase at a rate of 30% over the next decade. In India, the demand for urban housing is expected to be 4.2 million units in the top eight cities. The National Capital Region will have the largest demand, accounting for roughly 24-26 percent of overall demand.</p>



<p><strong>Influencing the rise of luxury homes</strong></p>



<p>Global buyers are influencing the rise of luxury homes in various cities in India. The growing popularity of working from home has increased the desire for larger homes. NRIs appreciate open, green places with modern amenities including temperature-controlled pools and electric vehicle chargers, contactless entry, electrical equipment connected to a mobile phone, closeness to health and wellness centers, malls/supermarkets, connectivity to airports and safety. Furthermore, ready-to-move-in residences with opulent designer interiors and projects nearing completion are available. According to the latest CII-ANAROCK Consumer Sentiment Survey, “Cheap housing is the lowest priority for the first time, with more than 34% of respondent home seekers focusing on properties valued between INR 90 lakh and INR 2.5 cr.” The majority of NRI respondents preferred luxury properties with a price range of INR 1.5-2.5 crore. Location, social infrastructure, in-development amenities, and the size of one’s home were significant contributors towards the price brackets that we see gaining traction.</p>



<p>The Indian real estate sector bore the weight of the COVID-19 pandemic, and many projected a long period of hardship, particularly for the luxury segment. However, when customers began to gravitate towards luxury homes due to the healthy lifestyle they offer, things began to change, and luxury has now been redefined as a way of living.</p>



<p>Several state governments reduced stamp duty and the interest rate on home loans to nearly low as well as simplified investment regulations and the rupee&#8217;s devaluation, all of which encouraged people to invest in real estate, resulting in increasing demand.</p>

<p>Non-resident Indians (NRIs) have taken a keen interest in the property market of India. Despite short term challenges due to Coronavirus, the investors are optimistic about the future investment scenario.</p>

<p>The Indian real estate sector has remained a hot favourite of property investors from across the world. Being a basket of several options in terms of locations, Return on Investments and a propelling economy, India is a promising market for investors. Interestingly, the Non-resident Indians (NRIs) have taken a keen interest in the property market of India. Despite short term challenges due to Coronavirus, the investors are optimistic about the future investment scenario. Here are four reasons as to why the NRI investor must keep investing in Indian real estate.</p>



<p><strong>Falling Rupee Value</strong></p>



<p>The NRI community has a unique advantage of converting their hard-earned foreign income into lucrative investment options in India. With rupee value at an all-time low of Rs 75+ against a dollar, the investment in real estate has become more affordable and approachable. With the rupee value falling further, the purchasing power of the investors will rise manifold.</p>



<p>For example, a piece of land worth Rs 75 lakh would cost around 1 lakh dollars at present. However, at rupee value at Rs 65 against a dollar, the same cost would have been 1 lakh 15 thousand dollars. Moreover, in the case of heavy investments such as real estate, this margin can turn into huge savings for the NRI investors.</p>



<p><strong>Booming Market</strong></p>



<p>Against the backdrop of the Coronavirus challenge, the Indian economy faced severe challenges and economic hardships. However, the pandemic is over, and the Indian economy is resurgent. The pent-up demand has started to come to the fore, and the economy will grow leaps and bounds in the coming years.</p>



<p>This will appreciate the property prices, and the NRI investors can expect a handsome ‘Return on Investment’ on the invested money. New segments of investment such as fractional ownership of land, co-working spaces, commercial real estate, and warehousing present an excellent opportunity for the NRI real estate investors.</p>



<p><strong>Reduced Interest in Other Instruments</strong></p>



<p>Traditionally, the investor community from abroad used to prefer investment tools such as a Fixed Deposit (FD), Gold, and Equity market. However, these investments are subject to market volatility, and the money remains at the perpetual risk of loss. Moreover, the falling returns potential of Gold and Fixed deposits have discouraged expat investors. The interest rate in most of the Fixed Deposits remains at 4-5 percent, which is only comparable or equal to the inflation rate. This translates into poor returns.</p>



<p>The real estate sector, on the other hand, remains a lucrative investment option for the NRI community. An eventual boom in Tier II and Tier III cities is encouraging the NRI investors to invest in the real estate of these cities. As smaller cities will become the engines of growth, a promise of handsome returns over the long term keep the interest of investors intact.</p>



<p><strong>Simplified Tax Regime</strong></p>



<p>As India remains one of the foremost countries to receive foreign currency from abroad, a simplified taxation regime also encourages the NRIs to park their surplus money in India. The NRIs also get an indexation benefit for properties held in India. For example, immovable properties held for more than 24 months is treated as a long-term capital asset and obtain an indexation benefit with simplified taxation at 20%. The Income-tax Act of India also allows certain tax deductions under Sections 80C and 80TTA.</p>



<p>The simplified payment rule also encourages NRIs to keep investing in the Indian real estate market. While purchasing a property, the NRIs can transfer the money in the NRO account and pay the seller from this account. The NRI investor is also allowed to transfer the money directly to the sellers’ account while buying a property in India. With a defined documents checklist, NRIs can invest in the Indian real estate market in a hassle-free manner.</p>



<p>Conclusively, India is a resurgent economy, and the real estate sector is bound to flourish in the near future. The NRI community must keep investing to reap the benefits in the long term.</p>
