<p>Qualcomm India Pvt Ltd has rented ground plus 12 floors in a building in Bangalore.</p>



<p>According to documents accessed by Square Feat India provided by <a href="http://zapkey.com" target="_blank" rel="noreferrer noopener">Propstack,</a> the lease began on April 1.</p>



<p>Qualcomm has leased the ground plus 12 floors in the Bagmane Capital-Angkor. The tenure of the lease is 108 months.</p>



<p>The monthly rent for the chargeable area is 6.21 lakh sq ft, for which the monthly rent is Rs 5.90 crore. The escalation is 15% every 36 months.</p>



<p>The owner of the property is Bagmane Developers Limited. A security deposit of Rs 47.25 crore is paid for the lease deal.</p>

<p>BKC (Bandra Kurla Complex), the Suburban Business District of Mumbai, saw two big ticket rental deals recently.</p>



<p>According to documents accessed by SquareFeatIndia, provided by <a href="http://zapkey.com" target="_blank" rel="noreferrer noopener">Propstack</a>, the two deals took place in Maker Maxity located in BKC.</p>



<p>The first deal lease deal is between Advanced Technical and Management Consultants Private limited, who is the owner, and the tenant is Petrochina International (India) Pvt Ltd.</p>



<p>This deal is of a property comprising of two offices on 6th floor of the building. The monthly rent here is Rs 19.23 lakh, whereas the deposit is Rs 2.3 crore. The chargeable area is 3771 sq ft. The rent escalation is 4.5% every year. The tenure here is for 60 months. The lease commences on OCtober 1, 2023.</p>



<p>The second lease deal is between Advanced Realty Pvt Ltd, and the tenant is Tourism Australia Services and Business Operations LLP. The office is located on 9th floor whereas here the tenure is 27.2 months. The monthly rent is Rs 11.28 lakh, the deposit is Rs 1.35 crore. The chargeable area is 2226 sq ft (built-up). The rent escalation is 5% every year. Teh lease commences from July 1, 2023.</p>

<p>EY Global Delivery Services India Private limited has leased a space in Bangalore for five year.</p>



<p>The total area of the lease property is 4.20 lakh sq ft. According to documents available with SquareFeatIndia, provided by <a href="http://zapkey.com" target="_blank" rel="noreferrer noopener">Propstack</a>, the deal started on January 25 this year and will end on January 24, 2028.</p>



<p>The rent per month is Rs 1.79 crore, the rent will esclate by 13.5% after every 12 months. The total tenure of the rental agreement is 60 months.</p>



<p>The project in which the property has been leased is named WTC – Coral, in Bangalore. The total floors are 12 including the ground floor.</p>

<p>Cognizant has renewed its lease of 6.27 lakh space in Pune. The monthly rent goes to Rs 3.35 crore.</p>



<p>According to documents accessed SquareFeatIndia provided by <a href="http://zapkey.com" target="_blank" rel="noreferrer noopener">Propstack</a>, the renewal of the lease is for a period of 5 years.</p>



<p>The project wre the lease has been renewed is Quadron Business Park Block 2 and 4.</p>



<p>The floors were the lease renewal have been carried out is floors 7, 8, 9 and 10 of Block 4 measuring 2.60 lakh sq ft, and floors LG, UG, 1, 2, 3, and 4 of Block 2 where the area measures 3.66 lakh sq ft.</p>



<p>The lease period of the property in Block 4 is between October 2021 to October 2026, whereas that of Bloc 2 is December 2022, to December 2027.</p>

<p>Marsh McLennan Global Services India Private Limited has renewed its lease for a period of 60 months starting from January 2023 till December 2025.</p>



<p>According to the data provided by <a href="http://zapkey.com" target="_blank" rel="noreferrer noopener">Propstack,</a> the deal was registered on April 12, 2023. The property is located at Powai in Supreme Business Park.</p>



<p>The total leased area is 170256.56 sq ft for a period of 60 months. The rent is Rs 1,02,15,394 per month for period of January 1, 2023 to December 31, 2025</p>



<p>The lease starts from January 1, 2023m the tenant is Marsh McLennan Global Services India Private Limited, whereas the builder is Supreme Developers.</p>



<p>The security deposit is Rs 26 crore of the lease renewal.</p>

<p>Two properties have been put on block by the Royal family firstly the Travancore House that’s located in Delhi and the second one is an open land in Bangalore.</p>



