<p>Firms owned by veteran Bollywood actor Jeetendra Kapoor and his family have divested a significant land parcel in Andheri, Mumbai, for a sum of Rs 855 crore. The transaction, involving Pantheon Buildcon Private Limited and Tusshar Infra Developers Private Limited, was registered in May 2025, according to property registration documents reviewed by Square Yards on the Inspector General of Registration (IGR) website.</p>



<p>The sale encompasses two contiguous land parcels totaling 9,664.68 square meters (approximately 2.39 acres) and includes three constructed buildings with a cumulative built-up area of 45,572.14 square meters (approximately 4,90,534 sq. ft.). The site is currently home to Balaji IT Park. The deal incurred a stamp duty of Rs 8.69 crore and registration charges of Rs 30,000.</p>



<p>The acquirer is NTT Global Data Centers &amp; Cloud Infrastructure India Private Limited, previously known as Netmagic IT Services Private Limited. The company is a key player in the data center and cloud services industry, offering a comprehensive suite of services including public and private cloud solutions, hosting, data management, application development, and cybersecurity.</p>



<p>The strategically located Andheri property boasts excellent connectivity, situated between Mumbai’s prominent business and entertainment hubs. Its accessibility is further enhanced by the Western Express Highway, Link Road, SV Road, and the Versova-Andheri-Ghatkopar Metro line. Over the years, Andheri has transformed into a vibrant commercial and residential destination, featuring a blend of modern office complexes, co-working spaces, upscale retail, entertainment centers, and premium residential developments.</p>



<p>The selling entities, Pantheon Buildcon Private Limited and Tusshar Infra Developers Private Limited, are owned by Jeetendra Kapoor and his family. His daughter, Ekta Kapoor, is a prominent producer and director, currently serving as Joint Managing Director and Creative Head of Balaji Telefilms Limited. <p>Bollywood superstar Akshay Kumar and his wife, author and interior designer Twinkle Khanna, have sold their luxury apartment in Mumbai’s upscale Worli locality for ₹80 crore. The property, located in the Three Sixty West tower, is a sprawling 6,830 sq. ft. flat on the 39th floor, and the deal was officially registered on January 31, 2025.</p>



<p>According to property registration documents, the sale includes four dedicated car parking spaces, and the buyers paid ₹4.8 crore in stamp duty for the transaction.</p>



<h3 class="wp-block-heading"><strong>A Lucrative Investment Over the Years</strong></h3>



<p>Akshay Kumar originally purchased the apartment in August 2015 for ₹27.94 crore. The following month, in September 2015, he and the developers facilitated another sale, transferring a separate flat within the same project to Twinkle Khanna for ₹32 crore.</p>

<p><em>29 Stalls Set Up from December 2-11 to Offer Information and Assistance with Registration</em></p>



<p>The Konkan Housing and Area Development Board of MHADA has initiated a large-scale campaign to promote the sale of flats under the First-Come, First-Serve (FCFS) scheme. These flats are available for Economically Weaker Sections (EWS), Low-Income Groups (LIG), and Middle-Income Groups (MIG) under the Pradhan Mantri Awas Yojana (PMAY-Urban). The flats are located in Virar-Bolinj, Khoni-Kalyan, Shirdhon-Kalyan, Gotheghar-Thane, and Bhandarli-Thane.</p>



<p>As part of this campaign, 29 information stalls have been set up at key locations across the region from December 2 to December 11, 2024. The stalls will provide detailed information about the available flats, application eligibility, and the online registration process. Applicants can apply through the official MHADA website (<a href="https://lottery.mhada.gov.in/">https://lottery.mhada.gov.in</a>). The registration process began on October 11, 2024.</p>



<p><strong>Campaign Details</strong><br>Mrs. Revati Gaykar, Chief Officer of the Konkan Board, highlighted that the stalls aim to assist prospective buyers by offering information on the FCFS flats, eligibility criteria, and the application process. In addition to the stalls, flyers and street plays are being organized to raise awareness about the housing schemes.</p>



<p><strong>Message to Applicants</strong><br>Mr. Anil Wankhade, Deputy Chief Officer of MHADA, encouraged potential applicants to take advantage of the campaign&#8217;s support services. This initiative is part of MHADA&#8217;s ongoing efforts to sell unsold flats across Maharashtra, as directed by MHADA Vice-President and CEO, Mr. Sanjeev Jaiswal.</p>



<p><strong>Stall Locations</strong><br>The stalls are strategically placed at various government offices and public locations. These include the head offices of municipal corporations in Vasai-Virar, Mira-Bhayandar, Ulhasnagar, Navi Mumbai, Kalyan-Dombivli, Thane, and Palghar. Additionally, stalls are available at district collector offices in Palghar and Thane, the Thane RTO, subdivision offices in Vasai, Ulhasnagar, Palghar, and Kalyan, and the tehsildar’s office in Ambernath. Other prominent locations include the Mahape MIDC administrative office, the Jivdani Devi Temple in Virar, churches in Virar and Vasai, and major railway stations in Virar, Vasai, Thane, Badlapur, Ambernath, Ulhasnagar, Vashi, Panvel, Dombivli, Karjat, and Kalyan.</p>



<p><strong>Support at the Stalls</strong><br>Each stall is staffed by Konkan Board representatives who provide comprehensive guidance on the housing schemes, eligibility, and the online application process. They assist with document requirements and help resolve any application-related issues immediately. For further support, a dedicated team at the MHADA office is available for coordination.</p>



<p><strong>Project Features</strong><br>Mr. Mahesh Jeswani, Chief Engineer at MHADA, stated that all the projects under the FCFS scheme are equipped with essential facilities, including 24-hour water supply, firefighting systems, lifts, and common areas. In addition, each housing complex will have sewage treatment plants and organic waste converters.</p>

<p>The details of the property include a flat spread over the 13th and 14th floors of the building, measuring 427.50 sq meters.</p>



<p>While Salman’s sister is the seller, the buyer is Shivaya Cineswise. The new buyer will also have access to nine car parks in the building.</p>



<p>The documentation was carried out on October 10, while the sale agreement was registered on October 15.</p>



<p>A stamp duty of ₹1.32 crore was paid for the registration of the sale agreement.</p>

<p>Actor Manoj Bajpayee has sold his apartment in Mumbai’s Mahalaxmi area for Rs. 9 crore. The sale, reviewed by Square Yards, was formalized through an &#8216;Agreement to Sell&#8217; in August 2024, with a stamp duty of Rs. 54 lakh. The property is located in the Minerva residential tower, which offers a carpet area of 1,247 sq. ft. (116 sq. m.) and includes two car parking spaces totaling 240 sq. ft. (~22 sq. m.). The Minerva project, developed by Lokhandwala Kataria Constructions, covers 2 acres and consists of 362 units, including 3 BHK and 4 BHK apartments. The tower provides views of the Arabian Sea and the Mahalaxmi Racecourse.</p>



<p>Amenities at Minerva include a gym, swimming pool, clubhouse, spa, and landscaped gardens. The tower’s location offers good connectivity to business districts such as Lower Parel, Worli, and Nariman Point. Mahalaxmi is known for its high-rise buildings, upscale amenities, and proximity to schools and healthcare facilities.</p>



<p><em>According to </em><a href="https://www.squareyards.com/" target="_blank" rel="noreferrer noopener"><em>SquareYards.com</em></a><em>,</em> Bajpayee purchased the apartment in April 2013 for Rs. 6.40 crore, with a stamp duty of Rs. 32 lakh and a registration fee of Rs. 30,000. This recent sale is part of Bajpayee’s real estate investments, which also include a Rs. 32 crore investment in four office units in Oshiwara last year.</p>



<p>Bajpayee, a prominent actor with three National Film Awards and the Padma Shri, is recognized for his roles in films like <em>Satya</em>, <em>Gangs of Wasseypur</em>, and <em>Aligarh</em>. His recent work in the series <em>The Family Man</em> has further established his position in Indian cinema.</p>