<p>The intending sellers are members of the Travancore Royal Family, descendants of Raja Ravi Varma. An agreement in this regards was carried out on October 21.</p>



<p>According to documents provided by <a href="http://Propstack.com" target="_blank" rel="noreferrer noopener">Propstack.com</a> the intending Sellers include the following members of Travancore Royal Family, all are represented by POA Holder Venugopal Varma. The sellers include, Bharani Thirunal Rukmini Bayi @Rukmini Varma, Bharani Thirunal Uma Bayi @Uma Varma, Makam Thirunal Lakshmi Bayi @Lakshmi Raghunandan Varma, Thiruvathira Thirunal Ambika Varma @Ambika Varma, Jay Gopal Varma, Radhika T Hormusjee, Rajeev Varma, Dr. Mahendra Varma, Sandhya Sankaran, Pradeep Varma Swapna Varma, Vijendra Varma, Venugopal Varma, Swathi Thirunal Sobhana Varma @Sobhana, Revathi Thirunal Balagopal Varma @Balagopal Varma, Punartham Thirunal Sreekumara Varma @Sreekumara Varma, Pooram Thirunal Devika Varma @Devika Radhakrishnan.</p>



<p>The intending buyer is M/s. Sahana Real Estate & Builders represented by its Proprietor S. Elayaraja, based out of Chennai.</p>



<p>The two properties include</p>



<ol class="wp-block-list"><li>Undivided half share in all that piece and parcel of lands admeasuring an total extent of 8.195 Acres together with the Bungalow situated thereon, known as “Travancore House”, Kasturba Gandhi Marg, New Delhi</li><li>Residential Vacant Site admeasuring 208 sq mt. in SLN City, Doddamaranahalli Village, Bengaluru</li></ol>



<p>First property which is a part of this transaction is the infamous “Travancore House” in New Delhi which used to be the former residence of the Maharaja of Travancore during the British Era. As mentioned in agreement, the property was temporarily given to Central Government at their request to house the soldiers of Territorial Army, then formed for the purpose of World War II.</p>



<p>Post WWII, the property and its adjacent places were handed over to Kerala State Government and till date is in control of Kerala State Government.</p>



<p>The second property is a vacant residential site in SLN City, Bangalore.</p>



<p>The intending buyer has promised to pay Rs 250 Crore out of which Rs 1 Crore has been paid in advance. The intending buyer is responsible to get NOC from Kerala State Government for the transfer of Travancore House in favor of the Travancore Royal Family for the purpose of this transaction.</p>



<p>The Buyer has 6 months to pay the remainder of the amount and procure the NOC from Kerala State Government for the transfer of Travancore House.</p>

<p>Amazon Data Services recently leased a premises in Thane for 15 years which can be further extended for 14 years.</p>



<p>The annual rent for the first year is Rs 74.91 crore, fir the second year the rent goes up to Rs 77.15 crore, for third year the rent is Rs 79.47 crore, the fourth year the annual rent is Rs 81.85 crore, the fifth year annual rent is Rs 84.72 crore, the sixth year annual rent is 87.68 crore, the seventh year annual rent is Rs 90.75 crore, the rent for the eight year is Rs 93.93 crore, the rent for ninth year is Rs 97.22 crore, the annual rent for the 10th year is Rs 100.62 crore, the rent for 11th year is Rs 104.14 crore, whereas the rent for the 12th year is Rs 109.79 crore, it goes to Rs 111.56 crore for the 13th year and the rent moves to Rs 115.46 crore for the 14th year and the annual rent for the 15th year is Rs 119.51 crore.</p>



<p>The total rent comes to Rs 1426.83 crore for the 15 years including the escalation, apart from this there’s an annual operating charges is Rs 23.39 crore, thus taking the total rent and operating charges for over 15 years to Rs 1450 crore.</p>



<p>According to details provided by <a href="http://propstack.com" target="_blank" rel="noreferrer noopener">Propstack</a>, Amazon has leased a total are of 4.5 lakh sq ft spread across ground plus seven storey building along with a terrace in Thane’s MIDC from New Found Properties.</p>



<p>The land was leased by MIDC for 100 years in 1966 leased to a company, a part of this land was then leased to New Found Shelters, which is building an integrated Information Technology Township. It has already completed three buildings of the phase wise development.</p>



<p>Earlier this year, in one of Indians big ticket lease deal, a 2.39 lakh sq.ft. of land area was leased out for a whopping Rs 3.57 crore per month for a period of 258 months. Amazon Data Services India Pvt Ltd rented a 2.39 lakh sq.ft. space for a period of 258 months in Powai. The rental figure and the rented area both are huge and and in many ways amongst the biggest rental deals for the year 2022. The premises rented is a land parcel in Powai owned by Larsen and Toubro Ltd.</p>



<p>“Amazon continues to ramp up their data centers in India and Mumbai has emerged as one of their preferred locations. The new data centers will allow Amazon’s domestic and global customers to utilize AWS infrastructure to securely build their businesses in India and run their applications in the cloud. Clearly the cloud services business is an important one for Amazon while it prepares to locally expand their data centers to service Indian clients instead of servicing them from counties like Singapore,” said Raja Seetharaman, co-founder, Propstack.</p>

<p>JP Morgan has picked up over 1.16 million sq ft office space at Nirlon Knowledge Park, Goregaon with a 10-year lease. The deal has been signed between JP Morgan Services India Pvt ltd and Nirlon Ltd.</p>



<p>The rental is ₹145 per sq ft a month, with the clause of rental escalation of 15% every 3 years. When calculated the first year rent would be over ₹201.85 crore, and with the escalation the total rent for entire tenure of 10 years will cross ₹2,000 crore.</p>



<p>The chargeable area is close to 1.16 million sq ft. The 10 year lease period starts from December 15, 2021 and ends on December 14, 2031.</p>



<p>JP Morgan will get to use 1,130 car parks and there’s a 5 years lock in period too.</p>



<p>The leave and license has an extension option of two extension terms of 5 years each.</p>



<p>A security refundable dropout of ₹151.39 crore has been paid too. According to documents a Stamp duty of ₹425.65 crore has been paid for the registration of this leave and license agreement.</p>



<p>According to documents provided by <a href="http://propstack.com" target="_blank" rel="noreferrer noopener">Propstack</a> a firm that accumulates data via public documents, the paperwork related to the deal was carried out in January 2022, but the registration took place only in June this year.</p>



<p>The leased out property is entire block B-9, which is a ground plus 23 floors, entire block B-10, which is ground plus 9 floors and a part in block B-11. The areas include basements in these blocks and other areas like storage etc.</p>



<p>This has become one of the biggest realty leave and license deal signed this year. A detailed email sent to JP Morgan and Nirlon ltd seeking their comment got us no response.</p>



<p>Recently, Citicorp Services India renewed its lease of 1.6 lakh sq ft office space at Nirlon Knowledge Park in Goregaon too for a period of five years. This office space is spread over six floors with a lock-in period till September 2024. Citicorp Services will be paying a rental of nearly Rs 137 crore across the total tenure which is of 60 months. The per month rent stands at Rs 2.28 crore. The lease tenure starts on September 15, 2022 and ends on September 14, 2027. The lock-in period is from September 15, 2022 to September 14, 2024. Whereas the notice period is of 6 months.</p>



<p>In June this year 2.39 lakh sq ft of land area was leased out for a whopping Rs 3.57 crore per month for a period of 258 months. Amazon Data Services India Pvt Ltd rented the land parcel in Powai owned by Larsen and Toubro Ltd.</p>



<p>Yes Bank on August 24, 2022 signed a rental deal to lease 44,000 sq ft area in Mumbai’s Goregaon for Rs 53.19 lakh per month, for a period of 60 months. The rental period starts from September 22, 2022 and ends five years later on September 22, 2027.</p>



<p>In July 2020 during the Pandemic Morgan Stanley had concluded negotiations and reached a deal to lease up to 1.1 million sq ft office space for 9.5 years from Oberoi Realty in Commerz III, Goregaon. This year too according to reports Morgan Stanley leased an additional 3.35 lakh sq ft. The total rent is nearly Rs 2,000 crore for the entire tenure of 9.5 years.</p>



<p>In July 2020 Godrej Fund Management leased 2 lakh sq ft office space to A.P. Moller – Maersk’s business units in Mumbai. The space is located in Godrej Two, Vikhroli. The lease amount was Rs 13.09 crore.</p>



<p>“Goregaon East seems to be fast developing as a financial mini-hub after BKC, with likes of JP Morgan, Deutsche Bank, KPMG, PWC, Morgan Stanley, We foresee a significant rise in large commercial office deals being signed up, thanks to steady economic recovery, gradual return to work-from-office policy, strong job market,” said Abhishek Kiran Gupta, CEO, CRE Matrix.</p>
